10th Nov 2025 (10 mo. ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Branch manager Adam was a pleasure to deal with from the first time we met, through to the completion day and handing the keys over. He was ably supported by his colleague Jodie, who also was very attentive, responsive, and was pivotal in getting what turned out to be a more complex sale over the line. I would have no hesitation in recommending Bridgfords in Ashton Under Lyne for your property transaction, whether buying or selling.
18th Sep 2026 (8 days ago)The worst experience. I was at a property with my family of 3 children. Then i hear the door ring. I answer one of their workers called "aron" pushed his way in the property and trespassed in the property that i rented. And started raising his voice and telling me to leave because i no longer can stay there, while my children were asleep. He kept on threatening me with the police and saying that i am not supposed to be there, all of this inside my house. After his threats he tried to get extra rent money if i wanted to stay. Then i called the other agent that i rented it from and had him talk to "Aron". Then it turned out that he didnt bother to get an update before trespassing and threatening me and scaring my whole family. He just left with out an apology. Then he had the audacity to call me again to see if he can score more money out of me and i refused. A couple of days after this incident he made his secretary call me to empty the property because the have viewing appointments to rent out the property. When i declined, people started knocking on my door at odd hours for viewing. Which made my stay a nightmare. I should have called my lawyers and the police on him day one. But because i was a tourist i didnt know the laws. But now i do. If anyone is looking for an agency. I would never recommend this agency because of their discrimination and threats and unprofessionalism. I give them negative five stars if i could.

My initial valuation with John was professional and informative, the team in the office were always friendly and incredibly helpful, and Michelle was fantastic during the final stages before completion, answering any queries promptly and making everything run smoothly.<br>They really made what can be a challenging and stressful process feel much easier. Having used different estate agents in the past, I can honestly recommend Kirkham with complete confidence and wouldn't hesitate to use them again in the future.<br><br>Thank you to the whole team for such a great experience!

22nd May 2026 (18 weeks ago)I would give this property management company zero stars if I could. Dealing with them has been one of the most frustrating experiences of my life. They ignored mine and my husbands emails for weeks, they never answered the phone, and somehow made every simple issue feel impossible to resolve. They took our deposit and then told us the landlord no longer wanted to give us the tenancy for no good reason. We had to wait 12 weeks for our deposit to be refunded. As soon as our tenancy contract was signed, their true colours showed. They were both rude, dismissive, and completely uninterested with our concerns. It honestly felt like once they had your money, they wanted nothing to do with you. Communication was awful, professionalism was nonexistent, and accountability was nowhere to be found. I would strongly recommend avoiding this company unless you enjoy stress, disappointment, and wasting your time.

I truly appreciate her clear and consistent communication—she was attentive in following up and kept me well-informed every step of the way. Her professionalism and proactive approach made the experience much smoother and more pleasant. Thank you very much for your support. I would gladly recommend Ryder & Dutton for their excellent service.

Helen Larkin and Beverly were Amazing , we had a lot of ups and downs selling ,nothing but things we couldn’t foresee ,but they were there every step of the way to help and reassure ,it would have been a hard time without them , so a massive Thank you !jane and family

The photos Matthew Clayton took were outstanding and the writeup really helped to generate interest. Geraldine was attentive and responsive whenever questions arose or matters needed dealing with.<br>A first class and very professional service, if you want to sell your property with estate agents who care and take pride in their work choose Ryder and Dutton.

28th Jul 2026 (9 weeks ago)Through out the year, general expectations of a letting agency were met. However, due to a couple instances, this rules out a good review.<br><br>One - they lied about attending a property when a fire risk was present, protecting their maintenance crew rather than admitting fault on their behalf. This was extremely concerning as all of our belongings including the house could have been destroyed!<br><br>Two - at the end of the tenancy, they charged their flat rate of £50 for a mattress clean for a tiny (1inchx1inch) brown mark, when the mattress was already measured by their own metric as ‘7’ meaning ‘minor marks or minor signs of wear and tear’. Then lied about the proceedings of the deposit return - stating that they would take all of the deposit if they did not accept our counter offer after three attempts via a 3rd party, causing our lead tenant to send a lower offer of £25, worried that they would take the whole deposit. However, this was a lie and this is not how the 3rd party operated, but it was too late to retrieve the offer once it has been accepted.<br>Additionally a mattress clean costs £50 or it doesn’t, the fact they even took our lower offer of £25 reveals they were just out for a quick cash grab, disgusting<br><br>All in all, MCR Move has a track record of a lying, do not go with them! Plenty of better agencies out there!

25th Jul 2026 (9 weeks ago)Overpriced my house, then reduced it by £25k then 2 weeks later wanted to reduced it a further £20k. Making my house seem unsellable. Communication was terrible. I had to chase for feedback. I made a big mistake using them. What they promise around your dining table is not what you get. I am using a different agent.
