25th Sep 2026 (2 days ago)We didn’t sell with them, we ended up switching agents, they came in and promised this and that and then nothing, we were told they would contact us weekly to let us know what is going on even if nothing has happened, we heard not unless we chased it, when they took new photos it took almost 10 days for them to come back and get us to approve them, we had 3 sales managers in the 12 weeks we were with them, and staff members would bad mouth others by saying oh sorry yeah they have been spoken about that in the past etc, they came in saying one price which was the same as the others and then within two weeks badgering us to drop the price, we did but they couldn’t even change the listing in their front window of the shop, as we changed the price mid august and the advert in the window was still showing the original price

They have been so professional with the sale of my home, they sold it off market and had a fully informed team at every viewing. Tom Major is extremely responsive to all messages, communicates well and sets realistic expectations.

Communication from Paul Wickens was excellent and I wouldn't hesitate to recommend Prospect to anyone looking to sell their property.- 17th Aug 2026 (6 weeks ago)I’m very disappointed with my experience as a tenant and, based on it, I would not recommend this letting agency.<br><br>The problems started from the beginning of the tenancy. I moved into a flat that was in a poor state in a number of respects, including not having properly running hot water when I moved in. There were various pre-existing issues with the condition of the property, some of which were subsequently documented in the inventory.<br><br>There were also delays in receiving the inventory/check-in documentation. This meant I did not have a proper opportunity at the beginning of the tenancy to go through everything promptly and raise disagreements about the recorded condition. Once I had moved in, I also found it extremely difficult to get hold of Charlotte when I needed assistance.<br><br>One thing I would particularly caution prospective tenants about is being asked to deal directly with a landlord rather than through the agency’s normal processes. I was advised by the agency to deal directly with my landlord rather than through Goodlord, including paying my deposit directly. I followed that advice. The deposit was ultimately protected, but I had to chase this myself before receiving confirmation.<br><br>During the tenancy, I also spent my own money replacing and improving a number of things in the flat. When I left, I chose to leave several of these improvements behind as a courtesy to the landlord and future tenants, including a replacement toilet seat, curtains and a blind.<br><br>Unfortunately, the direct arrangement I was advised to use has now become a significant issue at the end of the tenancy. I have returned the property and am still waiting for my deposit to be resolved. When I contacted the letting agency for assistance, I was told that because I had dealt directly with the landlord, I needed to continue dealing with her. I found this particularly frustrating because dealing directly with the landlord was something I had originally done on the agency’s advice.<br><br>I have now been told by the landlord that there may be a deduction for decorating. I am quite prepared to accept responsibility for genuine damage I caused — there was some damage associated with Blu-Tack, for example — but I do not accept responsibility for pre-existing deterioration or ordinary scuffs and marks resulting from living in a property, which I consider normal wear and tear. Some of the pre-existing condition of the flat can be seen in the original inventory.<br><br>I am currently still chasing the landlord for an indication of when the decorating invoice will be received and when my deposit will actually be resolved. My latest request for a timeframe has received no response.<br><br>I have tried to be fair and factual in writing this review. The deposit was protected, and I am not suggesting otherwise. My complaint is about the overall experience: moving into a property with significant existing issues, including the hot-water problem; delays with the inventory; difficulty getting assistance after moving in; having to chase confirmation regarding my deposit; being advised to deal directly with the landlord; and now being left to pursue the return of that deposit myself.<br><br>Having spent my own money improving aspects of the property and left those improvements behind in good faith, it is particularly disappointing for the tenancy to end this way.<br><br>Based on my experience from moving in through to moving out, I would not use this letting agency again, and I would advise prospective tenants to make sure that all deposits, inventories and other important matters are handled through clear, documented processes from the outset.

25th Aug 2026 (5 weeks ago)We stayed at 26 Upper Addison Gardens and had a great time. There were 9 family members from age 8 to 77 and all had a wonderful time. The day after we left, we noticed my wife had left the earrings she got for our 50th anniversary. We contacted Charlotte Romanini. She contacted the cleaning staff and had the earrings sent to her office. She helped facilitate the shipment of the earrings back to us in the states. They arrived today in perfect condition thanks to Charlotte and her staff for packaging them and getting them ready for shipment. Her efforts were above and beyond with lots of communication to us. Thanks for all you did for us. Great job!

We have been particularly impressed with their clear communication knowledge of the local rental market, attention to detail and professional approach throughout the process. Their understanding of the rental market gave us confidence that our property was being presented to let in the best possible way.<br>Erica, Rosemary and the support team were reliable, proactive and responsive, which made the whole process straightforward and stress-free. All I can say is would not have any hesitation in recommending this Estate agents. Mainly been having correspondence from Jon Morris who has been very professional at all times. Over the last 40 years I have sold and bought more than 20 properties and all I have met are Charletens. Who would sell there mother to get a sale.

They gave us the confidence to go ahead with our decision to sell, and supported us throughout the whole process. Teresa's photos of our house were fantastic, including a lovely unplanned appearance from our cat, who decided to pose for the camera! Nick was brilliant at helping take offers forward and kept solicitors communicating well up and down our chain, which made a real difference in keeping things moving. It can be a stressful experience, but Sarah was supportive, approachable, realistic and motivating throughout the process. I felt I could really trust Sarah - she was incredibly good at communicating, available and responsive, even in the evenings when everyone else was closed and no longer responding! This made a massive difference. I could tell that Sarah respected and cared for the sellers of the house she was buying, and she juggled each of our different needs with sensitivity and integrity. A total game changer in terms of buying a house. Definitely a bespoke experience and yet affordable.

16th Sep 2026 (11 days ago)Disappointing experience<br><br>A £468 charge was suddenly deducted from my landlord funds without prior explanation or my approval.<br><br>Oakwood gave me inconsistent explanations, including blaming the block management company, even though Oakwood itself had deducted the £468 from my landlord funds while the block management company is still reviewing the matter. I therefore referred the matter to The Property Ombudsman (TPO).<br><br>TPO awarded compensation for the communication failure.<br><br>I lost confidence in Oakwood Estates and decided to manage the property myself.<br>Even the handover has been slow, and basic tenant information is still outstanding.
