As a new resident to the UK, I had the most comfortable experience working with this letting agency. Zoe showed me two homes that were just splendid and she pointed out many features I wouldn't have otherwise considered. Ella managed all of our paperwork clearly and expeditiously.
I had initially gone with another home represented by another agency; the experience was really quite terrible in comparison to the services that Henley's of Mildenhall provided. Each step of the process was handled most professionally and there was no doubt about the communications.

I moved here to the U.K. last year for employment. After I arrived, I contacted several letting agencies for more information on available properties and a few of them didn't seem very interested in helping me to find a home to let. As a first time renter in the U.K., I definitely needed assistance in sorting through this process. After calling a few different places and nearing my wits end in my experience with other agencies, I contacted Henleys located in Mildenhall. I am very glad I did! From the beginning, they were very welcoming, attentive, warm and friendly. They were very keen to help me find a home and find it fast. They walked me through the letting process and was very detailed in their explanations. Since then, all of my home maintenance requests are resolved quickly and with great satisfaction. I have even recommended their services to other colleagues months later and they received the same service and experience! Henleys recently sold our house in Mildenhall.
They were great from day 1, talking me through options of selling and renting our property. We decided to sell our property and Maria and Lyndsey found us a buyer offering the right price in just a few weeks.
Once the offer was accepted Henleys continued to help is by keeping us informed and up to date with how things were moving along from both sides.

I have used Henleys now for over 5 years and I can’t rate them highly enough. We currently have 2 properties rented through them and they make the whole process very easy it’s such a friendly service they provide and always there to help which is what has gone from most business nowadays.

Henleys are a local, independent estate agent and, as such, have a thorough knowledge of the local area, and being independent, they are able to give a very personalised one-to-one service with their staff. Their photography/online viewing package is excellent, and the brochure stunning. Although they were appointed as our selling agents, they were also very pro-active in finding us a suitable property to move on to.

If we could give more stars we would! From the moment we arrived on Lakenheath, Henleys has been nothing but hospitable. Responded quickly to our inquiry, arranged transportation for us to our first property tour, and gave a very informative brief. So good, we chose them over others.
In our 3 years under Henleys management, they were nothing but kind. Always. They made sure all of our issues were taken care of as quickly as possible. One of those issues being the landlord. Additionally, during our unscheduled move, in a very short period of time, they found us a new short term flat that met all of our requirements. Instead of sending us on our own to figure it all out. And they ensured we had first rights to secure that new property, if we liked it. The great service has continued ever since. Lesa, Kayley, Ella, Lisa, thank you all. Seriously.

We approached Henleys for a evaluation and possibility of selling our late parents house. When meeting Henleys team, their were warm and supportive and positive on finding a buyer who would enjoy our parents house as much as we did. Amazing company to find your house/apartment! I just want to first say how awesome Henleys realty. I am an active duty military member and I came from South Korea a few weeks ago. I had been looking for a few homes prior to even getting into the country. I have to specially shut out the realtor Lesa because she was so so helpful with my move and answering my questions the entire process. She told me I had to wait until I physically got into the UK before I could make any decisions on homes. I didn’t even have to reach out to her when I got into the UK because she was emailing me weekly on new homes that became available on what my price range was with both apartments and houses. When I finally got into the UK she kept me updated daily on what was sold and still available. Lesa knew what dates I was flying in and when I would be available to view homes.
When she found a place for me she let me view it first because some other places had been rented out so quickly. She found me the perfect 3 bedroom home by the base which I was looking for. The process from there was so simple they answered all my questions for me. I also didn’t have to schedule anything with housing to do the inspection part of the home Henleys did the hard part for me. I asked to move in on a certain date and they made it happen. On the day of move in it was very smooth. Henleys gave me a packet of reliable information for me. They even had the council tax exemption letter ready for me to fill out which I had no idea about. They honestly saved me a lot of trouble compared to other realtor agents I’ve heard from my fellow coworkers.
The atmosphere and vibe from Henleys when I went to sign the lease was perfect. I walked in and everyone greeted me so kindly and had a smile on their faces. I would 100% recommend going through Henleys if you are a military family, civilian/contractor, or just looking to rent/buy a home in the local area! Thanks so much Henleys!

