Mariam has been so incredible my parents sadly had water leak at residential property I need to find them alternative accommodation Mariam has stayed in touch until she found them the perfect place to rent. She kept me up to date from start to finish making this such a smooth process for my parents at such a difficult time and she is so polite and professional absolute asset to the company and I work for Lloyds banking group so recognition is so important when you have been given attention and service like this I would recommend Mariam and Charles Henry Peppiatt for helping find the ideal place but without Mariam being so efficient this would have not been so easy. I will definitely give her details to anyone I know looking for property.

4th Feb 2026 (9 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

From the start, they were great at communicating, helping to give us guidance on what we needed to do and when. They were also a massive help throughout the process in ensuring that all parties and solicitors were making progress. We had difficulties with solicitors on both sides, and Sara and Sami were brilliant in pushing them along and in keeping us informed on the whole chain, and keeping us calm in what felt like a storm! Thanks for all of your help Sara and Sami, we’re extremely grateful for all of your help and would definitely recommend MECS to any new buyers.

1st Apr 2026 (9 days ago)If I had choice to give zero then I would be happy.This company rubbish ,unprofessional and racist company.I did enquiry about a house after three days of mocking around me they said house is available in £1000 instead of £885 but still I said I want to view they said we had no email ID to contact you even I got two emails from them about the rubbish room.They judge people from there accents and treated very badly to non British people.My British friend call them front of me they were offering him to view appointment so don’t go through this so called company for letting .

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

3rd Apr 2026 (7 days ago)My Parents house was already on the market but it didn’t seem to be moving after a few months so we spotted Bayzos & decided to ring & get them out. Phill promptly came out to value my late parents house, what a really lovely guy, he was very professional & extremely compassionate as he understood this wasn’t an easy process for us, he took time to explain everything that we needed to know & was completely honest. We were extremely pleased with Phill & Bayzos and to be honest was gutted that we in the end we didn’t need them. As we suddenly we got an offer on the house and we accepted. Sadly we had to ring Phill and let him know we had an offer and couldn’t continue to use Bayzos . Phill was great & very understanding and told us if we needed anything, he was there for us to give us any advice. Even in the later weeks while the sale was going through he was still checking in every so often seeing if everything was going ok. So if ever in the future we need an estate agents Bayzos will definitely be top of the list .

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
