Their level of service consistently went above and beyond what could have been expected. The whole team was unfailingly polite and ready to provide information throughout the process. Would definitely recommend.
24th Mar 2024 (6 weeks ago)I called on Friday to enquire about a viewing and the woman I spoke to couldn’t have been more rude. It was obvious that on that day the last thing she wanted to do was work. All she did was give me snappy responses and when she finally did mention I could go and see the house at 11:30am on Saturday, she then snapped again saying ‘well you need to complete the form I’ll send you really quick otherwise someone else will take your spot’ and then she proceeded to say that it will be a block viewing so I asked if it’s possible to perhaps arrange a private viewing as I wasn’t particularly keen on a block viewing and she hang up on me straight away?? If this is how your agents behave and speak to customers then I really wonder how you manage to sell or let anything. Wouldn’t recommend and I’d avoid any future property listings if I will see your name on it.- 25th Mar 2024 (6 weeks ago)Perfect, professional, could not fault them at all! 8th Apr 2024 (30 days ago)The flats I visited before moving in looked perfect, with brand new carpet and freshly painted walls. However, my experience after moving in was far from ideal. The boiler stopped working, and I had to endure almost a week without hot water or heating for me and my toddler. It was challenging to bear the cold weather without heating, and we had to rely on electric heaters to keep ourselves warm. In addition to the boiler issue, the kitchen boards were falling, which posed a safety hazard to my son. I reported this issue to the agent, and it took them over a week to fix it. The delay in fixing this issue was frustrating. At one point, the agent accused me of staying in the bathroom too long, causing the water to get cold. This confused me because it was just me and my son, and we only used the bathroom briefly. Despite explaining my situation to the agent, they did not take me seriously, and it felt like they thought I was making up the issue. After experiencing intermittent heating and hot water, a new boiler was installed, which seemed relief. However, a new issue with the pipes responsible for producing hot water arose, resulting in me heating the house but still taking cold showers in winter. Despite raising these concerns periodically, no one seemed to take them seriously, leading them to believe I was either fabricating problems or being dishonest. Furthermore, I reported a leak in the sink and an unstable toilet seat to the agent, but they did not believe my claims. After a week, they did send a plumber to fix the sink and toilet seat, but no one called me to inform me that they were coming. This was frustrating as I had to stay home and wait for them to finish. Overall, my experience with the flats was disappointing. It felt like the agent did not care about the tenants. Once I moved in, it seemed like they did not take my concerns seriously, and it was disheartening. I hope that in the future, the agents will prioritise the safety and well-being of their tenants.

Their communication was excellent, with prompt responses to my inquiries and clear explanations of the rental process. The letting agent demonstrated professionalism and provided accurate information about the properties available for rent.
4th Apr 2024 (5 weeks ago)Lucy and Lisa were absolutely fabulous throughout the who process of letting my house out. From my first appointment right up to handover of the keys, they explained everything well and helped guide me as to exactly what I needed to do; as a first time landlord, this was extremely helpful. They’re both a credit to the team and I can tell that they’re passionate about their job. Even though I am managing the property myself, I know they will support me in the appropriate capacity. Thanks to you both :)
5th May 2024 (3 days ago)Called us to say their vendor had “accepted” our offer. We received no email confirmation, they did not ask for solicitor details and no communication since then. They called the following day to say there’s been a higher offer and that’s been accepted. Just seemed like our offer was used as leverage to get higher from elsewhere. Unethical and unprofessional. No further email correspondence and no opportunity for us to match the offer. Will be avoiding buying from here.

Cancelled an appointment as I was dealing with a stroke patient and I had a massive leak in my ceiling and he turned up anyway; tried forcing his way into my property when I told him he wasn’t coming in as I’d cancelled the appointment prior to his arrival. In the end blocked all of your moves numbers and never felt so happy *Edit - reply to lisa* Hi Lisa, Lee works at your move Walkden Branch - I had all of my information removed from Your move as there was a breach of GDPR and head office took my information off the system with immediate effect. I was being rung off numerous numbers by the man stated above out of office hours whilst I was heavily pregnant

I am landlord and the exceptional service I have received from him I really do thank dean what an asset to reed rains. Also would like to thank Rebecca and Nick who have also been great through the process with my brother selling his property. Highly recommend.
21st Feb 2024 (11 weeks ago)The team were very pleasant to work with but some points for improvement include: 1. The initial valuation was quite far off what the property ended up selling for. This was because it was based on sold prices in the local area of quite different houses. 2. The opening photo for our property on Rightmove had 9 bins in it - it would’ve been a good idea to move them/ask for them to be moved before the photos were taken. 3. An agent was sent to do a viewing on her last day in the job and told the viewer this and didn’t seem motivated to sell the property.
1st May 2024 (7 days ago)Arc were confident of getting a sale for the price they valued our property at, however, the price of our property was clearly overvalued to get our custom. We have since sold our property for £15k lower than they said with another estate agent.

18th Mar 2024 (7 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry
