22nd Jul 2023 (2 years ago)They are terrible! I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.
16th Mar 2026 (17 days ago)I highly recommend Tate Partnership. Chris and the whole team there were exceptionally helpful and responsive throughout our three-year stay. Any issues in the flat were addressed quickly and with a genuine kindness that is rare to see as a renter. Thank you for making our time there so easy!

21st Oct 2025 (23 weeks ago)This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…

After I posted a review on google, suddenly they had the time to finally call me back. Not to refund my money though, to ask me why I posted a bad review and still no answer on when I will get my £400 back! Scammers!

20th Mar 2026 (13 days ago)I spoke with Jay regarding the possible sale of my property, he was open and honest with regards to the market and potential sale price which I really appreciated. Later, I met with Jay then Caff, both were a credit to the business in terms of the right mix of professionalism and honesty. I felt that they both considered my needs first and foremost and I would definitely use them again in the future as it felt like a very personal service.

4th Jan 2022 (4 years ago)Pizza was like a DIY pizza one makes at home for the first time. Amateurish! The Pizzas were undercooked and both the pizzas were not sliced thoroughly. The doughs were too soft to separate pieces and they start to tear without keeping the pie shapes any more. The steam came through the bottom of the card board box and made the oily steam mess on the surface. The taste was not there, and, I don't believe the dough is freshly made but from the factory. I think the staff should go to their contender stores of the area and match the bake texture and cutting the slices. Delivery was fast arriving just under 35 min.
25th Feb 2020 (6 years ago)My first piece of advice to anyone renting with dendrow is do not expect them to uphold their end of the tenancy agreement. You will regularly be inundated with workers and inspections. On several occasions during my tenancy this happened without notice and without a real explanation of what was happening. As most of my housemates worked throughout the day, this did not prove to be much of an issue but please do keep note of these instances as when you come to vacating the property you will 100% need to open an official dispute. Dendrow attempted to decimate our deposit via ludicrous charges that were put through their own cleaning company. The flat was rented out in a pretty run down condition and returned in a better state but £700 for cleaning was deducted from our deposit. When we moved in there were broken pieces of furniture, broken fixtures - again not unusual for London but never before have I had an attempt of £1800 deposit deductions for the pleasure. The real stickler was a charge of almost £1000 for a carpet replacement for moth damage under a bed. When we opened this as an official dispute it turned out the invoice Dendrow had used and evidence of pest treatment was over 5 years old and falsified in terms of dimensions of the room in question. Perhaps an oversight but likely an attempt to plunder money from tenants. Some of the charges were laughable including £72 for the removal of a sign the size of a piece of A5 paper. (I appreciate this is a breach but an individual call out charge and commercial waste charge for something that could fit in the bins in the building seems disproportionate). The independent MyDeposit review was a life saver and I cannot thank them enough for protecting us from these dubious attempts to deduct from Dendrow. I urge you to note down times where they have broken the tenancy agreement as well as you will likely be able to win back vast swathes of the money. They will take a threatening tone with you but remember this is your own money. Better still avoid them like the plague but if you have already entered into a tenancy with them, please be vigilant.
16th Jan 2022 (4 years ago)I was recently involved in helping to re-home a relative. Initially, the brief was to buy a house but that changed to finding a rental property. Sam, Ashley and Ranj have been really kind and supportive and have been available to help at every step of the way. They have understood the brief, responded promptly and been very patient. Definitely nice people to do business with. I would highly recommend them if you are searching for a property to either buy or rent.

Great communication throughout as well, with a genuine sense of urgency when it was needed. Low fees compared to the bigger firms in Herefordshire but a much more personable service and better outcome
20th Nov 2025 (19 weeks ago)Moved out on 1st of November from a property managed by Lordsons. One month notice was given, as per my contract, and yet deposit is still to be returned by them, even if they had landlord’s confirmation to return in full. Not responding to calls or e-mails and now their website is no longer active. I suspect they never held my deposit in a protection scheme as I cannot find it on any of the main ones. Searching on the internet, it seems like they were banned by Southend Council in 2024. Stay way clear from this con agency!! I suspect a lot more people are or will be in the same position as I am!!
