2nd Apr 2026 (5 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.

He was highly professional and clearly very experienced, guiding us confidently through every stage of the process. We felt completely supported throughout conveyancing, as well as helping us understand aspects of the surveys and even helping to support with our own chain. Josh kept everything on track and made the process feel extremely smooth and stress free as there were aspects we wouldn’t have been able to deal with ourselves as first time buyers. We couldn’t recommend Josh & Madison Fox enough!

16th Apr 2026 (18 days ago)My partner and I have just purchased our first home in Rainham. We have met with a few estate agents in the area but found Patterson Hawthorne to be the best. In particular David, he’s been fantastic throughout and has been there from the beginning of our journey and has helped us get to the finish line with the purchase of our property. He has been an active support for us during this process and we cannot thank him enough. We have enjoyed our experience with PH, in particular with David, so much so that we have said if we look to buy a house in the future, we would go straight to PH.

After that I did not have to do anything. Carol in the office arranged all appointments regarding viewing and kept me informed regally . This was a completely stress free situation thanks to the office staff. Thanks for everything .

16th Apr 2026 (18 days ago)I lived in my flat for 8 months now and have so far experienced so many issues that their check-in report failed to identify. First day I moved in, the bathtub was clogged, there were underwear stuffed in the drawers, toilet seat cover was cracked. The heater was also broken so had to freeze through December, and they also pointed me to the wrong the electricity meter so I’ve been paying for my neighbour’s electricity. Their property manager is incompetent at best, ignoring emails/calls and just sit there watch you suffer / sort out problems by yourself. Avoid at all cost.
18th Feb 2026 (11 weeks ago)Communication overall was poor, and the final sale price ended up materially below what had been pitched and discussed at the outset. More concerning was the conduct from Yaseen, on the finance side, where agreed written terms were later disputed and the matter was escalated unnecessarily, including multiple threats of court action, before the correct position was eventually accepted after some push back. The issue was ultimately resolved, but the process fell short of the level of professionalism I would expect. I would recommend others ensure everything is clearly documented and reviewed before proceeding, if at all.

Helpful at every stage of the process, shared his local knowledge, was always frank about any challenges that we would encounter, and even introduced us to the local community. Couldn’t recommend him and River Homes highly enough.

14th Apr 2026 (20 days ago)We haven't had to go through the nightmare of moving house for over forty years but we survived the emotional roller coaster this time round thanks to Stanton Hockett. Not easy for two eighty year olds I must admit who simply want to go live near their daughter up north! We approached the move with trepidation but their approach from the outset was totally re-assuring and empathetic. Tom started the ball rolling with his no fuss approach and we then graduated to the big guns, Brad & Gavin, after they found us a young couple to buy our treasured family home. They might have been a dating agency so suited to us were our young buyers. As apparently often occurs our journey through the legal processes to exchange and completion took us between peaks of elation to valleys of frustrated despair and back again but they were there to support us when we needed it. Thank you Tom and Lewis, thank you Gavin and most of all thank you Brad for your impeccable service to us in the sales progression stage. We are on our way now and feeling a whole lot better about our future.
18th Apr 2026 (16 days ago)Unprofessional, unethical, and publicly mocks clients. I strongly advise avoiding Alexander Rose Estates. Our experience was a nightmare: Financial Pressure: They pressured us to accept a lower offer for their own convenience, disregarding our best interests as sellers. Incompetence: They failed to track essential legal documents and met our concerns with "Be optimistic" instead of professional solutions. Public Mockery: Look at their response to our previous feedback. The owner literally bragged about "celebrating" and "partying" while we suffered from their poor conduct. Using a smirking emoji to ridicule a client’s genuine grievance is the height of arrogance. If you value your money and mental health, do not trust this agency. They don't care about your home; they only care about their commission and mocking you if you complain.
7th Apr 2026 (27 days ago)I had a very disappointing experience with OpenHomes, particularly with Pratik, who was one of the least helpful agents I have dealt with. I reported serious issues with my property in October, including an unstable toilet, unsafe bathroom flooring, and lack of proper hot water. Despite these being essential facilities, there was no urgency in addressing them. Communication was poor throughout. I repeatedly followed up and agreed to multiple proposed dates for repairs, but these were delayed or cancelled with no clear updates. At one point, I had to go months without being able to properly use the toilet flush and had to rely on manual alternatives. Even when additional issues like damp and mould developed, the response remained slow and uncoordinated. Requests for written confirmation or reasonable support were also not handled properly. Overall, the experience felt very unprofessional and dismissive of tenant concerns, especially given the seriousness of the issues. I would strongly advise others to carefully consider before renting through this agency. They don’t care about tenants.

From beginning to end, they handled our sale with the utmost professionalism and took a lot of the stress away. Cannot fault them and would definitely recommend.
