14th Aug 2026 (11 weeks ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.
16th Oct 2026 (17 days ago)I am the leaseholder of 41 Textile Building which has been managed by Stirling Ackroyd since April 2026. The first property manager left a mess and has thankfully moved on. Annaliese Bimpong has recently taken over and has done a brilliant job of dealing with the issues that were left behind and liaising with the tenant.

She was very cooperative, answered all my questions clearly and always responded very quickly, which I really appreciated.<br><br>Although in the end the property wasn’t quite right for us, my experience with Rhia was excellent. She made the viewing and communication very easy and pleasant. I would happily recommend her to anyone looking for a helpful and responsive estate agent. Thank you, Rhia! ??????

They were very good communicators, and have invaluable experience in keeping the pressure on when the process starts to lag. A real highlight of their work was when our initial buyer dropped out they managed to arrange a new buyer within 24hrs, lifesavers!!
25th Sep 2026 (5 weeks ago)My situation was challenging due to my losing my first buyer, and then the solicitors in the middle of the chain causing unnecessary delays. But Petty Son kept me going all through the process and held everything together for me so I could still purchase the property I was first interested in. When it came to completion they were exceptionally kind and caring due to the challenging situation which was not any fault of theirs whatsoever. I really appreciate their help and consideration all the way through. Thank you so much to each of you individually and collectively. Highly recommended.

2nd Oct 2026 (4 weeks ago)Absolutely appalling experience. I called earlier today specifically to confirm that the viewing was still going ahead, and I was told that it was. I left work and travelled 40 minutes to get to the property, only to receive a message five minutes before the viewing informing me that it had been cancelled.<br><br>When I called to ask what had happened, I was told that the landlord had already accepted an offer and that they had apparently known about this for an hour. Yet, nobody bothered to inform me, despite having my contact details and having confirmed the viewing earlier that same day.<br><br>This is an unacceptable level of unprofessionalism and a complete disregard for people’s time. Leaving work and travelling 40 minutes for absolutely nothing, when a simple phone call or message could have prevented it, is incredibly frustrating.<br><br>Based on this experience, I would not trust this agency to handle my time or my property search professionally. The lack of communication and basic courtesy is disgraceful.- 16th Oct 2026 (17 days ago)Bruno, Jack, and the whole team were absolutely incredible! However Gabriela was amazing from start to finish. She completely put me at ease and went above and beyond to answer every single one of my niggling questions with a genuinely happy and helpful attitude.<br><br>The team's dedication didn't stop at completion either. When the movers accidentally left a few items behind, Gabriela actually came down and helped me sort it out when she easily could have left me to handle it myself. To top it all off, after completion, I received a thoughtful card and a goody bag full of lovely treats from Gabriela which was such a sweet personal touch.<br><br>If you are looking for a dedicated, professional, and truly goes-above-and-beyond estate agent team, I couldn't recommend them more!

Everyone did a wonderful job of getting my flat marketed and sold and I thank them all from the bottom of my heart!<br>Special thanks to Darren who put up with me through the sanity and especially, through MY insane times. Selling a property isn’t fun nor easy but Darren stuck by me through it all and to the end! He stayed in touch and made me feel like I was his only client! Please be aware when dealing with this agency and their landlords ( who apparently never reply to them but are responsive when signing new tenants) . They will keep your deposit for months and months but will have no problems taking deposits from next tenants ON THE SAME PROPERTY .<br><br>we have been quiet for 2 months but these guys have been holding our deposit despite no issues with check out reports.<br><br>Your agents should be explicitly clear from start IF you agency doesn’t like to release deposits on time .
