I’ve had their support for almost 20 years, and would never change.- 4th Jan 2026 (13 weeks ago)I have rented with several agencies in London but Oliver Brooks (now operating as Kenneth Lloyd’s) was by far the worst experience. Once the agreement was signed the agency stopped caring about the condition of the property. Imran the owner was so rude, had an attitude problem and spoke to tenants with complete disrespect. Despite repeated emails, serious maintenance issues were ignored- the kitchen exhaust never worked and I was told it was “not life-threatening” and to open a window lol. There was no cleaner, common areas were poorly maintained, the WiFi never worked properly, the fridge was broken, and bathroom windows would not close. Living there for a year was extremely stressful and moving is not easy or cheap for tenants who work hard for their money unlike Imran . I strongly recommend anyone considering this agency to read the reviews carefully before renting.

From the very beginning, he guided and supported us every step of the way. There were definitely some challenges along the road—ones that only Stuart and we truly understand—but he never gave up on us. His persistence, encouragement, and belief in us kept us going when things felt tough. Thanks to Stuart’s dedication and hard work, we were able to finally get everything over the line, complete the move, and settle into our new home. We’re so grateful for his support and couldn’t have done it without him. Highly recommend!

24th Mar 2026 (11 days ago)Very poor service from Alex P. From the start of the tenancy, communication was handled primarily via WhatsApp with little to no formal email correspondence, which felt unprofessional. A serious health and safety concern regarding the balcony was raised multiple times but was not addressed fully. In addition, no proper inventory check-in or check-out documentation was provided. At the end of the tenancy, I was unexpectedly informed of deposit deductions. When I queried this, I was advised to dispute it through the DPS. Overall, a lack of professional communication and accountability made this a disappointing experience. Better communication and proper handling of issues throughout the tenancy could have avoided this situation.

5th Sep 2023 (2 years ago)Amazingly bad service We rented a complete owned property for just over 2 years. In that time we had about 5 property managers. This should say all you need to know. Each one not knowing what had gone on before. Given the fact a week before we thought we were moving in we had to chase them to find out nothing had moved forward and they were waiting on us to send documentation (we were not told). Throughout the 2 years they were never really there to help you. After we have left they have tried to keep around 75% of our deposit which is absolutely insane. Missing furniture that never existed in the first place, the most expensive cleaning quote imaginable and £50 to remove a single chair. These are some of the excuses on the quote. Try and avoid complete properties when possible!!

From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.

22nd Mar 2026 (13 days ago)Hawks, in particular Jasmine, was fantastic. I bought the second flat I viewed. Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.
20th Mar 2026 (15 days ago)This is a horrible letting agency. They took all of our deposit, the entire two month deposit. £2500 gone. They WILL exploit you. They will take your money. I even paid close to £300 on the professional cleaning service that this good for nothing agency suggested. We paid all of our rents on time, all bills on time. Kept the property like we were living in our own home. If you are unfortunate enough to have to take a house with them i suggest you do not engage with agent called LUKE PEGG. if you are hearing from this man they will be taking your money. I hope this agency goes out of business. No one reads comments but if you are reading this AVOID SAMUEL ESTATE AND LUKE PEGG. Scam, exploitative, unprofessional.

6th Mar 2026 (29 days ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

27th Mar 2026 (8 days ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!

Aside from the online referencing system (which didn’t seem to recognise my ability to pay rent as a self employed person in London - “computer says no”) - the process was very smooth and Dean was great to deal with.
