10th Jan 2026 (8 mo. ago)We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!
3rd Jul 2026 (12 weeks ago)Charlie was excellent during the letting process — punctual at the viewing, quick to answer questions, never pushy, and responsive throughout the negotiation. Full credit to him; if this review were only about renting the place, it would be five stars.<br><br>Unfortunately my experience as a tenant since moving in has been very different. Because of some rain my flat flooded badly, with dirty water coming through the ceiling and windows into every room. None of the emergency numbers in the tenant handbook were answered that night. In the days and weeks that followed I had to chase repeatedly; deadlines the agency set for itself came and went, and several of my emails — including one flagging what appears to be mould developing on my bedroom wall — went unanswered. Weeks on, the flat still hasn't been repaired or dried out.<br><br>Separately, several maintenance issues that were documented at move-in and promised to be fixed have stayed outstanding for months.<br><br>Great at getting you through the door; much less so at looking after you once you're a tenant.
5th Aug 2026 (8 weeks ago)Salter Rex managed our block of seven flats for seven years. Throughout that time, in our experience, the building suffered from ongoing rodent infestations, the communal areas were in a terrible state, the communal front door could literally be pushed open if you leaned on it, there were serious security concerns, and the carpets had become trip hazards. The condition of the building was, in our opinion, completely unacceptable.<br><br>Over the years, the service charges increased to around £1,800 per flat, per year. There are seven flats in the building, so you do the maths. Whenever we questioned the charges or requested supporting invoices for the contractors, maintenance or cleaning that we were paying for through the service charge, we felt our concerns were dismissed and were instead met with threats of debt recovery or court action if payment wasn’t made.<br><br>About a year ago, one of the other leaseholders put a note through my tenants’ door asking to get in touch because they had also had enough. As all of our flats were tenanted, it was incredibly difficult to track each other down, but eventually we managed to make contact with every leaseholder.<br><br>Together, all seven leaseholders instructed a solicitor and exercised our legal Right to Manage. For anyone who doesn’t know, Right to Manage (RTM) is a legal process that allows qualifying leaseholders to take over the management of their building by forming their own RTM company. It took around a year, but we were successful.<br><br>We have now removed Salter Rex as our managing agent and taken control of our own building. We appoint our own contractors, decide how our service charge money is spent and invest it back into improving the building instead of paying excessive management fees.<br><br>To any leaseholders who have had a similar experience with Salter Rex, or any other managing agent, please don’t assume you’re stuck with them. Look into your Right to Manage. It is absolutely possible to remove your managing agent if the leaseholders work together. It takes time, patience and commitment, but I can honestly say it has been one of the best decisions we’ve made.<br><br>And finally, to Salter Rex: the way we felt we were treated over the last seven years was deeply disappointing. I genuinely don’t know how you sleep at night, but I do know one thing I sleep a lot better knowing my hard-earned money is no longer going into your pockets.<br><br>Peace & love.

19th Jul 2026 (10 weeks ago)I’m genuinely surprised I’m giving this estate agent any rating at all.<br><br>I want to start by saying that Pete was excellent. From the very beginning, he was professional, approachable, and genuinely helpful. He consistently answered all of our questions clearly and patiently, no matter how small, and made sure we always understood what was happening at each stage. He kept communication flowing both ways, regularly updating us and ensuring we were kept in the loop, which made a huge difference. When things slowed down, he reassured us and made it clear that it was out of our hands, which helped reduce a lot of the stress and uncertainty. He made what is already a stressful process feel much more manageable, and he is the only reason this review isn’t even lower.<br><br>Unfortunately, once Mark took over, the experience changed completely.<br><br>Towards the end of the purchase, I felt under constant pressure to exchange contracts immediately. It wasn’t the decision itself that felt rushed — I was always going to buy the property — but there were important final steps that needed to be completed first, including last-minute financial checks that my solicitors needed time to look into. Despite this, Mark was unwilling to wait.<br><br>Rather than offering support or explaining the situation calmly, he spoke to me in a rude, dismissive, and confrontational tone. He repeatedly made it seem as though the seller was going to pull out unless I exchanged there and then, and even went as far as saying that the vendor was a former estate agent and that if I didn’t exchange immediately, it wouldn’t make much difference to them. This felt like a clear attempt to pressure me into rushing something that required proper due diligence.<br><br>Whether that was genuinely the seller’s position or not, it felt like I was being pushed into making one of the biggest financial decisions of my life without being given the space to ensure everything was in place.<br><br>That conversation left me in tears. Buying a home should be an exciting milestone, but instead I was left feeling anxious, overwhelmed, and intimidated. No buyer should be made to feel that way.<br><br>The whole interaction came across as though the priority was getting the sale completed as quickly as possible rather than ensuring both parties were comfortable and informed. It gave the impression that getting the deal over the line was more important than providing good customer service, and it made me question whether unnecessary pressure was being used to speed up the exchange.<br><br>To make matters worse, the experience didn’t improve on completion day. After receiving a call to collect the keys, we arrived at the office expecting at least a warm welcome after months of dealing with the purchase. Instead, there was simply a single key left in an envelope on the reception desk, and we were told, “It’s there on the desk.” There was no congratulations, no greeting, no effort to make what should have been a memorable moment feel special. Mark, who had called us to collect the keys, was nowhere to be seen. It perfectly summed up the level of customer service we experienced by the end of the process.<br><br>In the end, we got the house we wanted, and that’s what matters most. However, the service we received during the final stages was genuinely terrible and added a huge amount of unnecessary stress to an already stressful process.<br><br>Based on my experience, I would not recommend this estate agent. If it hadn’t been for Pete’s professionalism at the start, this review would have been half a star without hesitation.
13th Sep 2026 (14 days ago)RUN AWAY FROM THIS AGENCY.<br><br>My experience with Coopers of London, particularly dealing with Mr. William Delaney and Anne Hughes, was appalling. I would strongly urge prospective tenants to think twice before renting a property managed by this agency.<br><br>We experienced serious disrepair involving leaks, water damage, pest concerns, and months of disruptive construction work. Despite documenting the problems extensively with photographs, videos, and emails, communication was repeatedly confrontational and dismissive rather than constructive or professional.<br><br>We endured more than three months of building works while continuing to pay full rent, even though parts of the property — including the bathroom — were unusable. Their proposed solution? We were told to use the bathroom at a nearby gym. Workers also stole and damaged personal belongings when we were not in the property and despite raising these concerns agency deliberately chose to enter the property without our authorization.<br><br>The handling of access to the property was equally concerning. There were repeated attempts to arrange or obtain access without what I considered proper consent or reasonable coordination, causing significant stress and disruption.<br><br>One incident during COVID was particularly shocking. As an asthmatic tenant concerned about unnecessary exposure, I asked that property viewings take place while we were present and provided several alternative time slots. Rather than treating those concerns respectfully, William Delaney described my medical concerns in writing as “spurious” and proceeded with a viewing despite our objection.<br><br>Throughout the tenancy, I felt there was an extraordinary lack of accountability, empathy, and basic professionalism. Instead of feeling that serious problems with our home were being addressed, we repeatedly found ourselves having to document issues, chase responses, and defend perfectly reasonable concerns.<br><br>This was, without question, the worst experience I have ever had with a property agency.<br><br>I cannot recommend Coopers of London under any circumstances. If you value respectful communication, proper handling of maintenance problems, and a professional relationship with the people managing your home, my advice is simple: RUN AWAY and find another agency.

He had great energy, he was responsive and made the whole process feel much more straightforward and human. Would definitely recommend him.

28th Mar 2026 (5 mo. ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!
