Very bad. After six months of paying punctually the rent We, my husband and I, don’t have two set of keys. We are tired of dealing with this situation. I am not asking for something beyond property manager responsabilities, but in her words “is out of her control” I wonder what is under her control. I rented the flat through chancellors therefore they should solve this. I can’t contact the landlord to get the set of keys and Chancellors doesn’t help. Which is the role of the estate agents? I am asking for something quite reasonable, a set of keys for the flat I am paying for. Soon I will have to come back to work after my maternity leave, I won’t be able to schdule my shifts with my husband. I will have to wait on the street while my husband get home. The property manager can’t guarantee a set of keys.This situation is unbereable. Property manager feel sorry but don’t solve the issue while say I’ll keep you updated... last time passed 3 months until I wrote again. Chancellors answer saying e mail us we’ll do something. Honestly I’m sick of writing emails is worthless.... Read more

Was really impressed with KFH Highgate. We went through them when renting a property in the area and their staff were really professional and friendly which made the usually hideous task of moving house much more bearable. They helped us every step and I really liked their use of digitally signed documents as it just makes everything so much easier. I was scammed by Ellis & Co in Golders Green back in 2009. I signed a year contract for renting of 2 bed flat on Ballards Lane, paid the agency fees, deposit etc. 3 weeks later, 4 days before move in date, Ellis & Co said the landlady decided not to let her flat anymore, so I'll be given the deposit back, but the agency fees, that were nearly £200 will not be refunded as the agency did their job. Later on, talking with agents from other real estate agencies, I realised that what Ellis and co did was illegal. Disgusting experience.... Read more

We took a Short Let through Kate at Foxtons West End Lane and had an agreement with her that they would speak to us and offer for us to extend before offering the flat to anyone else. Just before Christmas they then let the flat we were living in to someone else without speaking with us or writing to us, breaking the agreement they had with us. Despite the fact that numerous other Foxtons agents called us to try and offer us alternatives, no one in Foxtons management took responsibility for the way they treated us. It started out so good, but quickly sped downhill... TL;DR: They're nice on the way in, but shifty on the way out. THE GOOD: If you're only using them as a lettings agent, Leo Newman are all right (if expensive). They worked with us on the deposit (being new to the UK, it's hard to move money around). They provided a decent flat at an affordable rent (once I counter offered, that is). THE BAD: Leo Newman were also our property management company, so we had consistent run-arounds to get simple repairs performed. They did (eventually) fix things, such as the leak in the kitchen ceiling, but only after an exhaustive back and forth where they ask you to photograph what's wrong. THE UGLY: This is where it gets nasty. When our tenancy agreement came due after a year, they wanted to jack up the rent by 20%. Since the flat wasn't worth what they were asking, we countered with a more reasonable 2%. We were exemplary tenants; never late with rent, quiet, clean, and generally good neighbours. It took them weeks to accept our offer, but in the meantime we found a better flat in a nicer neighbourhood for just a bit more money. On moving in, we paid an additional deposit due to our small cat, bringing the total to £1500. Moving out, we followed all of their conditions to the letter, even to getting a professional deep cleaning. The only hitch was accessing our electrical account, which was paid on standing debit. I couldn't get into the account to show the £0 balance, but did give them the debit as proof of payment. That wasn't good enough, so they've withheld my £1500 deposit FOR WEEKS (this is in direct violation of the DPS, which states that funds can't be arbitrarily withheld and only the amount in dispute can be claimed, NOT the whole amount, and that the landlord has to show cause).... In summer 2019 Empire Estates sent a letter was sent to every house on our street in NW10 claiming: "a registered buyer who had been under offer on a property on your road. The sale has fallen through due to a change in circumstances… the buyer has everything in place with a budget of circa £300,000 are keen to find something similar" A pushy man visited my flat; when pressed for details of which house had a sale fall through he named a specific house and then changed his story to when I pointed out that I know the owners of the house and that it was not for sale.. That same week he also undervalued with another neighbour on my street. I emailed the agency to ask why they attempted to undervalue my flat by 20k pointing out that in 2017 my mortgage provider valued it at 280k. (it has since further increased in value by that same mortgage providers estimation) When confronted with this evidence the person at Empire Estates who responded to my email was rude and entirely unrepentant. The person below (who is an employee and not the owner) in his reply below has falsely alleged: "You requested us to provide you a valuation letter stating that your property was worth £300,000 so that you could defraud your mortgage company" so I will now have to get the Police involved as I requested no such thing and do not take kindly to being accused of fraud. On his response below he mentions a "comparables report" what he neglects to say is that the particular low sold prices are auctioned repossessions and probate auctions. If they have the sheer gall to write complete falsehoods do you really want to buy/sell or rent through them? I have informed the Property Ombudsman of what has happened I also informed Brent Council and a local MP. I have also forwarded their response below to the property ombudsman as evidence of their behaviour... Read more
