AVOID BRYAN ESTATES AT ALL COSTS- THESE PEOPLE ARE CON MEN.
I reached out to Bryan Estates at the end of January to help with moving myself and a friend to a new place. I went to visit the property with the agent, Marco. We liked the property and wanted to put an offer in, but were told we needed to pay an initial holding deposit to enter into negotiations on the flat. This sounded strange but we didn't know any different so paid the one-week fee of £530 to commence discussions.
We didn't get the property and so as per Marco's promise and the order form we received, we were supposed to receive our money back within 8 working days. Those 8 days passed and we received nothing, so I reached out to Marco on WhatsApp and emailed stating I hadn't been paid. Both said they would look into it and Marco then provided me with Gavin Bryan's details, who is the Managing Director. Both Gavin and their 'Accounts team' said it had been processed and would be received within 2-3 working days. I was told this at least 4 times.
I then emailed a complaint to their 'Customer Services' team stating that it had been 4 weeks since the payment of my holding deposit and I've not received it. Their 'Customer Service' team emailed me back at 11:30pm same day (Clearly Gavin just doing his evening emails) saying they would look into it and get back to me within 10 working days. Those 10 days passed and I'd still not heard anything. After that, Gavin, Marco and the Customer Service team began ignoring my texts, calls and emails.
It has now been 7 weeks. I have filed a notice with the police, and gone to the Ombudsman, but still Bryan Estates do nothing, which is quite frankly crazing.
Reading past reviews, it appears far too many people have experienced these issues and it needs to stop.
Please avoid at all costs, and please pay the money that I am owed. It is theft.

I made the mistake of letting my property with Bryan Estates. What started out pleasant quickly declined with poor service and manipulation. The whole experience was stressful, full of mistakes and just outright rude/misogynistic, one issue was that Gavin reduced the priced of property by hundreds of pounds without telling me (I found out by checking online) then tried to manipulate me into taking the lesser offer. Gavin wasn’t getting what he wanted so at one point he asked to speak to my husband, despite the property being solely mine and Gavin having never dealt with my husband. (!!!)

Less than 1 star. Terrible service. Gavin Bryan: you are in severe breach of your management agreement by the withholding of rent - notification has been sent to the National Trading Standards Estate and Letting Agency!!!!

I was very pleased with the services of the Bryan Estates agency, they offered us an apartment in the area we needed quickly, checked all the necessary documents without delay and drew up a contract.
Compared to previous experience of cooperation with other agencies, this was simply service at the highest level !

Always a pleasure dealing with Bryan Estates. They have been managing 7 of my flats for 10 years and have always got me a good rent. The process is always seamless from start to finish and communication A*. Thank you to Gavin and the team.

Gavin is very unprofessional. He will never answer calls, text messages or emails. He is keeping the rental payments and owes me 2 months!!!! Despite tenants paying him on time! Please avoid at all costs, cannot believe they are still operating. I am now having financial difficulties because of his negligence!
I have sent you the complaint letter on the 2nd February which you have ignored despite the chaser emails. Still no payment from yourself, stop making excuses and pay the money!!

I sent a deposit of £400 for an apartment. I was then abruptly told that “the apartment is now unavailable” by a man called marco. I didn’t argue, just wanted my deposit back. It’s been 4 weeks since one of the staff (marco) said I’ll get my money back in 3-5 working days. Right before Christmas which is the sad thing. I was chasing him and I can’t get through to the company. Definitely wouldn’t recommend these people.

THEY KEPT OUR DEPOSIT AND DON'T WANT TO GIVE IT BACK!!!
HORRIBLE EXPERIENCE - DON'T WORK WITH THESE PEOPLE
For anyone thinking of working with Bryan Estates I highly suggest that you don't. Not only did they force us to prematurely pay a deposit on a flat that we were looking to rent but it has now been OVER 1 MONTH after the offer on that flat was rejected and THEY ARE ILLEGALLY KEEPING OUR DEPOSIT.
Me and my current flatmate were looking to move into a new flat and contacted Bryan Estates regarding 1 of the flats they were offering for rent. We went to see a couple of flats and none of them worked out in the end. Until we actually saw a flat that we were interested in. The real estate agent then proceeded to message and call us all the time pressuring us to take a decision and pay a deposit.
At the time only I was able to see visit the apartment because my flatmate was travelling for work but was coming back in 2 days and we told Bryan Estates that as soon as he also viewed the apartment and gave his green light, we would put forth an offer.
They not only pressured us to put an offer on the flat before my flatmate could see it but also on the day that my flatmate had scheduled to view the apartment REFUSED TO SHOW HIM THE APARTMENT IF WE DIDN"T PAY A DEPOSIT ON THE FLAT RIGHT AWAY.
This was just straight out of line behavior! He had commuted 1 hour to view the flat and was purposely left outside the apartment and told that he'd only be allowed to view the apartment if we paid a deposit of around £500!!
We were EXPLICITLY told both verbally and in writing that the deposit would just be to secure the flat and that if the landlord rejected our offer, the deposit would be returned to us right away.
We eventually paid the deposit as we really need to move into a new place as our current tenancies were ending in our previous place.
After that, our offer ended up being rejected by the landlord as they got an offer for a higher rent value.
We proceeded to ask for the deposit back.
NO ANSWER WAS GIVEN
We emailed Bryan Estates and called them more than 20 TIMES!
They never replied or picked up the call.
3 WEEKS later, I sent them an email detailing that if they did not return our deposit promptly I would be submitting a formal complaint to the Council. THEY READ THE EMAIL 8 TIMES AND NEVER RESPONDED.
My flatmate called again and then they picked up and said they'd take care of it right away...
IT HAS NOW BEEN OVER 1 MONTH AND THEY STILL HAVE OUR MONEY!

Very poor service. They Never respond to communications via phone, email or text. Constantly chasing.Very unprofessional and I would definitely not recommend this estate agent. Poor!

Thieves.
These guys knocked me £1100.
I called them many times that I had sent the rent to them by mistake instead of the landlord and they said repeatedly they would send it back to me but never did.
Unsure whether to report them or not due to headache.

Avoid Bryan Estates at all costs. Gavin, the managing director and the company contact for letting has been ingnoring my calls for weeks. I am owed over £1800 for the return of my deposit and the company is refusing to pay me. Even worse, the deposit I paid was illegal (more than 5 weeks rent) and was not protected until 6 months after I moved in and the amount that was protected was less than what I actually paid. I am now pursuing legal action, a complaint with the deposit agency and a complaint with the ombudsman - but if you can, do not engage. I suspect all 5 star ratings are false.
**I see that Gavin has replied to this review. It’s interesting how he has replied to this but couldn’t respond to any emails I sent while I was waiting for my deposit to be returned. An amount was eventually returned to me, after I notified that I would be taking legal action, over 2 weeks late and less than what I should have received. To be clear, the only reason I know my deposit was protected at all is because my solicitor contacted My Deposits, and the deposit was protected in March, 5 months after I moved in. Completely unprofessional - avoid.

I would not recommend this agency to anyone.
They never fixed or repaired anything. We had to chase multiple times for any basic repairs, let along anything which they are legally required to do, e.g. carbon monoxide alarms, gas safety certificate etc.
All repairs which are done are poor quality, meaning the property was damaged each time a repair was done.
Incredibly unprofessional. Stay away as much as possible!
