Shame on Strats . I rented an apartment for ten years , VIP tenant they said . Two months ago the flat suffer rats invasion . We heard the animals scratching the walls day and night . We had to leave in a hurry in order to save our mental health . We left behind our goods , tv sets , tables , bed , tools , and many others things . Lots of money I say . They said rats were not a good reason leave the flat in that way . They never give our deposit back …. Shame on you George . Money is not everything in life , one day you will learn that lesson .

One of the worst letting agents in Hatfield. All they care about is Rent! Nothing else!
I rented out a single room near De Havilland campus in a 7 bedroom house. Only 7 people are allowed to stay to stay in this property but there is a girl, who is permanently living with her husband in a single room (breach of contract, HMO licence, obviously her husband hasn't done any right to rent in UK) in our house for 2 months now. Her room is besides me. They are always loud at nights, creating issues and the washroom which was already shared among 3 people is now shared among 4 people and they don't keep it clean. I can't sleep most of the nights due to the noise and idk why they keep on banging the walls constantly in the mornings and nights.
Reported to Strats main office multiple times and guess what? They don't care at all.
One of the agents literally told me to get out of office and hire a solicitor.
So, if anyone is reading this review, please stay away from them. I hope my landlord (Mr
Dipak shah) would read this comment and do something about it (cause strats are absolutely useless and helpless in this situation) if he cares about his HMO licence.
Still living in this hell hole cause I am bound by the contract.

RECORD THE PROPERTY WHEN YOU MOVE OUT. Strats and the landlord Raj Mamtora are thieves!
When you leave the property clean at the end of the tenancy legally they cannot charge you! Strats tried to charge us a cleaning fee of £250. I took videos and picture of how the place looked on departure and they dropped the charges. They lied and said the house was left dirty when it wasn’t. They will exploit you especially if you are a student. Disgusting!

Starts as a letting agent is great. Their service was really good. They were quick to respond and process everything. They were communicative and helpful. The service provided by their maintenance team is good and they came to fix the issues within 3-4 days on an average. The only down side was that at the end of my tenancy they tried to charged me £170 for “cleaning” and tried to take the money out of my security deposit. Thankfully, I had left the flat in a very good condition and had video recorded everything before I left. This incident threw me aback as I’m an international student and paying £170 for “cleaning” was a stretch.
Note for tenants: Always remember to video your flat before moving in and before returning your keys.

A great letting agency with quick and efficient service. Whenever there was a complaint or something required maintenance, they’d respond quickly and get it done. My fridge wasn’t functioning properly without thermostat malfunctioning. They had a guy take a look and told them that a new fridge was needed. The next day the fridge was delivered and the old one taken away. I highly recommend this agency.

The entire experience was great. When we first rented the house, we couldn’t move in right away because of how far away we lived at the time, and they sent over a tour that they had done from our request, and sent it to us right away. When we arrived, they had left some pizza vouchers that allowed us to get free pizza from Domino’s, absolutely great!

My shower has broken and they have told me to wait 5 daysto get this fixed. They or the landlord is expecting me to use my housemates shower for the next 5 days when I am paying for an ensuite and will not sort anything out in the meantime as there is ‘nothing they can do’ I have had multiple problems with this house and agency. Really not worth the stress renting with them.

I have been letting out my property via Strats for the over 10 years and I could not be happier with the service I have experienced.
When I first brought my property in 2010 I was nervous, having never done anything like this before. Thankfully George Doukanari, Kyri Nicola and the whole team at Strats have made this one of the best decision I have made. The staff are always helpful and they’ve always been able to help me out with any questions I’ve had.
These guys are extremely professional, and all paper work regarding my property is provided in a timely manner. This makes it much easier for me to track and monitor the incomings and outgoings for the property.

Having lived in one of the strats houses on rent for the year as a student, the beginning process was lovely, staff were very helpful however when I had visited the agents on several occasions the staff members spoke to be in a rude tone of voice as if I was a child. Being a student we’re not always treated the best but if we are a client for your business this is not how we should be treated. It wasn’t just the one instance, found it extremely rude! Honestly need to learn how to treat their customers!

