21st Aug 2026 (28 days ago)After experiencing several issues and having lost faith in our previous Harlow based letting agent, we approached Kings in Church Langley with a view to transferring our business, specifically Brodie Clark, their Regional Lettings Manager.<br>From our initial telephone contact with Brodie to our meeting with her in person shortly afterwards, she has been consistently knowledgeable, proactive, transparent and thoroughly efficient with regards to the transferral of the management of our properties. She has liaised effectively with our tenants, ensuring that all documentation is accurate and in place and on numerous occasions she persistently chased our previous agents who stalled the process.<br>Having instilled a much needed confidence in us, we are looking forward to dealing with Brodie and her team at Kings moving forward.

Damien provided a better than expected but realistic valuation based on the current local housing market. He provided practical advice on which type of buyer would give a fair price but would also enable a quick house sale. House was sold within 6 months at a price I was very happy with! Well done Damien and everyone at Breens Estate Agents, I would highly recommend! ????????????

29th Aug 2026 (20 days ago)Very disappointing experience with PMS Estate Agency – would not recommend<br><br>Our experience with PMS Estate Agency was extremely disappointing, particularly when it came to maintenance, communication and the charges proposed at the end of our tenancy.<br><br>When we moved into the property, we immediately reported mould on the ceiling and a non functioning ventilation system in the toilets. We were advised to open the windows, but the ventilation issue was not properly addressed until almost three years later, when we told them we were leaving.<br><br>We also experienced a serious hot water problem. The shower would repeatedly stop providing hot water, and despite contacting the agency several times, the issue took around one month to resolve. This was during the winter, and the situation became so difficult that we had to go to the gym to shower. In our experience, maintenance requests were often met with delays and repeated chasing.<br><br>The biggest issue came when dealing with our £1,615 deposit. PMS initially proposed deductions of £1,409, which we strongly disputed because we did not believe many of the claimed costs were our responsibility.<br><br>For example, we were charged £180 for carpet cleaning, even though the carpet had been replaced with a brand new one only around a week before we left the property.<br><br>We were also told that £400 was being charged for kitchen cleaning. We had cleaned the property before leaving and therefore questioned whether this amount was reasonable. We asked for proper evidence and receipts to support these charges.<br><br>There was also a significant rent increase of around £250 after the first year, which added to our overall dissatisfaction with the tenancy.<br><br>Overall, we felt that once the tenancy was underway, communication became very difficult and maintenance issues were not dealt with within a reasonable time. The proposed end of tenancy charges were also, in our opinion, excessive and required us to challenge and question them.<br><br>Based on our experience, we would not recommend PMS Estate Agency. If you do rent through them, I strongly recommend keeping records of every maintenance issue, taking photographs and videos of the property, keeping all correspondence and carefully checking any proposed deductions from your deposit.

A special mention of Amie here, who went above and beyond to keep things on track throughout (and reassurance for me when I needed it at times in the sale process). We also used their reccomended solicitors who were absolutely fantastic too.<br><br>When it came to photographs of the property, David was very knowledgeable about styling the house and we were able to sell within 2 days of being on the market. We are now in our absolute dream house and are very happy that we used Park Lane.

From initial contact, to the sales details - including a very inventive video, made on the only rainy day for weeks and weeks with a ‘Singing in the rain’ sound track! l had several viewings in the first week and an agreed sale within around 2 weeks ( after having been with another agent for 4 months with no viewings at all) The whole process has been easy, efficient, profession, respectful and friendly. I would highly recommend them and especially if you have a slightly quirky property. Thanks to all.

The team really do know the local market, and I had a sale agreed in excess of the asking price within 3 weeks of going on the market.<br><br>Tom, Liz, Carol and the whole team continued their support through the whole process until completion day. They really did make the process as stress-free as possible, and Carol worked very hard to progress the sale. Very helpful having the office located locally in the village so that you’re able to drop in when it’s needed.

From start to finish, their professionalism, expertise, and customer service have been first-class. Communication's always been excellent. Quick responses, clear answers, and nothing's ever too much trouble. It's rare to find a letting agency that truly puts customer care at the heart of what they do, but they do. Highly recommended, a fantastic team.

Many, many hurdles had to be overcome, but at every point she advocated for me, kept me informed and worked incredibly hard to find a way forward.<br><br>What could easily have been an incredibly stressful process was made so much easier by having someone who was responsive, compassionate and genuinely solution-focused on the other end of the phone. I never felt like just another application or reference number - I felt that Phoebe genuinely wanted to help me and my daughter secure our home.<br><br>Even when things became complicated, she never simply accepted that something couldn't be done. She communicated clearly with everyone involved, explored the available options and kept things moving until we finally got there.<br><br>I'm enormously grateful to her, and Leaders are very lucky to have her. If there is any internal recognition for exceptional service, I genuinely hope she receives it - she absolutely deserves it.<br><br>Thank you so much, Phoebe. You helped give us a home. ??????

They sold our flat not once, but twice- after the first sale fell through, and on both occasions, they achieved a price higher than any other estate agent was willing to list it for.<br><br>From the very beginning, they were professional, knowledgeable and incredibly dedicated. They clearly knew the market and had the confidence to value our property properly, rather than simply giving us the lowest figure to secure the listing.<br><br>Communication was excellent throughout, and they worked hard to keep everything moving and make the process as smooth as possible. Special mention to Cameron, Alex & Frankie who were all brilliant.<br><br>We wouldn’t hesitate to recommend Daniel Frank. Thank you for all your hard work!
