Matthew Craft was simply excellent to work with and ably supported by the Frost team in GX. We were kept fully informed at all times despite time zone challenges etc. Matthew is simply one of the best professionals we have ever worked with - and we have bought and sold many properties in several countries. We would highly recommend him to anyone and are most grateful for all his work with us.

1st May 2026 (7 weeks ago)We met with Isabelle for a property viewing. She was very pleasant and knowledgeable. All questions were responded to during the viewing or within the next 48 hours. I would happily contact Isabelle again if any properties are suitable for us.

Sheetal's hard work ethic really impressed me. Thank you Sheetal for making selling the flat a simple and reasonable process. Sheetal also arranged to have the garage emptied. This was much appreciated because I do not know the area and had no other local contacts to help me

The team Dennis and expecially Mark were very professional, knowledgeable and kept me informed throughout the entire process. They made what can often be a stressful experience feel straightforward and manageable. Communication was excellent and they were always available to answer any questions. 9th Mar 2026 (15 weeks ago)Would give 0 stars. Easily the worst letting agents in Reading. They’ll never fix the problems and the basic requirements from you. Whatever you report goes into deaf ears. We’ve been reporting about faulty blinds , leaking bathroom and lots of sharp nails from beneath the carpets for more than 6 months with no one turning up even once. Stay away even if the property looks cool.

1st Jun 2026 (19 days ago)As a rather inexperienced, accidental landlord I needed advice and expertise so I turned to Hilton, King &Locke and I am very glad I did. Jenny, Anna and Wendy are an amazing team. I have 2 properties rented, fully managed with them and the service is brilliant. I took their advice before refurbishing both properties and let them find and vet tenants. They have saved me money and greatly reduced the stress involved, their wealth of experience and expertise gives me great peace of mind, especially given all the recent changes to the rental market. I would have no hesitation in recommending them.
1st Jun 2026 (19 days ago)My agent, Jakub, earned my confidence early in our working relationship by telling my what first time buyers were looking for in a property and being honest with me and telling me my property was not an ideal fit. Instead, I should be aiming for a cash buyer who would in all likelihood refurbish the property throughout. Sure, enough the eventual buyer was a small property company. Jakub acted as an intermediary between myself and the buyer assuring me that the protracted conveyancing process was out both our hands. This was especially important when at times I felt like throwing in the towel. Overall, a fantastic job by Jakub in selecting my target audience and helping me through those down days during the conveyancing process.

12th Jun 2026 (8 days ago)Repeated failures, ignored emails, unreturned calls — do yourself a favour and avoid. Using Gibbs Gillespie has been nothing but a disaster. This has been the worst professional experience I have ever had the displeasure of dealing with. I appointed Gibbs Gillespie to manage my property, but in practice I encountered repeated failures and ended up having to manage the property, the tenant and the contractors myself. The complaints process has been equally poor. In my experience, Gibbs Gillespie failed to take proper responsibility or deal with the live issues in any meaningful way. I recently dealt with Aston and Eve but have had a long list of property managers as people end up leaving the company. I have also been passed between a long list of property-management contacts, with limited continuity or ownership. Whatever the internal reason, the result for me as a landlord was confusion, delay and constant re-explaining. My experience was repeated failures, ignored emails, unreturned calls, poor ownership and a complete lack of diligence. One urgent issue took over 30 days before I even received sight of a quote. By that point, emails had gone unanswered, the tenant was escalating, and I had to step in from overseas to resolve it myself. When I asked for an explanation for the delay, there was simply no proper response. Sadly, this was far from isolated. Almost every interaction involved repeated chasing and begging for someone to respond to an email. This has left me out of pocket as landlord. For example, damage relating to insurance claims was not passed on to me in a timely manner. They also asked me to choose tile replacements without including the attachments, failed to respond properly to my chasers, and I have been left with a poorly finished bathroom. The tenant has had an equally poor experience. The tenant’s complaint appeared to go unacknowledged, and his requests were not passed to me in a timely manner. Gibbs were so ineffective that the tenant and I had to communicate directly, completely undermining the point of having a property management agent at all. Their attempt at fixing a bathroom leak involved six different call-outs, all paid for by me, a multi-thousand-pound bill, and I have been left with tiles that do not match the size, finish or texture of the bathroom. In my view, the end result has materially damaged the finish of the room. The complaints process has also been woefully inadequate. I raised serious service failings and expected proper investigation and accountability. Instead, I received process-heavy replies, requests to provide more evidence, and vague assurances while the live issues remained unresolved. In my opinion, Gibbs Gillespie’s property management service has been completely inadequate. I paid for a managing agent, but ended up having to repeatedly chase, resolve issues myself and speak to the tenant directly. Do yourself a favour and avoid.

Henne in particular deserves a mention - she really helped when our chain was dragging by communicating up and down the line and keeping us informed every step. We wouldn’t hesitate to recommend them.

Most people in this situation would give up or not be bothered as it took so long but Kyra was always on the phone or available by text never an issue. Great employee. TA did not act on behalf of me but Kyra was great to deal with.

After speaking with him, I decided to instruct him as my agent, and I am very glad I did. From the outset, I was uncertain not only about selling my home but also about finding my next property. Gary was incredibly patient and supportive throughout the entire process. He successfully secured the right buyer for my home and went above and beyond to help me find my onward property, which at one point felt almost impossible. I do not sell properties often, but Gary made what could have been a very stressful experience feel smooth and manageable. His professionalism, dedication, and guidance made all the difference.
