11th Apr 2024 (20 days ago)Story time! We paid a reservation fee of £2,000 for a new build property at a really good price, a bit under the property price. After a few weeks, we had our buyer pull out but managed to find another buyer for our property within a week. Apparently, this was not what the developer had wanted and the estate agent sneakily relisted our property again. This company is full of lies and deception. Please save yourself from it! Finding someone in a week was apparently not enough and we were too slow. Turns out.. Another buyer managed to get the property that we wanted at a higher price - £25k more and we only found out after a week of no replies from this estate agency - we were not quick enough apparently. They offered us another property which was not what we wanted. Bearing in mind, we had reserved this property!!! We decided to fight for our reservation fee back as at no point in time did we ever pull out or wanted to back out. We emailed Acorn and they said they would ask the developer for us. A week of emailing from our solicitor to the developer, it turns out the developer never had our £2k deposit and it was in fact always with the estate agent. GET THIS! Acorn was in fact CC’ed in all those emails. Silence from Acorn but they guiltily gave back our reservation fee back. How embarrassing! There were so many red flags, and we literally went through so much to try and exchange. We kept them in the loop but they were very slow in their replies and it seemed like they were sabotaging us. They wanted a fatter share of the sale! They kept on lying to us and the dates that they gave were all untruthful, they kept stating that we were too slow and that the house was already done but this was a lie. We visited the development many times to see and it did not add up. I hope no one ever goes through the experience I went through! AVOID!!! P.s we’ve driven past the development and in hindsight we are so glad that we did not buy the house. The developer messed up on many things.

Thank you particularly to Conner, Alex and Wallace in what was a tricky transaction, I couldn't have done it without them and would heartily recommend. I met with 3 agents and Truepenny's were the obvious choice - they were selling my home, not just a house, great communication, great expectation management and understood both mine and my buyers priorities. Had a buyer in 5 days, all vetted and ready to go. A fantastic experience compared with my buying - thank you again all.

She managed to find what I was looking for in a short time (top floor flats, reasonable service charge and long lease) and really went the extra mile with making the most of our time with multiple viewings with a smile:) Even though my circumstances changed and I no longer need to view flats, I highly recommend Samantha as an agent to find your dream property!

Not only was my apartment sold quickly but throughout a long and difficult process their representative, Richard, was constantly in touch: chasing up solicitors, talking to the buyer, driving the process along, keeping me informed at all times. His input was invaluable and I was very lucky to have found him.

Me and my colleagues end up in paying a huge amount to Greenwich council as this agency failed to update the adress with the new tenant after we left the property a year ago.

18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
21st Mar 2024 (6 weeks ago)I’ve recently used Terence and Jamie for both a sale and purchase transaction and would thoroughly recommend them. There’s no pressure, hard sell.. They’re extremely knowledgeable about the local area and really nice guys to boot. We had WhatsApp chats for updates/arranging bookings etc which worked really well. They also kept things running really smoothly in terms of progress to exchange and completion with the various parties involved. I was previously using a big chain on my sale before instructing Strickland and the difference in terms of experience was light and day. Thanks Guys!
16th Mar 2024 (7 weeks ago)I've had a disappointing experience dealing with Arber, who is responsible for renting our property. He has consistently paid us late, despite repeated reminders and excuses. Even after we formally handed in our notice and requested that tenants pay us directly, he failed to follow through. Despite terminating our contract, he continued to manage our account and still paid us late. It makes me wonder how many other landlords he's treating this way. On the contrary, Charlie, whom I've dealt with in the past when selling my house, is professional and a pleasure to work with. It's unfortunate that Arber's unprofessionalism has tainted our experience. I wouldn't recommend renting with this company. Save your money and find a more reliable option.
25th Mar 2024 (5 weeks ago)Lived in a flat provided by the agency for almost 2 years. The state of the flat when I moved in wasn’t great and everything broke. Boiler broke several times, once for 3 weeks over the winter and the agency didn’t seem to mind it too much and they “generously” let £50 off my rent. All my heaters broke as well and had to be changed. The agency couldn’t tell me, who my electricity provider was when I was trying to change providers and the actual electricity meter was registered under the wrong address so it was impossible to change it. Before moving out they asked me to provide the flat for a 4 hour hours long viewing sessions, which I agreed to and the girl who was carrying out the viewings locked herself into the bathroom, disturbing my expensive theatre experience. Luckily an emergency locksmith got her out leaving a mess. Whenever anything broke, the handymen would leave a mess and I got to clean. When moving out, the procedure the estate agency has was extremely stressful, they ended up deducting for cleaning after the flat was professionally cleaned. They ended up deducting for minor damages for things that were already used and not in great condition, when I moved in. I would stay away from this company in the future.
