Wowee what a journey - a total labour of love from the team in Bellevue Road and Patrick in particular - from start to finish the process was handled so professionally and calmly to get to the end result of selling our house - nothing was too much trouble and for only a 2 bed house we felt that we were always priority! Really grateful for all their hard work and will definitely use again. Thank you so much

2nd Sep 2026 (17 days ago)I chose Rampton Baseley purely because I clicked with them & everyone was so forthcoming & approachable<br>I tried other local Estate agents & they just wasn't "me".<br>Jack Hargreaves was the agent involved in my sale, he is easy to get on with, kept me updated, even on his time off. Very knowledgeable as well.<br>Even got £5k OVER asking price.<br>TBH everyone at Northcote R&B are great.<br>I would recommend them every time..

13th Sep 2026 (6 days ago)Most estate agents tend to be quite ghastly people, but Edward Hocken and Emilia Minopoli should win awards for their poor behaviour at this branch.<br><br>During a proposed purchase, an independent Level 3 RICS survey identified significant issues with the property. Rather than keeping negotiations focused on the survey findings, Sales Branch Director Edward Hocken questioned my “reliability as a prospective buyer” and said KFH had “a gut feeling”. I found this extraordinarily unprofessional from a senior estate agent - aside from trying to foist a property onto me with active damp and structural issues.<br><br>The handling of the transaction was compounded by Sales Assistant Manager Emilia Minopoli repeatedly creating urgency around exchange and completion, including false deadlines around the seller’s circumstances and timescales.<br><br>I formally complained to KFH. After internal escalation, KFH confirmed that it considered Hocken’s conduct entirely appropriate and would take no action.<br><br>I have no issue with agents robustly representing their vendors. I do have an issue with personal comments, manufactured urgency and poor professional judgement. I ultimately withdrew and purchased a property that doesn’t have level 3 defects, and am so grateful to have avoided a costly headache.<br><br>Based on this experience, I would not recommend KFH Battersea - nor the brand itself, for any purchase or rental.Kinleigh Folkard & Hayward - Earlsfield

26th Aug 2023 (3 years ago)From the start communication was good and emails and phone calls were always responded to quickly. Rebecca was a very effective go between between buyer and seller and worked professionally.
17th May 2024 (2 years ago)I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money. I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.

- 26th Jun 2026 (12 weeks ago)I had a very disappointing experience with a property marketed by John D Wood & Co. Estate Agents (Wandsworth).<br><br>Initially, Poppy Martin was very helpful and responsive throughout the viewing and application process, which gave us confidence in proceeding. However, after our offer was accepted, we were informed that all payments and tenancy arrangements would be handled directly by the landlord rather than the agency. This was never made clear at the outset.<br><br>We had already submitted our personal and financial information to the agent, including payslips, bank statements, passports, proof of address, P60s, and our guarantor’s personal and financial details. Despite this, the landlord requested the same documents again, followed by further demands for over a year’s worth of our guarantor’s financial records, including payslips, bank statements, and P60s.<br><br>We also discovered that deposits were to be paid to a business account managed by a third-party company, which had not been disclosed by the agent. When we requested evidence of their data protection compliance, we were initially provided with an expired certificate and generic documents, which further undermined our confidence.<br><br>At this stage, we no longer felt comfortable sharing additional financial information. As a result, our £311 holding deposit was retained. We felt pressured into providing excessive personal data under the threat of losing our deposit.<br><br>Overall, the process lacked transparency, involved repeated requests for financial and personal information, and left us feeling misled. This was a stressful and disappointing experience, and I hope future applicants are given clearer information before committing to the process.

16th Sep 2026 (3 days ago)I recently had the pleasure of working with James Hallam at Maalems to list and sell my flat in Earlsfield.<br><br>Living overseas, I expected the process might be a little more challenging, but I needn’t have worried. James carefully arranged and oversaw all the repairs and preparation needed before putting the flat on the market, and he was always readily available to explain the many steps along the way.<br><br>As issues arose during the sale process, as they inevitably do, James was always there to guide me on how best to proceed. His reassuring and positive attitude, along with his calm and professional manner, made what could have been a stressful process much easier.<br><br>It is clear that James has extensive experience in the Earlsfield property market, and I would have no hesitation in highly recommending him to anyone looking to sell a property in the area.<br><br>I’m extremely grateful for all his help and support throughout the process.

Ours was a difficult transaction that could easily have collapsed, and it only got over the line because John refused to let it stall — chasing the other agents, pushing every party in the chain, and staying on top of every detail throughout. Proactive, responsive, and completely reliable. Couldn't recommend this team more highly.

1st Sep 2026 (18 days ago)I used Rampton Baseley - and the wonderful Allie - to sell my flat in Earlsfield this Summer. I am so pleased with my choice - Allie was amazing from start to finish. Our first offer was at asking price which we were really pleased with - and the communication throughout was amazing and it all felt very stress free (which was important as I am heavily pregnant). Allie was always there to help - recommending removal companies (who were amazing), advising on various other elements of the sale, and showing us around lots of houses in the area as we decided on our next move.<br><br>I would use Rampton Baseley and Allie again in a heartbeat - highly recommend!

From start to finish, she went above and beyond for us. She was incredibly knowledgeable, friendly, and always on hand to answer our questions. When communication with our own solicitors was lacking, Ashliegh acted as a conduit between us and the buyer. Her updates reassured us that everything was moving in the right direction. Selling a home with a newborn baby is no easy task, but Ashliegh made the whole process infinitely less stressful. She is an absolute credit to the Barnard Marcus team, and we are very grateful.
