23rd Jan 2026 (7 weeks ago)I agreed a purchase on 5 Whitburn Avenue which was marketed and confirmed in the memorandum of sale as freehold. After instructing solicitors and incurring costs and a level 2 survey, it later emerged during conveyancing that the property was subject to a short lease of around 12 years, fundamentally affecting value and mortgageability. I withdrew immediately once this came to light. Despite requesting written confirmation that the sale was no longer proceeding, my emails were not responded to. This experience caused unnecessary stress and wasted legal costs. Buyers should independently verify tenure before proceeding.

They were prompt on time knew knowledge of area and property didn’t push me into putting property on market with them or going to auction like some tried to do. Very quick on marketing property and kept me informed. Faye went above and beyond her role and contacted me outside of office hours The service I received was exceptional I would highly recommend them
