10th Sep 2018 (7 years ago)Do not rent from this company. After renting a high-end property in St Johns Wood, this firm has been a nightmare to deal with. From the start, the condition of the property was sub-par. Despite repeated requests for cosmetic repairs and promises to rectify, these went ignored, then once we moved, they have attempted to claim for items which are clearly visible in the check-in report pictures and the ones we had been asking to be repaired since the start of our tenancy, and at excessive prices. They are not responsive and despite moving out 3 months ago, we still have not received our security deposit back. I would highly recommend you rent from a more reputable and professional firm. Do not trust your money to this agency. We will never rent from them again.

Anyone who has navigated the London rental market knows how rare it is to find an agency that combines true professionalism with such a personal, caring approach. From day one through to the day I moved out, Chris and his team were incredibly responsive, reliable, and a pleasure to deal with. Whenever a maintenance issue arose, it was handled promptly and efficiently. I am incredibly grateful for their consistent support over the years. They truly took the stress out of renting, and I could not recommend them highly enough to both prospective tenants looking for a seamless experience and landlords seeking an agency that genuinely cares. Thank you again to Chris and the entire team, and I wish you all continued success.

4th Nov 2020 (5 years ago)Gabriella helped us with our search for a flat to rent in October, 2020. She was very attentive and understood what we were looking for right away. She showed us several properties that were excellent matches for our search. She kept an eye on the market for us, giving us the first viewings on new properties. We ended up renting something else but I could not recommend her more. Finding a nice home to rent in London is always challenging and Gabriella made it a great experience for us. I will definitely work again with her and this company in the future.
1st Aug 2023 (2 years ago)Real lack of transparency, always guessing what’s happening, I had to constantly email to find out information, not once did I have an email from them to me, the excuse I can’t give you information I don’t have and leave you hanging for ever untill they do is a very poor excuse, vetting of clients finances poor, the senior manager at Haart, should know the customer is key to there buisiness, I found the customer service from her to be poor, and felt a little intimidated into sticking with a client for 2 months knowing he couldn’t get a mortgage, and saying to me it’s not like you have a choice, you didn’t have any other offers so let’s just wait, it’s ultimately my decision if I have a choice or not, and it ended up being the biggest waste of my time, not even an apology, we’ll I’m sorry that’s just not good enough, so I ended my time with them and have now remarketed, I know there not responsible if a client can’t get a mortgage, but they are definitely responsible for clear transparency between themseves and there customer, which was clearly lacking, need to do better

21st Oct 2025 (8 mo. ago)This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…
28th Mar 2024 (2 years ago)Great communication and straight forward process with this sales team. All are friendly and welcoming and had double the amount of viewings my other agent had. I managed to have an offer accepted within 3 weeks of going on the market. Highly recommend.

5th Jun 2026 (19 days ago)Extremely disappointing experience. I was met with a rude, dismissive attitude from the person on the phone. He seemed uninterested in helping and spoke in an abrupt and unprofessional manner throughout the conversation. Customer service should be a basic standard in this industry, but unfortunately that was not my experience here. Based on how I was treated, I would not recommend this estate agent.

If you need an higher price, other estate agents will try to find that for you. That might be the right approach for you, but if you want to sell at the market price, Standford’s aim to do that for you.

6th May 2022 (4 years ago)Their knowledge of the market and research of similar properties was very accurate. We received two offers within the first few days, and another offer at full asking price within 2 weeks.
4th Dec 2025 (6 mo. ago)BE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!

1st Dec 2025 (6 mo. ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

31st Aug 2022 (3 years ago)Just a typical estate agent that are nice to you to get you to sign the contract, after that they treat you like they are the ones doing you a favour. Very rude and abrupt, you’d think there would be an element of care or desire to provide great customer service considering the amount of competition there is. Recommendation = avoid

After we reached out on Rightmove he got us into the property the very same day, negotiated painting of the house, got the offer accepted and a holding deposit paid within 24 hours! He has been super quick and patient with all our questions and getting references and super supportive! We are all signed now and so excited to be moving. Thank you so much for your help you have been fab would highly recommend if you are looking for someone friendly, professional and helpful.
