16th Oct 2025 (9 mo. ago)I recently assisted a friend in moving out of a London apartment she had rented through this agency. Unfortunately, our experience with the agency’s representative was extremely unprofessional and upsetting. My friend, who is currently outside the UK, had asked me to collect her remaining belongings and return the keys on her behalf. When we arrived simply to do this, the agent showed up and, in an almost assault-like manner, very aggressively yanked the keys out of my other friend’s hands. We were not refusing to hand them over at all — we were simply holding them because we were in the midst of packing up her things. This was an unnecessarily physical and intimidating act that felt entirely out of line. The agent behaved rudely and treated us as if we were second-class citizens, even though we were only there to help peacefully resolve the situation on behalf of someone who couldn’t be present herself. At no point did we cause any disturbance; we were simply doing what was asked of us. It is completely unacceptable for a business representative to use physical aggression or intimidation in any circumstance. We do understand that the agency may have had prior problems with our friend — the tenant who is currently not in the UK. However, we were not her, and we had nothing to do with any prior disputes. The disrespect and aggression we were shown were completely unnecessary and unprofessional. What’s more, the incident left my friend in tears, highlighting just how distressing and unwarranted the agent’s behavior was. No one should ever be made to feel unsafe or humiliated in a situation like this. One staff member’s actions reflect the entire business, and based on this encounter, it’s clear that no one should have to deal with an agency that treats people this way. This level of unprofessionalism and lack of respect is beyond disappointing, and I strongly caution others to stay away from this agency entirely.

Communication is clear, instructions are well organised, and they operate in a consistently professional manner. This makes coordinating inspections and delivering reports smooth for everyone involved. They are friendly, approachable, and have a clear focus on supporting their clients. We would highly recommend Hamilton Estates to anyone looking for a professional and well-organised letting agent.
26th Jan 2024 (2 years ago)I have known Katrina Fernandez for more than ten years now, and seen her grow, from young beginner, to – still young – expert property manager. She is not only willing to help, but really helpful, owing to her inexaustible resourcefulness. Managing a number of properties obviously requires technical skill and competence in more than one field. But in order to successfully do this job from the uncomfortable position of moderator between landlord and tenant, one must develop a capacity to mediate between seemingly opposed interests. And in this rarer ability Katrina really excels. She never lets you down. I will never forget the calm assurance with which she led me out of a serious hydraulic problem last summer, when my tenant was on the verge of tears, day in day out, and I really feared she would sue me for no fault of mine. I asked Katrina’s help, and her capacity to go to the heart of the matter and act accordingly saved me. Thank you, Katrina.
8th Dec 2025 (7 mo. ago)SHAMBOLIC. AVOID AT ALL COSTS. WASTE OF TIME AND MONEY. Accepted my offer on a house and assured me the vendors would not "guzump" me. After spending a few thousand on legal fees and mortgage broker fees, they tell me the house was sold to someone else. DISGRACEFUL.

13th May 2026 (11 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early. However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered. After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time. To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully. I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.

3rd Jul 2026 (26 days ago)I recently booked the "Waterloo" meeting room at Regus Hanover Square for a professional client meeting, and the experience was deeply disappointing. For the premium price point Regus charges, the basic facilities were completely inadequate.<br><br>The meeting room had no functioning air conditioning, making it uncomfortably hot for the duration of our session. This was compounded by the state of the restrooms, which were in an outrageous condition—filthy, with wall frames lying on the floor and generally disgusting. To make matters worse, the WiFi was patchy and unreliable, hindering our ability to work effectively.<br><br>It was embarrassing to have my colleagues complain about the environment I had selected, reflecting poorly on my judgment. Given the high cost of renting this space, I expected a professional, clean, and functional environment. Instead, we received substandard service and facilities. I cannot recommend this location until these fundamental issues regarding cleanliness, climate control, and connectivity are resolved.<br><br>The customer support did nothing and had done nothing since then. Regrettable.

30th Jun 2026 (29 days ago)company gained entry to building to stuff mailboxes with flyers begging for property to rent. There was no external indication of what it was, just "For the attention of the legal owner", so it looks important enough to open, not just spam. Highly unethical behaviour and I would not trust this company, or Sarah Black, the manager signing these letters.<br><br>edit: 1 year on just received another identical unsolicited letter. Still begging for the same type of property for the same couple with the same jobs from the same Sarah Black with the same manufactured urgency. Still an unethical business that doesn’t seem to care.

Whenever I encounter any kind of problem, I reach out to them, and they always resolve it quickly and efficiently.<br>I am very grateful for all the support they have provided. I have now completed 5 years with this agency and have no intention of leaving anytime soon.<br>I highly recommend PureState to anyone looking for a reliable and supportive agency. Thank you!

1st Dec 2025 (7 mo. ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.- This agent doesn't have any reviews
