7th Mar 2026 (25 days ago)Viewed a semi-detached property on Croham Valley Road marketed by this estate agent and progressed with the purchase as a serious buyer, incurring costs for legal work and a professional survey. The survey report later indicated that the loft conversion did not appear to comply with building regulations. When this was raised, I requested a price reduction to reflect the potential risks and costs associated with this issue. The survey also highlighted several other Level 3 items (the surveyor’s highest category of concern), including concerns relating to possible structural adequacy, damp, leaks, and structural issues noted in relation to the garage. I was also disappointed with the way the survey findings were discussed. During this conversation the agent commented that “you have employed your surveyor to find as many faults as possible, which he has done.” I found this remark dismissive. A survey is a normal and necessary part of the buying process and is intended to highlight potential issues so buyers can make informed decisions. While the agent indicated that the structural concerns had been communicated to the seller, my impression was that they were presented as relatively minor matters, which in my view did not fully reflect the seriousness of the Level 3 issues highlighted in the survey report. I was offered a reduction of only £5k. I was open to negotiation; however, I felt this did not adequately reflect the potential implications raised in the survey report, and the property was subsequently re-listed. In my opinion the agent was not particularly proactive in helping both sides reach a compromise once the survey findings were identified, and the communication around these points could have been handled more constructively. This was disappointing after I had already incurred costs progressing with the purchase. Had the loft conversion issue been known earlier, I personally would not have made an offer in the first place. Buyers may wish to ensure they carry out thorough Level 3 surveys with reputable companies before proceeding with any purchase. In my experience, it was money well spent.

Sally was lovely, very patient and informative, always willing to answer our questions and accommodate our schedules to view the property (as we viewed it many times). Overall Sally and the Allen Heratige team were very accommodating and professional.

20th Mar 2026 (12 days ago)This is a horrible letting agency. They took all of our deposit, the entire two month deposit. £2500 gone. They WILL exploit you. They will take your money. I even paid close to £300 on the professional cleaning service that this good for nothing agency suggested. We paid all of our rents on time, all bills on time. Kept the property like we were living in our own home. If you are unfortunate enough to have to take a house with them i suggest you do not engage with agent called LUKE PEGG. if you are hearing from this man they will be taking your money. I hope this agency goes out of business. No one reads comments but if you are reading this AVOID SAMUEL ESTATE AND LUKE PEGG. Scam, exploitative, unprofessional.
30th Mar 2026 (2 days ago)Its been 6 months since moving in after purchase through your team. I initially viewed the house I am currently in July 2024 and loved it. This whole process tool 15 months from initial viewing to move in date. Adam worked with me to get into a good place to sell my flat to be ready to get this house. Unfortunately I was not successful with my bid at the time. But we didn't stop there, I contacted the sellers and said how much I loved that home and wanted to raise my family. Adam was the one that gave me that great call saying that my new offer would be accepted. He worked tirelessly with me for over a year to keep me calm , answer questions and field queries between parties, whilst my seller was looking for the onward purchase and working with the difficulties which arise with property chains. The whole team are very responsive and always polite. But Adam was a star for me, he was amazing and I would work with him again and again if I ever moved in the future. He is a great estate agent.

They are communicative and helpful - they gave excellent advice throughout the selling process and employ much better photographers than other Estate Agents - the photos we received from them were worlds apart from our previous EA who failed to sell our property and barely communicated with us. We had a great experience selling through them and would recommend them to anyone. Special thanks to Alison who was so helpful and simply a joy to interact with!

With no other estate agency would you get such senior members of staff doing the viewings themselves. In the past I’ve had viewings with recent graduates who are new to the market- with Bhoday you are in much safer hands
