20th May 2026 (24 weeks ago)We lived in a flat managed by Richard and his company, Bracewells, for seven years, and we have been very happy with their service throughout this time. The agency was always responsive, professional, and quick to deal with any issues in the flat. Communication was excellent, and everything was handled efficiently and on time. We highly recommend Richard and his company to anyone looking for a reliable and supportive letting agency. You won’t be disappointed!
5th Oct 2026 (28 days ago)Would give them 0 stars if I could, don't waste your time with these fools. Chris is by far the most idiotic and incompetent letting agent i've ever had the misfortune of dealing with. We (me and my boyfriend) were in our flat about a year. We left as it was just completely uninhabitable and made our lives a misery being there.<br><br>Our biggest gripe with this flat were the windows. All metal frames, window sills were rotten and the seals around the glass had wasted away, plus the windows never shut properly so air was always coming in. In winter, it meant we had constant mould problems all over the flat and water literally dripping down the walls because it was constantly cold, despite heating the flat for a few hours a day. We asked for new windows and the landlord never went through with the repairs even though multiple window companies and Brian Thomas' own contractors said it was essential to have done. A window fitter came over FOUR TIMES to measure and get a quote so it wasted our time massively. I find this behaviour absolutely shocking from the landlord, but not unsurprising letting your tenants live in a flat so cold you could see your breath because you can't be bothered to fix the windows. Chris accused us of not heating the property which simply isn't true. Then in the summer, the living room which faced the sun all day reached over 30 degrees at times and we had to use the spare bedroom instead as it was uninhabitable. Although the windows were not Brian Thomas's decision ultimately, we took Chris to the Property Redress Scheme due to his complete negligence to address this issue properly and take it to the landlord / chase him which took over 6 months for any resolution. He never provided any evidence on his end as a rebuttal (because he never answered his emails) and we won the case by a landslide. Thanks for paying £550 towards my holiday!<br><br>Getting our deposit back, he took over 2 weeks to respond to our emails about vacating the property with evidence, we left that flat in better condition than it was presented to us in. They said they "needed" the closing bills (against the law by the way), we sent them and then it was radio silence. We had to get a statutory declaration form sorted and eventually got the money back after 2 months. Such a joke.<br><br>Chris, you are a disgrace and you should be ashamed of yourself for the way you treat your tenants. Illegally withholding money from people who did everything they were supposed to and left the flat in great condition is beyond unacceptable behaviour. NEVER go with Brian Thomas if you want to save your sanity, I'd rather be homeless than rent with them ever again. Chris is known to respond to these reviews with a half arsed attempt at a witty comeback, it'll give me a laugh if nothing else to see what he has to say.

They handled the sale of my mother’s flat which was not an easy sell and, in a difficult market, they not only found the perfect buyer but they also were so supportive, responsive and kind. John handled the pre-sale arrangements showing the flat to its best and even watering the plants for us when we weren’t around; Giselle handled the post-offer arrangements and she was super-efficient, helpful and a real ‘unblocker of obstacles’. Despite a recalcitrant managing agent, we managed to go from offer to completion on a flat in just two months. I can’t recommend them highly enough!

Rob and Tom were fantastic throughout - they gave us a wonderful introduction to the area, and were really helpful and responsive throughout. Process ran smoothly and we were able to get it done quickly. We'll certainly be back when it comes time to sell!

4th Oct 2026 (29 days ago)LOOK ELSEWHERE!!<br><br>One star, and only because zero isn't an option.<br><br>I rented through the West Hampstead branch for a year.<br>For the entire tenancy I repeatedly asked for letterbox keys and never received them. The property manager assigned to my flat changed several times over the year, so there was never anyone accountable and emails routinely went unanswered for weeks.<br><br>Checkout was worse. They proposed nearly £1400 in deposit deductions, including charges for pre-existing issues plainly visible in their own check-in report (a missing radiator cap documented as missing before I even moved in), £300 to clear a few small leftover items, and a £360 cleaning charge despite the full photographic record of the clean I provided. Every figure was a round number with no invoice attached.<br><br>The law puts the burden of proof for deposit deductions on the agent. This felt like a systematic attempt to monetise the deposit instead. Prospective tenants should look elsewhere.
