James was extremely helpful throughout the viewing and rental process and made our move to the area much easier.<br><br>After a few initial challenges settling into the property and with the management handover, I would particularly like to recognise Esther Kerenge, who has been exceptional since taking over as our Property Manager.<br><br>We had a number of outstanding maintenance items following our move, and Esther has been incredibly responsive, professional and proactive in helping us work through them. She communicates clearly, follows up when she says she will, keeps us informed, and genuinely cares about getting things resolved properly.<br><br>Most recently, Esther responded very quickly when we discovered a potential leak, arranging for an excellent contractor to attend and ensuring the issue was dealt with promptly. She has also coordinated the completion of a number of other outstanding maintenance items, always remaining helpful, patient and positive throughout.<br><br>What I appreciate most is that Esther manages the relationship in a way that feels fair and constructive for both tenant and landlord. We take a lot of pride in looking after the property as if it were our own, and it makes such a difference having a Property Manager who recognises that and works collaboratively with us.<br><br>Esther is an absolute credit to Acorn, and I wanted to make sure her professionalism, responsiveness and excellent customer service were recognised. Thank you, Esther, for everything you do — it is very much appreciated.<br><br>And thank you again to James for helping us find and secure a home that we are very happy in.
4th Oct 2026 (30 days ago)Extremely disappointing experience with Samuel Estates – Colliers Wood<br><br>I rented a property through Samuel Estates, with Jade as our property manager. At the beginning of the tenancy, she came across as very friendly and helpful. However, when it came to the termination of our tenancy, it became extremely difficult to get in touch with her. Calls were often answered by different members of staff, and getting a clear response or resolution became incredibly frustrating.<br><br>The property itself was in a very poor condition. We were paying a significant amount of rent for what was, in my experience, a substandard property, including issues with mice and holes in the flat. For the amount of money we were paying, the overall standard was simply unacceptable.<br><br>The biggest issue came at the end of the tenancy when there was a dispute over our deposit. The agency initially refused to return our deposit, and we had to take the matter through TDS (Tenancy Deposit Scheme) to fight for what we believed we were entitled to. We eventually managed to recover the deposit through the dispute process.<br><br>Overall, this was a very frustrating and disappointing experience. Based on my personal experience, I would strongly advise prospective tenants to do thorough research before renting through Samuel Estates, particularly regarding the condition of the property, communication during the tenancy, and how the deposit will be handled at the end.<br><br>I would not personally use this letting agency again.

21st Oct 2026 (13 days ago)I sold a flat through Winkworth's Putney office and was incredibly well looked after by Russell White and Bell Groves. Russell has years of experience and so much knowledge of the area. I was so grateful to be guided by him and was very happy to get a cash offer on the table after only having had the property on the market for 3 weeks. Bell was always available to help me with any questions that came up and was instrumental in making sure that the sale went through smoothly. I am delighted with the friendly and competent service that I received and couldn't recommend Russell and Bell highly enough.
21st Sep 2026 (6 weeks ago)We recently moved into our rental property this month, and we’re very happy with the support we received from Saad and Antonio.<br><br>Saad was very helpful throughout the moving process and always made sure we had the information and support we needed. We also had an issue with the gas meter at the property, and Antonio personally helped us sort it out and made sure the problem was resolved.<br><br>We really appreciate their professionalism, responsiveness, and willingness to help. Thank you both for making our move and settling into the property much easier. Highly recommended!

She was incredibly helpful and attentive to our needs during our rental home search and we have managed to find a fantastic home for our family. Jelena and the team are always available at the end of the phone and are quick at responding to all communications. I cannot speak highly enough of their service and wouldn't hesitate to use them again for any future home searches!

He has been incredibly helpful and supportive throughout the whole process, right from the very beginning.<br><br>Arun has always been quick to communicate, clear in his explanations and genuinely personable. Nothing ever felt like too much trouble, and he was always on hand to answer questions and keep me updated.<br><br>A real credit to Romans!??????

2nd Oct 2026 (5 weeks ago)Warning to those who want to rent their flat on their full management package. They charge for twice or three times for any service. For an engineer investigation, they charged me around £200 and their engineer gave me a false reason for my boiler issue. They charged me £85 just for a slat of a bed. These charges are exclusive of their monthly fee. I am completely disappointed.

10th Aug 2026 (12 weeks ago)LANDLORDS BEWARE!! I posted this in 2022 but it was somehow deleted so I’m posting it again.<br>We found the Belvoir office in Carshalton Beeches to be very inexperienced - the owner and staff are new to the business and when things go wrong they have no idea how to handle it. Their vetting/referencing processes were totally inadequate. We have lost over £10,000 in unpaid rent, cleaning and legal costs as a result or their inadequate referencing. Belvoir, and their referencing agent Let Alliance, gave our prospective tenants a “pass” on the referencing report and it subsequently turned out that those prospective tenants had faked their payslips, faked their employment and were fraudsters! Belvoir/Let Alliance refused to acknowledge their mistake or accept liability. We will NEVER use Belvoir again, nor any letting agent that uses Let Alliance as a referencing agent.

28th Oct 2026 (6 days ago)Fiona and the team at Hinton Residential are all extremely helpful, friendly and reliable whether on the phone, by email or in person. We have just sold our parents' house in Harrow Weald with them and it sold quickly at their guide price.<br><br>They consistently gave good advice and were also willing to keep an eye on the property when we were not able to be there in person. Nothing was too much trouble for them and they have kept us informed every step of the way.<br><br>We contacted several estate agents, but Hinton's had our business from the moment we first met them. I would highly recommend them whether you are looking to sell, buy, let or rent in their area.

James & Annabel are capable, thorough and extremely personable; their information management is excellent and they were hugely proactive in how they managed the flat. So much so that when it came to sell, I used them for that as well (the sale was every bit as well executed as the management). I cannot recommend them highly enough.