Henleys have been fantastic throughout the whole sale. Very accommodating when I requested a viewing at short notice which allowed me to secure the house. The whole sale went on for roughly 7 months and without Henleys I am confident it would have been an extra few months!

She remained very professional and friendly through out the whole process, able to explain the terminology and kept in contact regularly with updates to the purchase.

I sold my very first home through Henleys back in 2016! Recently selling and purchasing again through them. The communication was floorless, I never felt out of the loop or stressed at all. Sarah managing to get my sale through in just 5 weeks !!!! The team are all friendly and approachable I wouldn't use anyone else.

I used Henley's when I was renting in the Mildenhall area. They were able to show me multiple viewings of different homes and I found a great place with them. They are quick to email and very helpful with getting you set up with your utilities, as well as being able to help out with end of tenancy. I would highly recommend anyone to go to Henley's for their next rental home!

I could not be any happier with the service Henley’s have provided for me. Not only have they rented my property out to some lovely tenants, they also found me a new home in the process. What has been an emotional and stressful time leaving my property and finding somewhere new to live, they have made the process completely stress free and easy. Renting a property out was worrying for me as finding tenants that I trusted was difficult and I was so pleased with the people they found me. Initial process was smooth but lack of communication throughout tenancy was a constants issue. Several problems came up that were never addressed with the property. End of tenancy was a nightmare soley based on one individual who has a lack of customer service. Not everyone was rude but one individual can ruin the entire experience and that is what happened.

Maria is so rude! and speaks over you. Then when you raise your voice because she is talking over you.. moans that you are shouting at her.
Wouldn't use henleys in the future and wouldn't recommend.

I was recommended Henleys through a friend. Literally from the first phone call I was really happy with the service I received. Maria was very very helpful and took loads of the stress away for me, and made everything seem fine even when I was getting a little a stressed. She went out of her way to help organise little bits that were difficult for me to do as I no longer lived at the property I was selling.
I would definitely recommend Henleys to any of my friends or family looking to sell their property! 10/10 for me ????

My partner and I went to look at a property today. I organised time off work to view the property which isn't easy to do as I'm a manager at my workplace. We had an appointment for 5pm and had a call at 4pm from a Sarah asking to confirm that we will still be coming to view the property which is 40 minutes drive from my workplace and When I arrived at the property a couple minutes before the appointment time we got a phone call and a text saying that the property had been taken and the appointment is now canceled. This is appalling customer service to say the least as it has cost me time from my busy day, my fuel money as well as the time I had to take off work to arrive on time for the appointment. I called henleys to find out to get an explanation and was told the boss would call me back and they haven't. Looking at the the last review on facebook it looks like I'm not the only one they have done this too and I wished I had looked at the reviews before making an appointment in the first place. It is safe to say I will be staying away from any properties that are with henleys and I suggest that you all do the same.

I invited 2 well known Estate Agents along for a rental valuation and they said they cd get their contractors to put in an oil watchman for a reeasonable price the 2nd Agent said theyd get bk to me with a price. When it came down to it the 1st one doubled the price saying theyd made a mistake and the 2nd one I had to chase up to give me a price (told by office guy to search on the net which I did - unimpressed). Following a courtesy call from the 2nd Agent I told them the office guy had put me off letting them Manage the letting of my property and by then I'd got a quote from a proper oil tank company based in Cambridge that was much cheaper than their quote after all!
So I decided to give Henleys a call! BEST DECISION EVER!
Sarah who attended made no false promises and impressed me with no pushy sales talk and I just KNEW they were the right choice to let through.
The 1st 2 Agents told me we wd receive the rent by bank transfer approx 10 working days after they received it - Henleys told me we'd receive it the same day and THEY HAVE BEEN TRUE TO THEIR WORD!
Professional and efficient I have peace of mind with them Managing the property - I would highly recommend them!