They have always been responsive when we have had maintenance issues, and the majority of the staff I have encountered are very kind and helpful people. My only negative was I felt I received a rude reception from one member of staff when going to the office for a spare key to one of the rooms. Worst agents i have ever experienced, avoid at all costs, they are crooks, they say they screen tenants but they don't they changed my tenants with out my knowledge and didn't get them checked and ended up have squatters due to their negligence, no rent for a full year and I had to go to court to get and eviction notice which they didn't help with and by changing the tenant this voided my landlord insurance so I was out even more money

Hi,
I have been with Strats for about 2 and Half years, they have been very cooperative but they do need to be a little kind with their communication with students. Expect that they are an fantastic property Management service/ Estate Agents. Their complaint handling is just fantastic. They are very generous when it comes to students complaint about the property, they even change the light bulb which I think no other estate agent would do. They go out and about to help the students.
I would recommend them to all. Especially to students who want to stay safe and be worry free about their property when they are with Strats.

I give 4 stars because I liked it, I just felt uncomfortable to have viewings of my room after 1 month after the contract was signed when it was a 10 month contract without any explanation why, so in my mind it did not made sense since a friend of mine was searching for a studio (the same type of room that I was in and had viewings) and it was said to her that there were no viewings since all the studios were occupied, that's why it does not make sense. I thought the maintenance team was really helpful, and the team in general too. I had some questions and I called the number that is on the internet and it was okay.
Another experience that made me sad about the company was that when I rent the studio, I was in Portugal, and I would move in the same day I would arrive to the UK, so everything was done online, and it was sent a video to me of the tour, but I did not know where the house was, or what house was it, and no one showed me the way, I went to the agency I did the deposit payment and the rent payment and that was it, I went out without someone to help me find the house.
But that was one day of my tenancy, everything else it was okay, I did not contact much but to me, no one was rude, so that's why I give 4 stars and not 5. It's a great agency if you are a student and looking for something for the semesters coming. Easy to communicate and everything is explained.

Took multiple weeks for the agent to respond to me trying to apply for a house. Took me having to bother other members of the company to get a response which was met with annoyed communication. Had to hand hold the entire process to even get any form of confirmation.
Refused to send bank details to pay for the house whilst also pressuring the other tenants that they needed to pay for the room or find a new person. Finally gets the other tenants to kick me off the contract. Should of expected immature behavior from someone who has his phone number pop up as 'Big George' When you call it.

I WOULD NOT RECOMMEND ANYONE RENT FROM OR LET THEIR PROPERTIES THROUGH THIS ESTATE AGENT, this estate agent is an utter joke! Maria Baker, Small George and Fat George all rude and unprofessional,
They use to "manage"two of my properties and told the tenants that bills were included in the rent but never paid us the monies for the bills as we were being charged by a management company, they kept all funds for bills for themselves,
My father and I went to speak to them at the office in Hatfield multiple times but little George would just leave the office saying he had an appointment, at the start he was so nice and professional when he wanted the property to let, but I guess e showed his true colours after he got us to sign on the dotted line.
This was such a stressful time due to arrears that my father fell very ill due to the stress and passed away shortly after, the worst happend for us so don't let it happen to you.
If you want a stress free rental please DONT USE STRATS, use Moving Places, they took on both my properties and I haven't to look back as they went above and beyond to help recoup my losses.

My experience with Strats has been a complicated one in that my son was no longer able to take up his place in accommodation originally sourced through Strats as letting agents. I was offered comforting and encouraging advice about finding a replacement for my son's tenancy and, exactly as I had been promised, a replacement has been sourced and taken through the whole process thanks to the efficiency of George Dukas and others at Strats. All my questions were answered with patience and good humour throughout the process.
I commend the professionalism and friendliness of Strats to any potential tenant (or parent of a potential tenant!) without reservation.

IF ONLY IT WERE POSSIBLE TO GIVE A ZERO STAR RATING...
- Rude, unaccommodating staff who don't return calls or emails. Prepare for the most simple enquiry to be passed between numerous people, each as unhelpful as the last.
- Often in complete denial regarding responsibility for maintenance/repairs. We were sent on a wild goose chase every time the most basic repair was needed. As a house, we even had a competition to see whose maintenance requests went unnoticed for the longest (I won).
- It was only when we threatened to get the council's environmental health department involved that they removed large amounts of INDUSTRIAL WASTE from our garden!
- Upon leaving, they charged us for damages not listed in the inventory, and would not provide us with receipts to prove legitimacy of the repairs.
In short, I would NEVER use Strats again...ever...not even if they paid me to live in one of their houses.

