Sadly we didn't have such a great experience with the agent. When we invited James to value our property, we had been assured there were plenty of applicants looking for houses in our area and at the price he had valued the house. Less than a month later we instructed Brown and Merry to market our house. On the day of take on I double checked the marketing price and explained that we were sure to make some money on the sale so if he thought the price might be a bit on the high side he had the freedom to suggest a lower price but only if he felt he couldn't sell at his suggested valuation. He told us again they had plenty of applicants and the house looked great so he was very confident. 2 weeks later and we didn't get a single viewing. We had zero feedback from the agent. I had to do the chasing. I had the right to use the cooling off period but I didn't like the idea of dis-instucting so we discussed bringing in a 2nd agent. 4 weeks into marketing and we still had no viewings and again no feedback. Sadly we came to the decision to let the other agent become the sole agent and asked Brown and Merry to remove our house from their website. We have dropped the value by £20k and have started to get people through the door. Trust is a big part of this industry and when you lose it, you're left with the same feeling many others have about estate agents. As a person who works in the industry, this frustrates me as I know it's not the same with all agents. The feeling with this agent is they think a take on is a success story because they get another house on their website and a board up in the street, whereas I believe the success is in the sale because surely this is when you can pay your staff for a job well done and to cover your overheads.
