25th Sep 2024 (1 year ago)Overall, the feedback was when agent was chased for updates but didn’t find them very proactive. The agent didn’t sell the property despite being on the market for over a year, however other market factors were in place so it’s not all attributed to agent’s performance.

10th Dec 2021 (4 years ago)While the initial engagement was positive things went downhill. The listing was incorrect on some portals and the links to the virtual tour broken. This took numerous calls to get sorted. Communication back to me following viewings was poor and despite requests for statistics regarding online adverts I only received a basic summary as a one off.
27th Jun 2026 (4 weeks ago)We purchased our home through Allen Davies and had the absolute pleasure of working with Vivien Klucso.<br><br>Buying a house is one of the biggest decisions you make in your life and can often be stressful but Vivien made it incredibly easy. She is exceptionally responsive and extremely accommodating; replying to emails promptly, facilitating multiple visits, finding out answers to all our queries from the seller. I cannot overstate how important this is.<br><br>She's warm, friendly, open and honest. I think she genuinely enjoys what she does and I highly recommend working with her. We're extremely grateful and very excited for our life in our new home.

9th Jul 2026 (19 days ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.

14th May 2026 (11 weeks ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash off the books. I strongly advise to avoid this agency and this dishonest man.

She was professional, friendly, and always quick to respond to any questions or concerns we had. Khotol made everything feel smooth and stress-free, keeping us informed every step of the way and going above and beyond to help wherever she could.<br><br>It’s not often you find such genuine, attentive service in the property market, and we really appreciated the care she put into everything. I’d happily recommend Henry Wiltshire to anyone looking for a reliable and supportive estate agency ??????
