    I'm posting this review here as Winkworth is trying to take my truthful review down on TrustPilot. I have hundreds of screenshots willing to prove the terrible service I received as a tenant and to prove all the harassment as they would incessantly email from multiple people from the same office. I wouldn't be posting yet another complaint if they didn't report my review for a second time, but they've forced my hand. They serve section 21 eviction notices left and right before it is entirely legal (based on the timeframe, they do it pre emptively to the 2 month threashhold, and did so in my case). They tried entering my property without giving 24 hour notice multiple times outside the 2 month allowance timeframe. It took the team 4.5 months to return my entire deposit. I had to contact TDS and even go through legal avenues in order to receive my undisputed deposit. A shoutout to the terrible Bradley Whitehead, Sibel Camci and last but certainly least as in she is the bane of the Shepherd's Bush rental market, the lazy & entitled Daisie Lander. These three are chancers at best, reaping profits off of rentals that aren't legally fit to be rented and keeping deposits to record profits. They also "heavy suggest" that tenants use only one cleaner they refer us. The fear of losing more of our deposit is real and something they regularly enforce from what I've seen. This is illegal to enforce in the UK and because of the vague way that they suggest us to use their recommended cleaner, people cannot place this forward as a formal complaint. That said, I can note that they only suggest one cleaner. This office uses every underhanded manner to torture their tenants and make upper class professionals feel like criminals who should feel so lucky to have a tenancy. I've heard multiple complaints about Daisie when finding my next rental and get why some people don't want women to work, they're all thinking of her in particular. Lazy, entitled, and constantly out of office, I can personally show all the times she was out of office when I sent her an email. Though that's just the beginning of this tale, from strange agents coming into my apartment without any warning and claiming they were "new" (high turnover I see), to receiving several emails everyday regarding rentals for 4-5 weeks straight after I received my section 21 eviction as a standard harassment tactic, this isn't the office you want to work with or be renting from....     I recently dealt with them regarding a property in the Colorado development and I can honestly say the experience was outstanding from start to finish. Communication was always swift, clear and transparent and every interaction felt professional yet genuinely friendly. Mark was particularly helpful and he kept me updated at every stage, explained all options openly and went out of his way to find suitable alternatives when circumstances changed. When it became clear that the original flat might not be available, the agency handled everything with complete honesty and refunded my holding deposit immediately in less than 12h something that really reflects their integrity and efficiency. It’s rare to come across an agency that combines professionalism with such a personal, approachable attitude. I’ll definitely be back in touch with them and would highly recommend them to anyone looking for a reliable, transparent and friendly lettings team.... Read more

    I do not recommend it. We lived in the Newlands Park property that they manage in London for 5 years. The owner invests 0 in the property. During the winter, the toilet gets a lot of mould due to the humidity. We always asked them to fix it, and they never did; we fixed it ourselves, as both my husband and I have respiratory issues. They were always very, very slow to respond to issues we had with the property; we had to chase them all the time. In fact, during our last month in the property, a water pipe that always been damaged broke again because the person the send to fix it only puts tape, and doesn't fix it properly By the 3rd year, they wanted to increase the rent, and you’d think, yes, that’s fair, but again, the landlord never wanted to reinvest in the property, even though it clearly needed a decent investment. We were very reluctant to allow them to increase the rent, as the property NEEDS a lot of repairs. No double glazing, so the property is not energy efficient. The cellar has mould, so anything you put in there gets ruined by it. The wood in the kitchen window and the bath is rotten, never got fixed During our last year (2025), in May, THEY LIED and told us the owner wanted to sell the property; we were thinking of leaving the country anyway, so we were okay with it. They told us we had to leave by August. However, the timing was not right, as we had some travel planned. We managed to get an extension until November, sorted out our move and work situation, and moved to Spain at the end of November. And to add, they took 1.5 months to return our deposit. My husband had to chase them a couple of times, and the last time he told them that if the deposit wasn't returned by the 9th of Jan, he would escalate it. they didn’t even return all of it. , and guess what? The property is now available TO RENT £150 more expensive, and with all of the issues we flag and they and the landlord haven’t fixed them at all. AVOID!... Read more

    If there were 6 stars that's what I'd give this place! A really gorgeous hotel in the best location you could wish for in London. The hotel itself is cosy but not small, the rooms are really beautiful and great care has been taken to ensure they are really comfortable and clean.     I requested the removal of Jarvis Keller’s “sold” board in August 2024. Despite multiple emails and follow-ups over months, no action was taken and communication eventually stopped altogether. I was repeatedly told this would be handled, but no date was ever confirmed and the sign remained on my property without consent. This is unacceptable and shows a clear lack of professionalism and basic post-sale responsibility. I would not recommend Jarvis Keller based on this experience.... Read more

    I had engaged Rolitex to manage my property since I bought it in 2006. Initially, their service was pretty standard for a high street estate agent, handling repairs and rent collection adequately. However, everything changed when I decided to move into the property and needed to evict the tenants. Rolitex issued the Section 21 notice as required, which was fine. But as the notice period neared its end, we wanted to discuss the tenants' plans. Every time we asked Rolitex, specifically Roland, he would shout down the phone, telling us to wait for the two months to end. When the notice period expired and the tenants didn't move, Roland offered no assistance on the next steps. He was silent until we had to demand a meeting, where we were told we needed a solicitor. I understand he is busy, but how difficult is it to communicate simple information to a longstanding client? After hiring a solicitor, Rolitex was professional in providing the necessary documents, no matter how many times we asked. However, during this time, rent payments became erratic. Whether it was the tenants paying late or Rolitex’s mishandling, it would have been nice for them to inform us, especially with mortgage payments piling up. Whenever I asked Roland about this, he would shout as if he was doing me a favor. He even increased his fee without notifying us and insisted he had informed us when he clearly hadn't. I eventually had enough of Roland's lack of communication and aggressive behavior, so I decided to collect the rent myself. To Roland's credit, he facilitated this transition quickly, and interestingly enough, the tenant paid me on time from then on. When the tenant finally vacated, the property was in a terrible state. This was no surprise since Rolitex had not conducted an inspection since the late 2010s. My experience with Rolitex started amicably but ended very poorly. While other staff members were professional and helpful, Roland was consistently aggressive and difficult to communicate with. This review should not surprise anyone considering the other negative feedback but should serve as a caution for anyone considering dealing with Roland at Rolitex.... Read more

    Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
