One of the slimiest worst estate agents there is, thinks he knows better than anyone else and is arrogant, massively toxic and reeks of bad practises. Would avoid as far as you can from Ash, he can’t even answer basic questions without being flummoxed at the simplest question. Also tries to conceal the truth on numerous occasions, but gets there if you press hard enough looool

The team has always been professional and reliable, making the whole process smooth and stress-free. A special mention to Kira, who has been incredibly helpful and friendly throughout. She has always responded promptly to any questions, emails, or enquiries I’ve had, and her support has made a real difference over the years. I would highly recommend this agency to anyone looking for a trustworthy and efficient estate agent.
31st May 2024 (1 year ago)I had the worst experience of my life with them and Featherstone Leigh , my son has a permanent asthma and breathing issue from the flat they have rented me. I was not able to stay in the flat for over two months , no alternative was offered to me and my family, being homeless due to the smell of damp, water leak has costed me a lot of money and stress. Useless team all they care about is their rent it be paid , they have breached their contract on so many occasions, they failed . Do not get fooled by those good reviews!

5th Sep 2023 (2 years ago)Amazingly bad service We rented a complete owned property for just over 2 years. In that time we had about 5 property managers. This should say all you need to know. Each one not knowing what had gone on before. Given the fact a week before we thought we were moving in we had to chase them to find out nothing had moved forward and they were waiting on us to send documentation (we were not told). Throughout the 2 years they were never really there to help you. After we have left they have tried to keep around 75% of our deposit which is absolutely insane. Missing furniture that never existed in the first place, the most expensive cleaning quote imaginable and £50 to remove a single chair. These are some of the excuses on the quote. Try and avoid complete properties when possible!!
5th Nov 2025 (26 weeks ago)My experience with this agency has been extremely disappointing. From the start, communication was almost impossible — we called and sent several messages for over a week before anyone responded. When someone finally did, they were rude and even hung up on us. Despite that, we gave them another chance and eventually managed to view a property we were genuinely interested in. Throughout the process, there was no accountability, no apology for the poor communication, and very little professionalism. After making an offer, we were told the landlord needed tenants to move in within a week, which was completely unrealistic. We waited days for updates, only to be told later that we should continue our search elsewhere. This entire process wasted two weeks of our time and left us feeling disrespected and frustrated. Based on our experience, I would not recommend this agency unless they seriously improve their communication, professionalism, and respect for clients.

From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.

Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.

6th Mar 2026 (8 weeks ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

This team was professional, responsive, and truly went above and beyond to help us supporting us in tough times, when dealing with property issues was very stressful. Communication was always clear, and I felt supported at every step of my renting time. Dealing with Estateology, and with Sam, is a luck in London — where the qualities above are hard to find. I highly recommend them to anyone looking for a reliable and genuinely caring agency.

Following on from being under offer, Alice has spent hours and hours updating us on every step of the sale. We have not had to chase them for anything, as they have been absolutely amazing. I have already passed on Daniel’s details to a few friends, looking to sell soon. I can’t recommend them enough. Don’t waste your time with the other, bigger agents. They are a small team and incredibly dedicated. Thank you for everything Daniel & the team.

27th Mar 2026 (5 weeks ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!

30th Apr 2026 (3 days ago)Madison Brook were fantastic. Ed Whyte was incredible throughout, and managed to get an offer on our flat within a week of listing. Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.
