20th Mar 2026 (7 weeks ago)I’ve had the pleasure of working with Russell Simpson, and in particular Ali Carter, over a 14-year tenancy at Upper Cheyne Row in Chelsea and I cannot recommend them highly enough. From start to finish, the experience has been consistently professional, responsive, and genuinely collaborative. Ali has been a pleasure to deal with throughout, always approachable, efficient, and thoughtful in her communication. Over such a long tenancy, what stood out most was the level of trust, continuity, and mutual respect maintained on all sides. The recent end of tenancy process was handled seamlessly and in a very fair and constructive manner, which I greatly appreciated. It’s rare to find this level of service and consistency over such a long period, and I would not hesitate to recommend Ali and the wider Russell Simpson team to anyone looking for a high-quality, well-managed experience in Prime Central London. Just three days before my move-in date, they increased the apartment price without any flexibility or consideration for the prior agreement and contract, including agreed key handover day. This last-minute change was unprofessional and stressful. I do not recommend MAS Property.
28th Sep 2025 (7 mo. ago)A few things which we were promised which they didn’t deliver on, we went with this estate agent because they said they’d have multiple offices working on our property, but it ended up being just one office in a different area to where we were selling. We were there for some of the viewings and they didn’t know answers to basic questions which we know we had given them information for

Always had fast answers to my queries and everyone was very friendly. Our agent Frank Mulroe was extremely kind and helpful along the process.

5th Aug 2021 (4 years ago)**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *
7th Jan 2025 (1 year ago)Assume they are out of business. Nobody answers the phone, all numbers transfer to a mailbox which is full so cannot leave a message. Properties for rent are still live on RightMove. Probably best to avoid!!!

25th Jan 2026 (14 weeks ago)The most unprofessional Estate agents ever. My son purchased a property through these people ( well so he thought) he had his offer accepted which was the highest, he gave his solicitor details,had his mortgage ready, all was fine ( so we thought) We met the executors of the previous owner and was told it had been sold to an equity company at a much lower price. She explained that my son's offer was never shared with her and that she would have accepted it. It is disgusting the way that Julia has treated my son, and strung him along. Best advice is for no one to deal with this unprofessional set up, although I have noticed not many people in Balham sell through them. It only seems to be garages or Du cane court. I will be contacting the estate agents ombudsman about this situation 1st thing. Do not waste time with this outfit. There are some fantastic friendly professional agents in Balham and Tooting Bec. I am shocked that there are still some questionable agents around.

Makes letting a property extremely easy with the assurance that all the required legal documentation has been supplied and completed professionally and correctly!! 5 years later and we just sold our house with Paul. Top notch service all the way! He helped us find the right purchasers and ensured the sale went through as quickly and as smoothly as possible! Always ready to go the extra mile to make it as simple as possible. I can’t rate them enough!!
9th Nov 2021 (4 years ago)Seems to now be permanently closed as this is the second time I've got off the train at New Malden in the afternoon and found it shut. No details in the window to say when it will reopen yet stock still on the shelves? Now seems to be open again . Probably best to check before setting off if you intend to shop there these days

He knows his subject, he knows his clients and even the bumpiest road becomes a smooth newly laid cycle path with his guidance. He did an excellent job and was always on hand when you needed him night or day. No regrets. Warren all the way.

They listen to what you ask for, they give accurate valuations of your property, and they take great care and attention over how they market your property. David has now become a trusted advisor and we will go back to TPP if we were to ever sell again. Have recommended them to many friends and family.
25th Jan 2022 (4 years ago)????- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. He didn’t just sell my flat — he went above and beyond to make it happen, and I will always be grateful. 15th Jul 2025 (9 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Dan quickly generated an amazing number of viewings and multiple offers, so many, in fact, that we soon stopped using multiple agents and relied entirely on him. After a few setbacks with buyers, Dan was undeterred and went right back to work with positivity and optimism. He secured a truly great offer for us and handheld the entire process brilliantly, all the way through to exchange. Dealing with Dan was an absolute pleasure; he is personable, incredibly astute, and makes what can be a stressful process feel straightforward. I would work with him again without hesitation.
