Rude, condescending and money grabbing should be the motto of this letting agency. Pretty much the whole time renting a property from them was an immense struggle and, except for Kevin, they couldn't care less. The property was in a horrible condition, furniture falling apart, damp, floor breaking down, I was left without a single light in the bathroom (in the winter) for about a week when the light broke, or with water pouring from the ceiling after a leak from the upstairs flat for days - straight up health hazard. Maintenance issues aside, I was facing a big issue from the gas company regarding the property - somebody has registered it as a business property and with two gas companies YEARS BEFORE I even moved in, which resulted in them trying to bill me for gas I wasn't receiving, ruining my credit score and threatening with debt collection - and the agency refused to even talk to me about it, even when the gas company itself requested to speak to them or the landlord. That totally crossed the line of what a tenant should be left to deal with and it was not my fault at all, yet they simply didn't care, even the Citizen Advice was appalled by their behaviour. Unfortunately, it doesn't stop there. I was being pestered MONTHS before the end of my tenancy continuously, asking if I wanted to renew - worth noting that the tenancy agreement states I had to let them know a month before the contract expiration date, not four. The managing director kept sending me emails every few days or weeks, even when I was on holiday on the other side of the globe. I eventually had to extend by 6 months and the same thing happened again then - halfway through the tenancy, I was being pressured again. It just goes to show that all they care about is money and how they can get more. When I finally moved out the flat, the property was scrubbed from top to bottom and left in a better state than when I got it. After I dropped off the keys, the agent said nothing. A couple of days later, I received an email from TDS that they are wanting to take £145 off my deposit - no explanation as to why. So I disputed and it wasn't until then that the managing director sent me an email asking why - without saying why she's trying to claim money off me in the first place. It wasn't until then that she sent me the check out report and the invoice for a FULL FLAT CLEAN - which the flat didn't need. I took it through the dispute process with TDS and was absolutely shocked when I discovered that they uploaded the invoice as evidence - only the invoice was very clearly altered a tampered with to say full flat clean to highlighted areas! I eventually was granted half the claimed money back, so my advice is when they try to take your deposit - yes, when, not if - fight it and dispute. Just be careful as they are not above fabricating evidence. Avoid this terrible agency if you can.... Read more

A wonderful experience with Abode Living, I was originally applied for a different property but didn’t realise move in date was much later than expected but then Kevin told me about another property that I have now moved into. Process was super quick and they were quick to reply to everything! Went to collect my keys and they gave me a move in gift and it was super sweet of them to give that extra service! The place I moved into did need that little extra cleaning due to dust but service was great overall.... Read more

Rude and condescending! Never cares about their tenants! On our second day in the property they visited us and gave us some goodies and repeatedly asked us to write them good reviews on google. No wonder! Avoid this letting agency for your own peace of mind.

Do NOT get a house with this joke of a letting agent. We had fungai and black mould growing. We first were told that it was our fault, then when we mentioned the law that they have to inspect, they changed their tune. The law states they have to come out within 24 hours to assess due to the little boy that DIED because of mould - Awaab's Law. They came out after 5 months. They are useless! Me and my partner were unwell because of it and every time it was a “we’ll inform the landlord”. As if they weren’t the ones managing the property? We got served a section 21 and were told the landlords wanted their property back, only to find a day after we handed the keys back, the property was listed. If you are going for the property in Nidsdale Avenue, good luck. The property has NOT been fixed - winter is when it will show! Margaret is a rude letting manager who only took interest when we told the council about the mould and mushrooms. Kevin kept ringing us demanding the keys back, yet I tried to drop them off in the morning but no one was there so I had to go on my lunch break. They only really respond to you when they need something. They also took a £100 off our deposit because “the dust was more excessive for the time it was left” 1. It had been two weeks since we left, they should have done a check out STRAIGHT away, not a week after we gave the keys. 2. The house had no ventilation so of course dust occurred and they don’t know how dusty the property was to live in? Blamed marks on the front door too, it’s wear and tear. Expecting us to clean mould that they have known about?? As well, the photos provided showed no dust or the marks claimed. They are useless and as someone who works in the industry, an embarrassment to letting agents.... Read more

Please do not rent from Abode in Heaton Newcastle. The staff are appallingly rude and condescending. The flat was a disgrace when my son moved in I cleaned it from top to bottom and it was left cleaner than when it was given to us. We rented the property in a worse condition than we left it, the contract does state to be left satisfactory clean, but within 20 minutes of dropping off the keys my wife was told the house was disgusting and a professional clean needed before the next tenant could move in.... Disgraceful company was treated poorly whilst recovering with cancer, house was disgusting when I moved in. I have replaced 3 carpets and decorated 7 rooms top to bottom. Cleaned throughout the house to vacate today and been told that they are keeping part of my deposit as there’s some dog hair on a skirting board and I had forgot to clean the cooker vent!
