30th Jul 2026 (14 weeks ago)Based on my personal experience, I would encourage landlords to exercise caution when considering this agent.<br><br>In my case, I have had to commence legal proceedings after rent was collected from my tenant but was not passed on to me.<br><br>Despite several reminders, I have not received the outstanding rent. I have also experienced delays in receiving rental statements and found communication regarding property management to be disappointing.<br><br>Overall, my experience with communication and customer service has fallen well below my expectations, and I no longer have confidence in the current management.<br><br>I would recommend that anyone considering this agent carries out thorough due diligence before making a decision and also considers other reputable letting agents with a strong track record.
15th Sep 2026 (7 weeks ago)Went in to ask about a property and was met by one of the estate agents who was very rude and unhelpful the whole time was unbothered to help and would say they would get back in contact when we didn’t hear anything got in contact via phone and was told again they will get back to us it’s been 3 months all I have to say is the estate agents are Livermore’s Crayford branch are lazy. Don’t recommend at all!

Having dealt with very pushy agents at other firms, who quite frankly can be untrustworthy and do not act in the best interests of tenants, Cia and Strutts really stood out as super responsive, professional, trustworthy and reliable. I have rented many flats in London and this process was by far the smoothest - thank you very much Cia and team

Overall, I felt well looked after and had full confidence in their advice and how they handled the entire process. Even my solicitor was impressed! I wouldn’t hesitate to use them again.

He was always approachable, patient and willing to explain things clearly, making sure we understood what was happening at each stage. He was incredibly responsive, professional and genuinely went above and beyond to help us.<br><br>What stood out most was that we always felt we had someone who genuinely cared about making all things happen , rather than simply going through the motions.<br><br>Buying our first home was a huge milestone for our family, and having Matt supporting us made the experience considerably easier and less stressful. 19th Oct 2026 (15 days ago)I met Maria last year when she valued the property for probate and confirmed she could sell the house for me, sadly it took 9 months for probate and a reoccurring cancer issue on my health led to a slight delay which she handled with fantastic empathy and professionalism to understand my health issue and concerns and to work with me to make it work, i had viewings within a day of the property on market sometimes 3 in a day, always is that ok rob or how are you feeling. She got me an offer within 10days within 1% of the asking price. She was available for everything always on time kind courteous and an absolute pleasure to deal with. If an issue arose she had it fixed that day and had my complete faith dealing with my solicitor emma at Stone Rowe brewer and they got the sale completed. No matter what I had to do she backed me and nothing was too much trouble. I sadly wont be moving again however I cannot recommend her highly enough and can as I've said many times Maria, heartfelt thanks for all of your time kind words calls messages and for making it happen.
