27th May 2026 (23 days ago)Avoid Barnard Marcus West Kensington/Shepherds Bush – A Management Nightmare I am writing this to warn other landlords about the persistent failures and lack of professional accountability at the Barnard Marcus West Kensington/Shepherds Bush branch. My experience has been a masterclass in how to mismanage a property while charging a premium for the privilege. The "Sales Pitch" vs. The Reality The Branch Manager, Andreja, is very effective at selling you the earth. He promises a high-level, seamless management experience, but the reality is you are handed a bag of dirt. Once the contract is signed, the proactive service disappears, and you are left to deal with a branch that seems more interested in internal politics than property management. Non-Existent Service & Expensive Maintenance Despite paying for "Full Management," I found their tenant management services to be effectively non-existent. When issues arise, you have to scream at the branch just to get a response. Their after-care for property maintenance is extortionately expensive, yet the service remains sluggish. You end up doing the coordination yourself while they continue to collect their fees. Billing for Everything, Delivering Nothing The "hidden" costs are relentless. They will bill you for every minor administrative task—annual statements, tax reporting, and various "extra charges"—even though these should be covered under a management fee. In my case, they even billed me for tax administration services that were entirely based on their own internal errors. Formal Complaints & Internal Politics The level of incompetence reached a point where I was forced to go through a grueling formal complaints procedure just to get Andreja to do his basic job. It is clear that this branch suffers from a total disconnect between departments (Lettings vs. Accounts). I spent months caught in the middle of their internal "mess," with one department claiming a task was finished while another proved it wasn't. They played internal politics at my expense, leaving me to face the fallout of their administrative failures. The Fallout Their inability to correctly process simple change-of-ownership documentation led to severe errors in financial reporting and tax statements. To this day, the branch remains disorganized, reactive rather than proactive, and fundamentally incapable of providing the service they sell. Verdict: Save yourself the stress and the extra charges. This branch talks a good game but fails entirely on delivery. Protect your investment and your sanity by going elsewhere. The company will post a response to this review with an email address they never respond to! Lucy doesn’t exist!
16th May 2026 (5 weeks ago)As the director of the block, I can honestly say that appointing Heathgate Block Management to take over the management of our large private development in NW3 was one of the best decisions we have made. After years of poor management, lack of communication, and residents feeling ignored, Viv and Shabz came in and completely turned things around. From the outset, they delivered on every promise they made. Communication is now clear and consistent, issues are dealt with promptly, and there is finally a sense that the development is being professionally and proactively managed. Residents who were previously frustrated and unhappy now feel listened to, looked after, and confident that the block is in safe hands. What has impressed us most is their ability to improve the quality of service while also achieving substantial savings on the service charge. It is rare to find managing agents who can both raise standards and reduce costs, but Heathgate have managed to do exactly that. The difference throughout the development has been remarkable. The block is now well run, organised, and under control, and the overall atmosphere amongst residents has improved significantly. I would have no hesitation in recommending Heathgate Block Management to any development looking for a reliable, professional, and effective managing agent.

He was incredibly helpful and honest during the offer process, and then continued to be very responsive and flexible with helping us with the move in. I’ve dealt with other estate agents in the past who would be 20min late to viewings, or set you on a bidding war with others who had placed an offer, for example. In contrast, I was quite impressed with the level of professionalism we experienced here. We’re loving our flat so far and would definitely recommend Knight Frank.

Raniya and Zachary were incredibly responsive throughout the process and were always helpful, reassuring, and professional whenever any issues arose. They made the whole experience much smoother and less stressful. I couldn't recommend them highly enough.
27th May 2026 (23 days ago)I wish i had gone with Andrea years ago. I had tried several local agents in the area over the years. Some overvalued my property to win the business or had the viewings conducted by junior staff without much experience. Andrea managed to get a genuine buyer and a successful sale despite the current problems in Central London. Courteous, conducted viewings himself and I wish I had met him and taken his advice years ago.

She went above and beyond to help me secure my apartment and made the entire moving process feel incredibly smooth and stress-free. Lydia was always kind, responsive, professional and genuinely helpful throughout every step of the process. She really did everything in her power to make things work and I truly appreciated all her support during what can normally be a very stressful time. 11th May 2026 (6 weeks ago)I recently sold a flat in South Hampstead, which I jointly owned with my wife, through Rose & Co Estates. We live in Singapore and on our visit to London in September last year, it was important for us to have a real estate agent who specialised in properties in that area. Initially we looking at both options i.e. to sell as well as rent, so we were in contact with Jeremy Curtis for sales and James Rockman for rentals, who were both very helpful in guiding us through the two options and the key considerations to bear in mind. We were also helped by Darren Rose who provided us with additional guidance and help. We eventually decide to sell so Jeremy was our principal contact through the sale process. We were pleasantly surprised that he was able to get us an acceptable offer within a month of us engaging his services. Jeremy kept us regularly updated and guided during the longish process leading to completion of the sale including at times when there were procedural delays. This constant communication was important to us as we live in Singapore. We would like to compliment Jeremy for his courtesy, patience, professionalism and promptness of service. We would also like to thank James and Darren for their guidance and service. Overall, it was a very positive experience dealing with the team at Rose & Co Estates.

From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.

29th May 2026 (21 days ago)One of the worst letting agencies I’ve dealt with in London. Extremely unprofessional, very unresponsive, and careless when it comes to handling tenant issues. Communication is poor and getting anything resolved takes forever. I would not recommend anyone to rent through Jhons in London. There are far better agencies out there that actually care about their tenants.

From start to finish, they were professional, proactive, and highly knowledgeable about the market and the area. Richard gave clear guidance on pricing and communication was consistent and reassuring throughout the process—I was always kept up to date, and any questions I had were answered quickly. Hausman and Holmes were recommended to me and I’m glad they were, what stood out to me was how they managed the entire process with a calm confidence during and after completion. There was an issue with our rent agreement which caused a lot of frustration for us and the landlord and Eliot didn’t understand our side so we felt that their agent doesn’t understand the real estate laws properly. I wouldn’t choose them as a landlord or as a tenant.
