I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.

He went above and beyond what was expected, always remaining professional, good-humoured, helpful and accommodating throughout the entire process. Nothing was ever too much trouble, even taking our calls while on holiday! We are extremely grateful for all his help and support and couldn't have asked for a better estate agent.

11th Oct 2026 (26 days ago)I would strongly recommend thinking carefully before choosing Hilton & Fox at wembley alperton as your letting agent. Unfortunately, my experience with them over several years was very disappointing.
To be fair, there are a few members of staff who are helpful and professional. However, my overall experience with the few of the staff was poor. I often received rude or dismissive responses, and I frequently had to contact them two or three times before getting a reply. Even after receiving a response, I was often left feeling that my concerns had not been properly understood or addressed.
What concerned me most was the way repairs, safety, and security issues were handled. Problems could take a very long time to be resolved, and sometimes I felt that there was little urgency or follow-up. As a tenant, I understand that expensive repairs may not always be completed immediately, but tenants deserve clear communication, regular updates, and reassurance that their safety and living conditions are being taken seriously.
I was particularly disappointed by comments such as, “If it were your own house, would you fix an expensive problem in one day, or would you try to find a cheaper price and wait?” I found this attitude very frustrating. The issue isn't necessarily about expecting everything to be fixed immediately; it is about how tenants are treated and communicated with while waiting for a solution.
I don't want to name individual staff members because I don't want anyone to lose their job. However, I genuinely believe the company needs to provide better training and make it clear that tenants should always be treated with respect, patience, and professionalism. Whatever pressures staff may be dealing with, those should never result in tenants receiving rude or dismissive treatment.
Looking back, I wish I had made a formal complaint much earlier. My advice to anyone considering renting through Hilton & Fox is simple: pay close attention to how they communicate with you from the beginning. If you receive a rude, dismissive, or unsatisfactory response, don't just accept it—raise a complaint and ask for the matter to be properly addressed.
Unfortunately, I continued to experience the same problems throughout my tenancy, right up until the end.
Overall, I am very disappointed with my experience. Tenants deserve to feel that their concerns, safety, and security matter. Based on my personal experience, this is an area where Hilton & Fox needs significant improvement.

I would like to say a MASSIVE thank you to Kasim, who assisted and supported me throughout the process of terminating my contract early due to personal reasons. They are professional and genuinely care about their clients. 11/10 would recommend ????????
18th Dec 2025 (10 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with.
I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested.
From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process.
After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. Pawan provided a thoughtful and honest valuation from the beginning, and was proactive and highly communicative throughout the process. There was absolutely no bluster, inflation of property value, or other hard-selling tactics to win my business, just pure professional service which as a seller provides huge confidence. Pawan and the CB team clearly value their clients. I strongly recommend them to anybody looking for a professional service for buying and selling.
25th Sep 2026 (6 weeks ago)I contacted them because I was interested in renting a property from them. However, I was extremely disappointed to learn that they consider a person’s religion when deciding whether to rent out a property.
In my opinion, a person’s religion should never be a factor in deciding whether they are eligible to rent a home. Instead, decisions should be based on relevant factors such as identification, financial ability, and the necessary documentation.
I sincerely hope the management will take this matter seriously and review their policies to ensure that everyone is treated fairly and equally, without discrimination based on religion.Hiltons Estates - West Drayton

I would not recommend Perkins based on my experience selling my late father's property.
There were repeated failures to secure the property, including the alarm being left unset on multiple occasions after viewings. Communication was extremely poor, with viewings arranged without notification, cancellations not communicated, and it often being impossible to contact the office to confirm whether the property was secure.
The situation became so concerning that I was forced to travel from Buckinghamshire shortly after surgery to personally check the property had been left safe and secure. During the marketing period, the toilet housing was damaged, wardrobes were regularly left open after viewings, and a "For Sale" board damaged the wall and remains in place despite requests for it to be removed.
What is most disappointing is the apparent lack of care and respect shown towards my late father's property throughout the process. The combination of poor communication, security concerns, property damage, and lack of accountability has been extremely upsetting and far below the professional standard I would expect from an estate agent.

Akash recently helped me sell my property, and the experience was exceptional from start to finish. He was highly organised, incredibly knowledgeable, and clearly carried out thorough research before offering advice - everything was backed by insight, rather than guesswork.
His communication was excellent throughout the entire process: responsive, transparent, and professional. What impressed me most was the personal service. Unlike my previous experiences with larger high-street and franchise estate agents, I never felt like just another client. The difference in the level of care, attention, and expertise was genuinely noticeable.
I wouldn't hesitate to recommend Akash to anyone looking to buy or sell property. I look forward to working with him again on my future property investments.

Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.

She was super friendly and helpful from our first meeting and from the way she interacted with the previous tenants I could tell we were in good hands. I honestly couldn't be happier with the whole experience and would recommend Alexanders to anyone looking for a new home. 10/10

Selling:: Jamie went above and beyond regarding viewings, times that suited both the buyers and us, He really took his time getting the right photos and researching our area, he was informative, honest and was always reachable directly when you needed him as opposed to getting passed from pillar to post with an agent!
He kept us informed the whole way through our sale (and it was a long one) he remained positive, patient and invested , he even kept on top of the legal side to help us get our sale over the line!
Buying:: After our onward property falling through very close to exchange via another agent we had a chain of buyers and no house to go to…..we were at the point of giving up when Jamie and Brooke went out and leaflet dropped at a number of houses we liked in area in the hope they could repair the chain for us all , and that they did!! ??????
We found our dream home from a very lovely family Brooke put us in touch with , and the last bit ran ever so smoothly, thanks to the updates and communication from Spensers!
