25th Jul 2026 (10 days ago)I want to share our end-of-tenancy experience with Hamptons (Lettings) Chiswick (W4), because it genuinely surprised us how it played out.<br><br>We did everything by the book. We paid Hamptons' fee for a professional check-in and check-out inspection, on the assumption that paying for a "professional" meant the property would be assessed properly and fairly. That is not what happened.<br><br>At check-out, the inspector managed to miss items that were in plain sight. A carpet that was under the bed was recorded as gone. A lamp and several other things sitting on the right-hand side of the sofa were somehow not found either. We wrote back to Hamptons and told them exactly where each item was. Rather than simply looking again, they told us they had sent someone from their own team to check, and that person confirmed the items were "missing." One of these, a lamp, was valued by them at £130 and still set against our deposit.<br><br>Here is where it becomes hard to accept. The flat is now back on the market. A friend of mine, posing as an interested renter, viewed it and filmed a short video. In that footage the lamp is sitting exactly where I said it was all along. So an item Hamptons charged us for, twice claimed to have "checked," and deducted from our deposit, was never missing at all.<br><br>The landlord is very much part of this too. Time and again our questions went unanswered because Hamptons told us they were "waiting for answers from the landlord." Between an agent who would not correct clear mistakes and a landlord who left us waiting, we were stuck in the middle with no one taking responsibility and our money held the whole time.<br><br>The result (after 57 days from our end of tenancy) is a chunk of our deposit still outstanding, tied to deductions we do not accept, backed by inspections we paid for that were simply wrong. Every step of the resolution had to be driven by us.<br><br>For an agency of Hamptons' size and reputation, I expected far better. My advice to any tenant renting through them: be sure your deposit is protected, photograph and film everything at check-in and check-out, keep every email, and do not assume the paid "professional" inspection will protect you, in our case it did the opposite.
17th Jul 2026 (18 days ago)Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour<br><br>We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months.<br>Our experience with agent Dusan Plesko was dreadful from start to finish.<br><br>At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fully in our favour. Months of our time wasted on an attempt to take our deposit for someone else's bill.<br><br>During the tenancy, we reported extensive bathroom mould in August 2025 - across the walls and ceiling, with the wall rotting away near the shower. An inspection identified a structural cause (an extractor vent leading nowhere). Instead of fixing it, Dusan replaced a working extractor fan, an unnecessary cost to the landlord which we pointed out at the time, and left the mould untreated. Repairs were finally done in late January 2026, conveniently the week before viewings for new tenants began.<br><br>When we offered a 15% rent increase to extend our tenancy, we received no response. Before we moved out the flat was listed for higher than our offer. After we moved out, the flat was listed at exactly the figure we had offered - and let at that price (or lower). We've seen no evidence our offer was ever put to the landlord, the landlord incurred costs related to finding new tenants and lost rent for the period the flat was unoccupied.<br><br>Reading other reviews, our experience isn't unique; inflated deposit claims and ignored maintenance appear repeatedly. Landlords (including Marmora Ltd) should ask serious questions about how their properties and tenants are being handled. Tenants: document everything from day one, and don't hesitate to go straight to the DPS.

The agent provided inaccurate and misleading information, which caused my family to lose valuable time while searching for a property. 31st May 2024 (2 years ago)I had the worst experience of my life with them and Featherstone Leigh , my son has a permanent asthma and breathing issue from the flat they have rented me. I was not able to stay in the flat for over two months , no alternative was offered to me and my family, being homeless due to the smell of damp, water leak has costed me a lot of money and stress. Useless team all they care about is their rent it be paid , they have breached their contract on so many occasions, they failed . Do not get fooled by those good reviews!

5th Sep 2023 (2 years ago)Amazingly bad service We rented a complete owned property for just over 2 years. In that time we had about 5 property managers. This should say all you need to know. Each one not knowing what had gone on before. Given the fact a week before we thought we were moving in we had to chase them to find out nothing had moved forward and they were waiting on us to send documentation (we were not told). Throughout the 2 years they were never really there to help you. After we have left they have tried to keep around 75% of our deposit which is absolutely insane. Missing furniture that never existed in the first place, the most expensive cleaning quote imaginable and £50 to remove a single chair. These are some of the excuses on the quote. Try and avoid complete properties when possible!!
8th Feb 2026 (25 weeks ago)I felt the agent had a lack of knowledge and understanding of our local area, and was too focused on metrics rather than seeing the advantages of our particular property over some of the other properties around us. I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.

It's been more than 6 years. They helped find a tenant (a small family), who are still there. They proactively sorted out issues whether they were related to local council, maintenance or services. For someone like me so far away, this is more than assuring. Particular mention to Aziz Khan for his outreach and accessibility and to Billy for his hands on operations. Thank you so much. Within 2 weeks, Mark found me a serious buyer and within 9 weeks we exchanged contracts. Everyone was so responsive and worked hard to push things through quickly. I wish I went with them in the first place! Could not have asked for more.

Lettings agent started ghosting me for weeks after putting my offer in and the receptionist didn’t put me through to the office manager to complain discretely as she wanted the flat address then hung up on me so all in all an embarrassing experience for me from a St John’s Wood estate agency in my opinion.

We dealt directly with Abraham Oommen who is the senior sales manager and found him to be extremely professional, knowledgeable and supportive. As is known it’s been a tough market for sellers of flats and Abraham gave us an in depth understanding of what's been happening in the property market & the prospects for a sale given all the circumstances which was invaluable. In all this he showed considerable kindness and empathy for our situation.<br>We would highly recommend Abraham and the team at the Northfield branch of Gibbs Gillespie.

Then they supported us all the way in getting to contract exchange. Really, I can't recommend Daniel, Alice and the F&C team highly enough.

Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.