Not recommended for foreign students as they are unable to pay deposits back by bank. I asked one of their employees when we were returning the keys to the house and he assured me that they were able to. We got a check in the mail that wasn't pre-paid and had to fork over 50£ to get our deposit back, and this was after 2-3 months of e-mails back and forth because of slow (and rude) replies.

Having been renting a house with Strats for almost a year now, i have to say that without them student life would have been much more harder.
They are soo consistent,understanding and helpful. Not only did they sort us out with a beautiful house at a reasonable price, but they also fully understand the financial issues and delays of student finance and are very flexible to meet their clients needs.
Living out of home can be very costly and time consuming. Especially when you dont have the resources or knowledge of how to fix broken appliances or extra security. Strats provided us with all the information we needed and even brought and fitted us a new washing machine and new door locks, hassle free.
If anyone is looking for accommodation in Hatfield, i strongly recommend Strats Estates & Lettings. They have been sooo helpful and their team are soo friendly that they make the experience soo fun and worthwhile.

There was excellent communication between the estate agent and myself and they continued to help the rent go through until completion.We were very pleased with the service we received from Strats Estates& Letting Agents. The manager had a very good knowledge of local area and was very professional. We were very pleased with the property details and photos, they showed the property off to its best. We had good service from the whole team during the rent, particularly from George Doukanari. All phone calls were dealt with promptly. We would recommend them.

Been with Strats since September 2013 and we had quite a few problems with our house including our boiler and small other issues that the landlord did not solve before we moved in. In the end it was nothing to worry about as we contact Strats about these problems and they responded immediatley and did everything possible to ensure we were happy in our house. We had manitenence in and out of our house and jobs were completed without fail :D thank you!

I would definitely recommend these agents.
This year is my fourth year living in rented accommodation and after previously using other agents I can honestly say that Strats Estates are the best that I have used. Right from the outset, I felt like a valued customer - they even stayed after hours just to accommodate our difficult requirements! Strats are always helpful, understanding and attentive towards any of our requests and any problems. They are very flexible and understanding in particular to any financial situations that may occur. I have noticed that other agencies around Hatfield treat students with utter disrespect however Strats provide an excellent service.
The houses we were shown were all clean and well maintained so it was a difficult decision to chose between. Once moved in, contact has been regular throughout the early stages of the tenancy and any small issues have been dealt with promptly, with Strats always ensuring that everything well. We are absolutely more than happy with our house - the best we have lived in.
I would definitely recommend using Strats. They are helpful, attentive and honest. Houses are all well maintained and are offered with a very fair price. A great service from the outset and I will definitely be using Strats in the future - they offer a far better service than any other estate agents in Hatfield.

I have just signed a contract with Strats and it's possibly the worst decision I've ever made when it comes to my renting experience (I have rented since 15 years old)! The student house was horrible, disgusting and when I rang them up to express my concerns, they didn't want to know! The george's there are very rude and all that want to do is squeeze all the money they can out of you - that's all they care about. Despite that unfortunately, this is the only agency there and you might think you have all your eggs in one basket, try and avoid them! There is private renting available, which might be a bit further away from the campuses but it will mean a clean,nice and comfortable environment for your stay. I know what I am doing next year now regarding the accommodation - NOT GO WITH STRATS!!!

Worst customer service I have ever received - from the day we signed a contract to move into student accommodation this month to this day, the communication and attitude of the 'estate agents' in there has deteriorated and has dampened what should be an exciting experience. They almost seem disgusted when you want an answer questioned on the phone, as if you are disturbing them. An older man who works there has an awful telephone manner, patronising you for something you naturally wouldn't know. It's a shame students don't have much of a choice of who they rent with, and to be honest, I am dreading the next year with them as I'm sure they are going to squeeze every last penny that they legally can out of us.
