6th Sep 2026 (11 days ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

13th Sep 2026 (4 days ago)Based on our experience ,we would highly recommend Petty Son and Prestwich.<br>Catherine who came round to value our house was friendly and professional .Her calm approach helped us initiate the process of selling.<br>Fay who supervised the viewing day took on board all the important details of the house that needed to be passed to potential buyers and ensured the day resulted in many offers.<br>Elaine and Janine ensured that the sale progressed keeping us updated and responding quickly to our questions.<br>Overall we found that the whole process went very smoothly and was relatively stress free.<br>Thank you to the whole team who helped us from start to finish,such that we sold our house a few days after it went on the market.

As well as advising us on marketing, pricing and finding a buyer, Dea also played a vital role as conduit between us, the buyer and our legal teams, which kept things moving and helped take a lot of the stress out of the process.

2nd Jul 2026 (11 weeks ago)I could not be happier with Johns & Co, and in particular Anthony Norton and Rhiannon Howard! They made what can often be a very stressful process so much easier. They were incredibly responsive throughout, even while on annual leave, and consistently went above and beyond to keep things moving. It felt like they were doing the job of my solicitor as well!<br>Unfortunately, I didn't get the chance to meet Rhiannon in person when I collected the keys to my flat, as she was in a meeting, but she truly deserves special recognition for all of her hard work and support.<br>As a first-time buyer, I found the whole process incredibly stressful and frustrating at times, but Anthony and Rhiannon were there every step of the way, providing reassurance and chasing things whenever needed.<br>I'm now officially four weeks into my new home, and I couldn't be more grateful. A huge thank you to everyone at Johns & Co, especially Anthony and Rhiannon. I would highly recommend them to anyone looking to buy a property.

16th Aug 2026 (5 weeks ago)I've just sold my 3 bedroom house in manor park with Stonebridge. They were one of the top estate agent for E12 area as recommend by Get Agent. I'm so glad to have chosen them to sell my house. They offered the best fees out of other agents I considered. Their valuation of the property was very realistic which result in many asking price offers. The sales lead for my property was Fahim. A very attentive, polite and professional guy. He did an excellent job in vetting the potential buyers and provide the best options to me. He was very active on keeping me updated and provided feedbacks. Also, shout-out to Shaz for overseeing the whole process and making sure evrything is inline for a smooth completion.
5th Sep 2026 (12 days ago)Very disappointing experience. I had a viewing booked for 3:25 pm and had travelled around 1.5 hours to get there. Before 3:00 pm, I called to let the agent know that due to Underground delays, I would be around 15 minutes late.<br>I was simply told that the viewing could no longer go ahead and that I should rebook for Monday or Tuesday, with no attempt to accommodate a slightly later arrival that day.<br>I understand that being late can affect their schedule, but I gave more than 25 minutes’ notice because the delay was outside my control. After travelling such a long way, I found the way this was handled extremely inflexible and disappointing.

Communication was clear and consistent, everything was explained properly, and the whole process was handled smoothly from start to finish.<br><br>They found suitable tenants in a very short time, and all the paperwork and arrangements were handled professionally and efficiently. I was very impressed with the level of service and attention to detail.<br><br>I would highly recommend Mudasir Ahsan and RE/MAX Star to anyone looking for a professional and reliable estate agent. 27th Aug 2026 (21 days ago)I had a fantastic experience dealing with Thomas from Stirling Ackroyd. Although I ended up finding a property through another route, Thomas’s dedication stood out. Unlike other agents I’ve had to constantly chase for updates, Thomas was incredibly proactive, he even called me while he was out in Canary Wharf just to check in and help with my search. When I told him I had finally found an apartment, he was genuinely happy for me. It’s rare to find an agent so willing to help.

After months of advertising I messaged them to take my property offline and again there was no response again but the property was taken offline. They are strange bunch of people.

Our estate agent, Ehab, successfully helped us find suitable tenants within our original timeline.<br><br>At the start, he explained the entire process clearly and guided us through all the necessary legislative requirements. While a few typical issues popped up along the way, Ehab was always approachable, highly responsive, and handled everything kindly and professionally so they were resolved before becoming major problems.<br><br>Overall, we are very pleased with the service and would certainly recommend them.
