17th Jul 2026 (18 days ago)Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour<br><br>We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months.<br>Our experience with agent Dusan Plesko was dreadful from start to finish.<br><br>At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fully in our favour. Months of our time wasted on an attempt to take our deposit for someone else's bill.<br><br>During the tenancy, we reported extensive bathroom mould in August 2025 - across the walls and ceiling, with the wall rotting away near the shower. An inspection identified a structural cause (an extractor vent leading nowhere). Instead of fixing it, Dusan replaced a working extractor fan, an unnecessary cost to the landlord which we pointed out at the time, and left the mould untreated. Repairs were finally done in late January 2026, conveniently the week before viewings for new tenants began.<br><br>When we offered a 15% rent increase to extend our tenancy, we received no response. Before we moved out the flat was listed for higher than our offer. After we moved out, the flat was listed at exactly the figure we had offered - and let at that price (or lower). We've seen no evidence our offer was ever put to the landlord, the landlord incurred costs related to finding new tenants and lost rent for the period the flat was unoccupied.<br><br>Reading other reviews, our experience isn't unique; inflated deposit claims and ignored maintenance appear repeatedly. Landlords (including Marmora Ltd) should ask serious questions about how their properties and tenants are being handled. Tenants: document everything from day one, and don't hesitate to go straight to the DPS.

Well I have to say Stuart Thomas was amazing keeping me informed every step of the way and sold my mums house immediately. I decided to find out about renting our flat through Stuart Thomas as well My goodness Simone who runs the renting side has been absolutely brilliant. Any type of problem/query that arises amd there have been a few , she sorts these immediately. I am taken aback by her efficiency and professionalism which has taken away every stress in renting out a property. She has given me great confidence In renting out properties as Simone takes on all challenges calmly and sorts them without being phased at all. I am so happy with Stuart Thomas. What a great local Estate Agent

From the moment of contact, Danny was reassuring, supportive and confident that he would help us secure a buyer for our property which he did quickly. He has fanastic knowledge of the market and strategy for both selling and buying property. After securing a buyer for our property, Danny went on to provide us with key advice and support in the negotiation of our new property. We do not live in the area so their expertise was very much appreciated. The sale was due to a very recent bereavement and they were extremely empathetic recognising it’s been a difficult period.

We had a lot of complications selling our home (not on Lamb's part, just general market conditions and it being oan old home), and everything they did was supportive, thorough, responsive, caring beyond our expectations and hopes.<br><br>Jordan gave us confidence and just set everything up right, the wider team supported us every step of the way, and then comes Jo, who is responsible for sales progression (getting us to completion). I actually train people how to be great with customers for a living. And my new shorthand is: be like Jo.<br><br>Jo is hands-down the most proactive, caring, and brilliant person you can ever hope to work with. What would have been a 10/10 stressful situation for any person, Jo made it infinitely easier. We are indebted to Jo, and the team.<br><br>Our little family could not rate Lamb & Co highly enough. Thank you so so much for selling our home in Clacton.

We were very impressed with their total professionalism and treated with respect at all times. Nothing was too much trouble and no promises were made that couldn't be kept. This can be a stressful time but it simply wasn't. A huge thank you to Shelley and Chris for all their hard work. We could not have asked for more from the team and matters progressed so smoothly. We would highly recommend them to anyone and wouldn't hesitate to use them again. Thank you again

2nd May 2026 (13 weeks ago)I sold my house through a separate agent, I was charged probably the going rate, I myself had to do the viewing, chase up and constantly phone them, it was like I was doing all the work, solicitors were the same take your money and offer no support, I bought through Peagrams, and after some initial confusion I went and spoke to them in person at there office, and from then on Amy took control of the situation, and at last I had someone who was honest truthful and on the ball, throughout the whole process I dealt with many people, none of them showed the same professional approach as she did, if I sell my house in the future would 100% use Peagrams, and would recommend to anyone as long as Amy is still there, a credit to your company, she deserves a pay rise.
27th Jul 2026 (8 days ago)I purchased my bungalow via Harwich Village Village Homes and have just sold it experiencing the same excellent service. As before Michelle kept me fully up to date and progressed the chain of sales when there was a hold up. She interfaced well with my family keeping them fully informed until final exchange. Although unlikely I will be in this area buying and selling properties I would use HVH again and would recommend them to you if you need an agent.

Within hours he called us with the valuation explaining exactly why it was that price and then explained the process / options and gave us time to work through the the best route to take. An absolute 5* star service and I would not hesitate to contact them to sell my property. Thank you Nick absolutely great service.

So welcoming, friendly and professional, their advice and knowledge has been so helpful to myself and my husband, they have handled everything for us and nothing has been too much, they are all there to answer any calls and questions immediately and are more than happy to be there for us promptly, they have sold our home within 8 weeks and are now helping us with the purchase of our new home, we feel assured that they all will continue to support and help us on what has been an extremely smooth experience with no stress whatsoever, what a brilliant team!!

23rd Jul 2026 (12 days ago)I'm so pleased I chose Blake and Thickbroom to sell my dad's bungalow. I met with David, he was lovely & not at all pushy. I was kept informed whenever there was a viewing and given honest feedback, they were always helpful in answering any questions. It was reassuring to know they did regular checks on the property as I don't live nearby. I would definitely recommend Blake and Thickbroom.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

We had a few agents come out to value our property, but we decided to go with Colubrid because, from our first meeting, Joshua seemed extremely confident that he could sell our home quickly. As the Chelmer Village estate agent, he explained that properties like ours are his bread and butter. Our property went on the market on Thursday and was sold by Monday. I cannot thank Joshua and the team enough for their hard work and professionalism throughout. I believe Millie conducted the viewings, and I was told she was local to the area. That certainly showed, as her knowledge of Chelmer Village helped generate multiple offers on our property. If you're thinking of choosing Colubrid, don't hesitate.
