Dealing with the Acorn team during our house purchase has been an absolute pleasure, start to finish. Richard especially has gone above and beyond the call of duty, with late night and early morning responses. Nothing has ever been too much. Would thoroughly recommend!
Richard Allen and his team has been my guiding light since 2002. I have bought and sold several properties through them. In fact I am now waiting for yet another property to become available. Richard is great with local knowledge and people. I guess that's one of the many reasons he is still here in Catford.

We had a terrible experience dealing with Acorn during our house purchase - it's clear that they represent the seller's needs 100%, with no regard for the buyer. We found Acorn to be unnecessarily aggressive and meddling into matters that our solicitors were already managing perfectly fine. It was so clear that all Acorn cared about was earning its commission asap and they'd do anything to reach that goal. Acorn would only contact us if it was something they wanted - when we had a question, we were often ignored.
Leon has worked tirelessly to help with the sale of our flat in uncertain times. We’re not quite through the process yet, and there have been some bumps along the way, but Leon has been great at communicating with us and trying to keep things on track. A very personalised service - thank you Leon!
Really disappointed. Completely overvalued my propety from the outset and lured me into a false sense of security. Constantly showed people round who weren’t interested as they didn’t fit the criteria, simply to hit their viewings targets. Genuinely feel like I lost out on ££££’s as a result of going with them in the first place. Only slight positive is that the people themselves are nice enough and I was met with politeness, even when I told them I was going elsewhere. In my experience it really paid to go with a local agent, I’d urge anyone selling in Forest Hill to do the same.
We had a great experience with Ludlowthompson in Dulwich, and Hannah especially was extremely helpful, warm and attentive to our case. Always quick to answer our emails and get back to us with solutions. Would definitely recommend!
Beware of these dodgy estate agents - they are liars. We've wasted loads of money on solicitors fees because they gave us false information about a property - do not trust them.
I have been conducting business with Stanford Estates for over 5 years, and with some members of their staff for over 16 years. Always honest and transparent - they are a credit to their industry and to the local community.
I wish I had not renewed my agreement with Stanford (for the letting service). As a foreigner, I leave abroad and thought it would save me the hassle. It does not.
The first year was ok. I was a bit disappointed by their fees, very expensive considering the service: 13% monthly fees, on top of each you have to add their expensive contractors fees (e.g. £150 to change a toilet seat: the plastic seat not the whole bowel!). Inventory is extremely expensive ~£200 and very detailed, I give them that, however they did not do a check-out once the tenant left, so it was totally useless and led to disputes over damaged furniture (and no means to prove anything on my end, as they did not do the checkout)
I have to summarize the 2nd year as otherwise there will be too much to write: payment and statements which are due on 10th of each month (that was my condition to renew the contract), which is reasonable as the tenant pays by the 1st of each month, are systematically delayed with no explanation. It’s extremely difficult to manage my mortgage payment. I have to send emails or to call almost every month. Follow-up is a massive issue for them. Today (April 2020) they sent me bills for invoices from October 2018 I have already paid!!! They have already taken the money out of the rent paid by the tenant. They also invoiced work I have never been informed of, furniture replacement I have never approved… Basically every month of this year’s tenancy, they have found something to deduct, and they never let me know in advance, they just take the money. That’s my experience, you are free to try if you would be luckier but obviously I do not recommend them.

Awful lettings agent. Poor communication. Having read all the positive reviews I expect better customer service. This company is the worst letting agents I have ever dealt with, they are rude and very unprofessional. They are only interested in speaking to you if you are not making a complaint or have a problem with the house you are in! They especially don't understand the words customer service! Also the whole point of being with an agent is so that if there are any problems they get it fixed - well this company doesn't!
