20th May 2026 (25 days ago)Don't bother to clean up too much, no matter how hard you try they will still charge you hundreds of pounds. After living at one of their properties for just 6 months, I handed over the house as clean as I got it but they still charged me £560 for deep cleaning. Very disappointed I DON'T RECOMMEND IT!

15th May 2026 (30 days ago)We recently had the issue of trying to sell a piece of land in Framlingham which had full planning permission but was curtailed with a Unilateral Undertaking with ESCC. Oliver Johnson, a Director of Clarke and Simpson, could not have been more helpful. He navigated us through the intricacies of planning, found a buyer and when our solicitor, Ross Coates, was closed down, he found us a new solicitor who rapidly concluded the sale. Oliver`s handling throughout could not be faulted. His communication skills and support were amazing with immediate e-mail and telephone responses. Without the knowledge and contacts that Clarke and Simpson have, I doubt that we should have sold the land, let alone advertised it. A definite rewarding experience for us. 10th Jun 2026 (4 days ago)£200 valuation fee!!! We first looked at going with shires to sell our property as they had a house we was set on purchasing made sense we went with them. We was told that there was certain things they could do to get us said house ,but we need to get on the market ASAP, We signed contract thinking that as with any contract we would have a 14 day cooling off period, so after lots of promises we where then told the property had sold which gave us some breathing space to take a step back and shop about ,we were offered a fantastic rate and was given amazing service from another agent. We informed shires we would like to terminate our contract within the 14 days cooling off period , they took this news badly, even bad mouthing other agents saying they can't do what we can ect ect ,seemed to take it personally, We was then sent a Bill for just over £200 for a valuation fee which was in small print My point being there is no cooling off period without excessive charges so just beware ,and of underhand tactics

4th Jun 2026 (10 days ago)These are some of the worst estate agents I’ve ever dealt with. Put an offer in on a house 2 weeks ago and have provided all evidence requested and was told my offer was one of the best ones and that I should feel confident. Since then it’s been impossible to get hold of anyone who can give any information about what is going on. They asked my conveyancer to call to confirm the stage of my chain and the manager/director told my solicitor that the case had been taken away from the team member dealing with it, as she’d apparently been telling all the prospective buyers what they wanted to hear and stringing us all along for weeks. I have spent all morning trying to get hold of the manager to try and find out what is going on, I keep being told not she’s in yet (it’s 1pm) and I’ll get a call back. Eventually had to speak to one of the office people who said the vendor had accepted one of the other offers. When I complained about how badly this had been managed and how unfair it was to string people along like this, the boy on the phone literally huffed at me like a moody teenager and said it wasn’t his fault and then started whining about having to deal with the complaint, then said good bye and hung up. I would avoid this company at all costs.
27th May 2026 (18 days ago)The whole team were friendly, responsive and kept us updated every step of the way. They sold our property very quickly which we believe was due to the level of interest they generated with several viewings arranged within a two hour time slot on the same day.

Each person we engaged with from the office was incredibly professional and gave great advice and support, metaphorically holding our hands through the process. Stand out mentions in particular to Joe, Nicola and Matthew who always went above and beyond in looking after us and we also appreciated all the help from Morgan and Chelsea with viewings. They had regular check-ins and updates with us and they were always contactable and responsive to messages and questions which we really valued. Very pleased with the whole process and would highly recommend them.
5th Jan 2026 (23 weeks ago)As a potential buyer it is very difficult to get through to these estate agents. I have waited over a week for them to get back to me regarding a viewing for properties. They seem to be very adverse to picking up the phone or replying to email enquiries if you are looking to either buy or sell your property I would personally stay clear from this Estate Agent. In addition to this the re occurring theme of discriminatory behaviour is very off putting in the previous reviews as well.
