Their expertise saved me a lot of stress and potential legal headaches. Highly professional, knowledgeable, and proactive—I wouldn’t hesitate to recommend their services to any landlord. They are clearly experts in their field and deliver their service with a personal, professional touch. Excellent communication throughout.

From the outset, they brought a clear, structured approach to sale process. Being present and engaged throughout the sale. Junaid gave us guidance, not just in selling, but also in helping us understand what to look for when buying our next home. This made a big difference in how confident we felt when making decisions. On Completion, Stefan was very helpful, he went above and beyond, he supported me alot. Throughout, they were professional, reliable, and reassuring to deal with. Very friendly people. Overall, a very positive experience and a team we would happily recommend.
17th Apr 2026 (20 days ago)We contacted this agency today about a rental property in cockfosters London and had a very concerning experience. I was told that before even arranging a viewing, I had to complete an “income check” by opening my banking app and following their instructions so they could verify my finances in real time. I was also told that if I refused, they would not show me the flat. This is not normal or acceptable practice in the UK. On the same day, my English friend called about the exact same property. He was not asked to do any of these checks, even when he mentioned he could provide payslips. There was no mention of any banking app access or unusual verification process. This difference in treatment is extremely concerning and raises serious questions about discrimination and possible racism based on background or accent. Everyone should be treated fairly and equally when enquiring about a property. I am aware of my legal rights and will consider reporting this behaviour to the relevant authorities and the local council. Practices like this should be properly investigated to ensure tenants are protected from discrimination and unsafe requests for personal financial information.

10th Apr 2026 (27 days ago)Absolutely unacceptable level of service. I walked in today 10.04 as a potential tenant and was immediately met with a complete lack of professionalism. A staff member was casually eating and chatting while I stood there waiting to be acknowledged, with no greeting or even basic recognition. After several seconds of being ignored, I was finally noticed, but the reaction I received made it very clear that my presence was seen as an interruption rather than a customer walking through the door. That kind of attitude is not only unwelcoming, it’s outright disrespectful. If this is how prospective clients are treated on first contact, it raises serious concerns about how the business operates overall. The owner should be concerned about this kind of behaviour being displayed to potential customers. Needless to say, I will not be returning or considering this place further. First impressions matter—and this one ensured there won’t be a second.

From start to finish, the entire process was handled with the utmost professionalism, efficiency, and care. The team at Lanes went above and beyond to ensure everything ran smoothly, whether it was providing regular updates, answering my endless questions, or offering expert advice at key stages. Their local knowledge of Enfield Town is second to none, and it was clear they genuinely cared about finding the best outcome for me. What really stood out was their attention to detail and personal touch. They made me feel like a valued client rather than just another transaction. Communication was always prompt and clear, and they were incredibly proactive in resolving any issues that arose. If you’re looking for a reliable, professional, and friendly estate agent in Enfield Town, Lanes is the one to choose. 28th Mar 2026 (6 weeks ago)?? Avoid this letting agent at all costs! They advertised a property that turned out to be completely uninhabitable. On the surface, it looked like a refurbished flat — but there was no running water, which meant no toilet facilities either. This was documented on the check-in inventory, and the management company reassured us that a plumber would be sent. The plumber attended but couldn’t fix the issue. We later discovered there was a major fault with the water tank, meaning the water couldn’t be turned on at all. We were forced to cope without water and without toilet facilities for five days. We’ve now moved out because the situation became unbearable. What’s even more disappointing is the letting agent’s response. They claim they are “let only” and rely solely on information provided by the landlord. The landlord deemed the property habitable, and the agent simply accepted that — refusing to take any responsibility. Instead of mediating or trying to help resolve the situation, they provided contradictory information and washed their hands of the problem. You can judge a company by how they handle issues, and this experience showed a complete lack of professionalism and accountability. ?????? Do not sign any tenancy agreements with this agent. ?????? Avoid them if you value basic living conditions and professional service

13th Apr 2026 (24 days ago)I had a very bad experience with this agency. Initially, the property was advertised for £2000, but after I agreed, the rent was suddenly increased to £2100. I was also asked to pay multiple deposits and advance rent, which I did in full. When I received the keys and moved in, the house was not ready at all. There were multiple issues—no proper electricity setup, no gas card, broken fittings, and unfinished repairs. Even though I was promised everything would be fixed, it took over a month after moving in to complete basic work. Later, serious issues like no heating and no hot water continued for months. Despite repeated complaints, the landlord failed to take responsibility and even asked me to arrange repairs myself, which is unacceptable when full rent is being paid. I gave proper notice and paid all rent up to my move-out date. However, now the landlord is refusing to return my deposit and is still making unreasonable demands. This has been one of the worst renting experiences I’ve ever had. Very unprofessional service, poor maintenance, and no accountability. I would not recommend this agency to anyone.

He was very helpful and nothing was ever to much trouble, he gave me good advice and information, He always kept me fully informed of what was going on, Esp, on what viewers were saying. Reyon was well-organized, and respectful throughout the entire process, He showed excellent communication skills and answered all of my questions? Reyon secured the best possible deal for me. I would highly recommend Tilson and Spencer when selling and buying.

Communication was excellent throughout, and any issues on any side of the chain were dealt with quickly, calmly and effectively. Moving home is often described as one of life’s most stressful experiences, but Stewart genuinely took the stress out of it for us. It was long & tedious, to say the least, but the team always kept us going, even when we felt that everything was in danger of falling apart. Special shout out to Elliot, for all his much-appreciated updates; these genuinely kept us afloat for months on end. The congratulatory hamper we received from the company upon completion, was the absolute icing on the cake!
