13th May 2026 (7 days ago)So far not good at all. Took around 3 months for them to answer 4 questions raised by the surveyor. And it seems Adrian does not live in my same universe because it's impossible to get a hold of him or to get an answer on anything. Lastly, and that might not be their issue, but they knew the seller very well, they lied about the readiness of the house and its lease extension. InAugust 2025 the process started, to this day we have zero clue of what is happening. They also tend to blame you and your solicitor, when in fact, it was their side who lied and were slow.

We dealt with Harry and Charles most closely and they were superb - attentive, communicative and supportive. We completed our sale and purchase in 12 weeks, from offer acceptance to completion, and a large reason for that was down to KFH's professionalism. Would recommend.
10th May 2026 (10 days ago)Tom was extremely knowledgable about the property and the Balham area. And was very professional when sharing information about the owners and reasons they were selling. He was very prompt in responding to us and co-ordinated repeated access to the property for us and our specialist surveyors and contractors. This is the third time I have bought a residential property (also sold two) and Tom was the most helpful property agent I have dealt with, at no time pressurising us to make a hasty decision. The purchase process progressed quickly, thanks to his involvement, we had completed and moved in within 4 months of making an offer.- 4th Feb 2026 (15 weeks ago)Really appreciate all the support we got from Ciarnan Spellman in helping us find and secure our new apartment! After a nightmare experience with a previous estate agent who left me in limbo for nearly four years—costing me a significant amount of money and stress—finding Phil was a breath of fresh air. From our very first meeting, I knew I would be choosing him over the other two quotes I received. Here is why Phil stands out: Accurate Valuation: He provided a realistic market price and expert advice on our listing strategy, which I followed. Reliability: He set a target date for the sale and hit it exactly. Unlike my previous agent, Phil was honest, transparent, and proactive. Incredible Value: His commission was under £3,000, which was less than half of what the other agent was charging for a far inferior service. Phil operates at a level of professionalism that is rare in the industry. I would highly recommend Phil Cantell and the Your Move team to any friends or family looking to sell. 27th Apr 2026 (23 days ago)Be very fearful of this agency. When we moved in, their agent Laura confirmed that du to our daughter suffering from pneumonia and having a serious of respiratory issues, the landlord could deal with the mould in property before we moved in. After we moved in they did not deal with it, and they ignored all of our messages relating it. Upon moving out, at the end of the one year term, they assisted the landlord in ensuring there was enough of a grey area where they could claim that we did not give notice for the end of our tenancy properly. As a result, they took an extra months rent, amounting to £5000, and stayed silent through the process whilst we attempted to take this back. At the end of adjudication the landlord ended up taking it, as they’re clear knew what they were doing and ensuring that they could take this money from a young family, despite us having moved out of the property in time, liaising with them to hand over the keys, and the landlord actually staying in the property and making used to the property after we moved out. I have never dealt with such an agency in my life - they knew the landlord would do this and never found it appropriate that once we moved out, the landlord intended to keep our entire deposit sum.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. They were professional, the person who came round first had really done his research which was impressive, the conversation was thought provoking, they had a great photographer, the agents were nice people. She is and always has been professional, responsive, and genuinely helpful throughout our tenancy. Communication has always been clear and timely, and any maintenance issues or concerns are handled quickly and efficiently. She gets the job done! Cant go without saying how appreciative we are of her friendly attitude and attention to detail, which makes living in the property stress-free and comfortable.
