8th Dec 2025 (10 mo. ago)SHAMBOLIC. AVOID AT ALL COSTS. WASTE OF TIME AND MONEY. Accepted my offer on a house and assured me the vendors would not "guzump" me. After spending a few thousand on legal fees and mortgage broker fees, they tell me the house was sold to someone else. DISGRACEFUL.

I would really recommend calling Nelson estates up if you’re looking for a property around the area and haven’t had much luck. I have already referred multiple friends over, absolutely recommend this real estate agency and especially my agent Aston!!

Their communication has been excellent throughout, and they made the whole process of buying a property feel so easy and straightforward. Jay was amazing and extremely professional. He has great knowledge, kept on top of everything throughout the process, and was always there to help and answer any questions. I would highly recommend Infinity Property and Jay, Kam and Satish to anyone looking to buy, sale or rent a property. Fantastic service from start to finish!
11th Oct 2026 (22 days ago)I would strongly recommend thinking carefully before choosing Hilton & Fox at wembley alperton as your letting agent. Unfortunately, my experience with them over several years was very disappointing.<br><br>To be fair, there are a few members of staff who are helpful and professional. However, my overall experience with the few of the staff was poor. I often received rude or dismissive responses, and I frequently had to contact them two or three times before getting a reply. Even after receiving a response, I was often left feeling that my concerns had not been properly understood or addressed.<br><br>What concerned me most was the way repairs, safety, and security issues were handled. Problems could take a very long time to be resolved, and sometimes I felt that there was little urgency or follow-up. As a tenant, I understand that expensive repairs may not always be completed immediately, but tenants deserve clear communication, regular updates, and reassurance that their safety and living conditions are being taken seriously.<br><br>I was particularly disappointed by comments such as, “If it were your own house, would you fix an expensive problem in one day, or would you try to find a cheaper price and wait?” I found this attitude very frustrating. The issue isn't necessarily about expecting everything to be fixed immediately; it is about how tenants are treated and communicated with while waiting for a solution.<br><br>I don't want to name individual staff members because I don't want anyone to lose their job. However, I genuinely believe the company needs to provide better training and make it clear that tenants should always be treated with respect, patience, and professionalism. Whatever pressures staff may be dealing with, those should never result in tenants receiving rude or dismissive treatment.<br><br>Looking back, I wish I had made a formal complaint much earlier. My advice to anyone considering renting through Hilton & Fox is simple: pay close attention to how they communicate with you from the beginning. If you receive a rude, dismissive, or unsatisfactory response, don't just accept it—raise a complaint and ask for the matter to be properly addressed.<br>Unfortunately, I continued to experience the same problems throughout my tenancy, right up until the end.<br>Overall, I am very disappointed with my experience. Tenants deserve to feel that their concerns, safety, and security matter. Based on my personal experience, this is an area where Hilton & Fox needs significant improvement.
26th Sep 2026 (5 weeks ago)Reviews keep getting reported, and deleted!<br>Text message after text message from them about Karma, and how spiritual and honest they are. While refusing to give me invoices for building works they had managed, and overcharged me for! As I am asking them to negotiate the cost of the roof, they have gone ahead, and started installing the roof! Roofers who replaced roof, threw all the concrete debris into the top floor attic room, through roof opening to save money on a second tip! Only found out after roof had been replaced.
13th May 2026 (25 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early. However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered. After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time. To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully. I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.

16th May 2026 (24 weeks ago)Superb agents from start to finish. We bought through Wex and Co and Mike was so helpful. So many agents were arrogant or didn’t bother to find the time to help me, or even spend 10 mins to discuss my offers and concerns with certain properties . Mike was patient, helpful and understood what is takes to have a fine balance between the sellers agent and a space for the buyer to get some help when buying a place. Thanks again. I have already recommended you and Lak to my son in law, who are looking to buy their first home.

My experience with the team has been genuinely positive, and I am incredibly grateful for their professionalism, kindness and support throughout my tenancy.<br><br>Moving home can be a stressful experience, but the team at VEL made the process much easier. They were approachable, understanding and helpful, particularly during the final stages of my tenancy and the check-out process.<br><br>What I appreciated most was being treated with kindness and respect. 13th Oct 2025 (1 year ago)Sonia Estates could not wait longer than two weeks after my husband’s passing to start their plot to scam me. Informed me that minor repairs needed to rent after the contract expired. No deposit money given to me as they retained it! They ran up 8000 pounds( 12,000 pounds is what they demanded initially) worth of non existent repairs without my permission. When I disputed it, they secretly rented out my home and had no intention of informing me about it, nor of paying me rent!! They also had the secret idea of letting the home out to Capital Living who would charge us a commission, and Sonia would very kindly keep collecting another 7 percent commission too! This was only revealed to me after months of questioning Sonia Estates. They then threw away all of my furniture and asked me for an additional 15,000 pounds to furnish it again! So, they tried to make almost 27,000 pounds from the death of my husband! Sonia Estaes lied to the Ombudsman who accepted their lies that all of the above arrangements were agreed upon by me over a phony phone call! Even though I won the case, they were asked to pay me only 150 pounds! They now keep getting my Google review deleted!

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries. Billy's proactive approach and exceptional communication skills were crucial in keeping things on track. He liaised with solicitors and efficiently resolved challenges, from documents to securing the completion date. We felt completely supported and informed throughout. Shiv was always there to support and guide us when we needed it, including the time when a potential buyer pulled out last minute.<br><br>The most important aspect to us over the other agents in the surrounding area was the integrity and honesty with which he conducted his business. he was always transparent with us from the start about the selling price of our property and carefully managed our expectations throughout the process. There were no unexpected and unwanted surprises in the end!<br><br>The team were always available and quick to respond to our queries and punctual for every appointment. They provided sound advice even with our onward purchase.<br><br>We would not hesitate to recommend AKS estates for anyone looking to sell/purchase their property.
