10th Nov 2025 (9 mo. ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Branch manager Adam was a pleasure to deal with from the first time we met, through to the completion day and handing the keys over. He was ably supported by his colleague Jodie, who also was very attentive, responsive, and was pivotal in getting what turned out to be a more complex sale over the line. I would have no hesitation in recommending Bridgfords in Ashton Under Lyne for your property transaction, whether buying or selling.
28th Jul 2026 (14 days ago)I’ve been a tenant with Cousins for nearly five years, and I honestly have nothing but lovely feedback to give them. They’ve always been kind, understanding, and fair - not just to the landlord, who’s technically their primary client, but to us as tenants too.<br><br>Right from the start, the inventory process was handled fairly and thoroughly. And when it finally came time for us to move on, Cousins kept supporting us every step of the way, even though we were leaving. Whenever we called in a panic needing old documentation, they’d send it over instantly. When it came to showing the house to prospective tenants, they always worked around our schedule to make things as convenient as possible for us.<br><br>In nearly five years, there was never a single moment of friction. A special shout-out to our property manager, Kristina - you’re an absolute star, and I really hope our paths cross again!

My initial valuation with John was professional and informative, the team in the office were always friendly and incredibly helpful, and Michelle was fantastic during the final stages before completion, answering any queries promptly and making everything run smoothly.<br>They really made what can be a challenging and stressful process feel much easier. Having used different estate agents in the past, I can honestly recommend Kirkham with complete confidence and wouldn't hesitate to use them again in the future.<br><br>Thank you to the whole team for such a great experience!

Helen Larkin and Beverly were Amazing , we had a lot of ups and downs selling ,nothing but things we couldn’t foresee ,but they were there every step of the way to help and reassure ,it would have been a hard time without them , so a massive Thank you !jane and family
5th Dec 2025 (8 mo. ago)AWFUL SERVICE. NEVER ANSWER THE PHONE. Why anyone would list with this company is beyond me. They clearly dont act on behalf of their clients. I've called 20 times this week to arrange a viewing and never once answered.

They took my AML check fees and kept me waiting for two months, only to tell me that the owner no longer wanted to sell the property.<br><br>The whole process was a complete waste of my time and money. Communication was poor throughout, and I was left chasing for updates instead of being kept informed.<br><br>My experience with the agent, Paige, at the 16 Packers Street was especially disappointing. The level of service and professionalism fell far below my expectations.<br><br>I would not recommend this estate agency based on my experience.- 6th Jul 2026 (5 weeks ago)Mitchell was very helpful and professional throughout the process. She was always very cooperative, accommodating, and responsive to all our queries. She kept us updated at every stage and was always happy to help whenever we needed assistance. 30th Jul 2026 (12 days ago)I cannot recommend Sue and the team at LRG/Leaders highly enough.<br><br>My purchase wasn’t straightforward, with delays outside anyone’s control, but throughout the entire process Sue kept me updated, responded promptly to my emails, and was always reassuring, kind, professional and incredibly patient.<br><br>Communication was excellent from start to finish, and I always felt informed about what was happening.<br><br>Massive thanks to Sue and the team for all of your hard work in helping me purchase my first home. I wouldn’t hesitate to recommend the team to anyone buying or selling a property.

15th Jul 2026 (27 days ago)Everything went smoothly and efficiently. I liked Marks candid and straightforward approach to putting the house on the market - sale price and negotiation. Also, I went for this family run agent’s, so communication at each stage was more efficient and this proved to be the case with Laura and Joanne once Mark had completed his role in the process.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
28th Jul 2026 (14 days ago)Through out the year, general expectations of a letting agency were met. However, due to a couple instances, this rules out a good review.<br><br>One - they lied about attending a property when a fire risk was present, protecting their maintenance crew rather than admitting fault on their behalf. This was extremely concerning as all of our belongings including the house could have been destroyed!<br><br>Two - at the end of the tenancy, they charged their flat rate of £50 for a mattress clean for a tiny (1inchx1inch) brown mark, when the mattress was already measured by their own metric as ‘7’ meaning ‘minor marks or minor signs of wear and tear’. Then lied about the proceedings of the deposit return - stating that they would take all of the deposit if they did not accept our counter offer after three attempts via a 3rd party, causing our lead tenant to send a lower offer of £25, worried that they would take the whole deposit. However, this was a lie and this is not how the 3rd party operated, but it was too late to retrieve the offer once it has been accepted.<br>Additionally a mattress clean costs £50 or it doesn’t, the fact they even took our lower offer of £25 reveals they were just out for a quick cash grab, disgusting<br><br>All in all, MCR Move has a track record of a lying, do not go with them! Plenty of better agencies out there!

I have bought 3 Hands off investments and had great experience rents paid on time & no headache as they promised me. I get amazing rents that I didn’t know were even possible. I have also used them for selling & they were fabulous ! Recommended the investments to my colleagues also who have had similar experiences. Opa are quite different to other agents. They love what they do and are very good at it. I would specifically like to thank Zara she is literally amazing. So knowledgeable, she always wants to help and protect you. She gives very honest advice that guy can 100% trust. Even if there’s a problem. Or a stress during the conveyancing she is there fighting for you and taking the stress away.

Paul made everything feel straightforward from the very beginning, and his professionalism and communication continued throughout both our sale and purchase.<br>Paul kept us informed every step of the way, always available to answer our questions, and worked hard to keep everything progressing as smoothly as possible.<br>We always felt supported and knew we were in safe hands. 17th Jul 2026 (25 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.- 31st Jul 2026 (11 days ago)Geraldine Was absolutely amazing. 25th Jul 2026 (17 days ago)Overpriced my house, then reduced it by £25k then 2 weeks later wanted to reduced it a further £20k. Making my house seem unsellable. Communication was terrible. I had to chase for feedback. I made a big mistake using them. What they promise around your dining table is not what you get. I am using a different agent.
