His initial valuation seemed rather high to us and was more than other agents suggested but within 2 weeks of listing it we sold our house for slightly more than that price. My only reservation - their recommended EPC provider was unsatisfactory.
9th Jun 2026 (17 days ago)If i could give zero stars I would. I currently live in a flat where Wallakers are in charge of the building maintenance. I have had an ongoing leak for 8 months now, causing water to come out of plug sockets and black mould on damp walls. Trying to get anything resolved with this company is extremely difficult, it took months for someone from this company to even step foot into our flat to assess anything. 8 months on and they have apparently 'fixed' the leak from the upstairs balcony, without informing us or requesting to check if the leak had stopped, the walls are still not drying out, and after a very rude visit, they respond that it must be condensation causing the water in the walls.<br>Every interaction with a representative from this company has been disappointing and we are left feeling like we are going to just have to live with the damp and mould.

From the listing to the exchange and completion, everything was seamless. Excellent communication throughout from Ben, Roy and Kym. Thanks very much for making a stressful time so easy.
2nd Mar 2026 (17 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.
10th May 2026 (7 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.

12th Jan 2026 (24 weeks ago)I chose Steven to sell my flat because he seemed so honest and straight when I first met him -- and he proved to be exactly that as the sale progressed through all kinds of unexpected headaches. I can't recommend him highly enough; he was always responsive, never unrealistic and very attentive to details. He was also very supportive and comporting when necessary. Trust him and his judgement, it's worth it!

We had a few people value the property, and Steve won us over instantly - no hard sales pitch, just a realistic and personable approach to finding the right buyer for our property. He was communicative, prompt with responses and just generally lovely to work with. We would not hesitate to recommend him!
