Very poor do not go with this agency the place we was renting was being sold and no one contacted us or helped us move from the renting team it has been a disturbing time for our 3 year old as we have had every tom dick and Harry looking at the property and they will try to blame you or not speak to you about anything we had a water leak 3 months after reporting it they fixed it like the cealing is falling off still waiting and toilet is broke no one has come out to fix it.When we went to another estate agent to sort out a new house to rent they gave us a bad reference so be very careful when going with these as we can not get a property because of these now... I just got my very first home through innovate and I'm over the moon. They couldn't have been more helpful. I enquired about finding somewhere and within the week they had helped me find the perfect place to live I couldn't be happier. Emma was extremely helpful and put my mind at ease whilst awaiting all the checks. Very poor communication when regarding repairs for tenants. They never return calls, ignore emails and always fobbed off with endless excuses to why it takes over 6 months to carry out any repairs.... Read more

Still waiting for details as to where my security deposit is held after over three months. We have a receipt to show this was a cash payment, but getting absolutely nowhere! Poor practice, poor customer service.. very disappointed, and no option but to take this further.... Read more

I have been an investor for more than 10 years now with over several investment properties. I have always preferred to take care of the properties independently and without the help of Estate Agents but I have accepted that this is no longer possible with me being a business owner who spends most of my working week abroad. Deciding to have my properties managed by an Agent was not easy. I have always had a good relation with all of my tenants which I believe is a key aspect to a smooth running tenancy. Innovate have exceeded my expectations with their efficiency, reliability and their professionalism. The team are experienced and have shown this when dealing with enquiries. I would highly recommend Innovate to other investors as they have enabled me to become a ‘stress free’ landlord who can focus on other commitments. Thank you to the whole of the Innovate team! I moved into a property with Innovate with my newly born 3 month old baby. After having a baby and due to personal circumstances, Innovate recommended me considering a appropriately sized flat well within my budget. Viewings were conducted swiftly and professionally. I moved in, which also came with the odd few teething problems one would expect. Innovate were so incredibly helpful, always being on the other side of the phone, sending punctual engineers to attend who communicated with me directly, upholding professionalism. Innovate helped me feel at home, with their fantastic software which allowed me to report issues I may have. I have since moved with them again into a house as my son is now a toddler. I am incredibly grateful to this agency who have helped me above and beyond- whilst I also appreciate there are times as an agent their hands are tied but still strive to fulfil their commitments. If you are thinking of renting or buying off innovate I can not stress enough, DO NOT use this estate agents. I never leave reviews on anything but I feel like this is extremely important as I don't want anyone to go through what me, my partner and baby did. Firstly, we moved into an apartment on cockshed lane in blackheath. We were told the property was in immaculate condition, the neighbours were nice and it was suitable for my 3 month old baby. This was our first family home. After a day of being in the property, we noticed we had NO intercom (being on the second floor),the cooker kept tripping, the shower didn't work properly as the previous tennant had superglued the dial, and we couldn't use it if we wanted any skin left as it was stuck on the scalding hot temperature. Then, after I turned the shower off and washed my babies bottles we noticed we had no hot water left. The boiler had broke. SO, at this point we rang the emergency number of Innovate, to speak to a man out of hours. The man didn't listen, said there's nothing he can do as it was a Saturday? And was nothing but rude. At this point, after having an argument with him we rang him back to discover he turned his phone off. So this then left us with NO hot water, NO cooker, NO heating and all with a 3 month old baby and no one to contact. We managed to get halogen heaters off the neighbour opposite, luckily and dealt with this ourselves until Monday. We then rang the blackheath office Monday morning as still NOONE had contacted us, and they said they would contact their "maintenance team" who will be in touch shortly. 6 hours later, we still had no contact off anyone. So, noticing all these problems we tried other facilities in the apartment to check if anything else was broke. I can not STRESS how angry we now were. We opened the washing machine, to discover the previous tennant had left stools (yes POO) in the washer and this was left in the property! After my partner being sick and me heaving my guts up we had to open all the windows and balcony door in the flat to let the horrific smell out, which again around December (Xmas time) made my flat ice cold. As a result of all of this, by the Tuesday I was at birmingham children's hospital as my baby had bronchalitus and was on oxygen as his chest was so bad. So again, we rang the estate agents straight away and kept it all on email trail too and they said it would get removed. STILL, the washing machine is in the property. (3 months after reporting it). Luckily we're not there anymore. Innovate failed to contact us again, leaving us without hot water, any heating, a cooker and a shower for FOUR a days at this point after reported. I rang again on Tuesday, when then I spoke to one of the useless young girls in the office who told me she would pass it off to the maintenance team again. Wednesday morning I was contacted (FIVE DAYS) to be told they will get someone out to fix all the issues. I thought brilliant!... until two men came out who had no idea how a boiler worked. (Family contractor)- no expenses I'm guessing - who then left and said they fixed the problem, to discover we still had no heating, or hot water. (14 days now, into having no facilities- breaking the law??) Believing that the cooker had been fixed I sat my little boy in his bumbo seat opposite me whilst I was cooking, and 5 minutes after turning the cooker on a spark came off the hob following a Big Bang missing my little boy by centimetres. At this point me and my partner were at the end of our tether. I rang the office, fuming, who said someone will be in contact straight away. As to be expected I was contacted the following day, and someone came round to tell me nothing was wrong ( a lady from the actual estate agents ) .... this filled us with confidence as you can imagine. So we had to deal with a tripping cooker. After stressing to the estate agents we NEED the intercom to work as when anyone comes I have to run downstairs with my baby and open the communal door. """The worst agency I ever came across""" !!!!25 Dudley Road West !!!! Think twice before stepping into this property !!! After several phone calls and complaints they can't do anything about any of complain because they are busy & because they are chasing landlord for his approval!!! Faulty Double Glaze windows. (Cold Air used to rush in even when windows are closed) & there is still a outstanding window/ insulation/Heating issue at this property. Faulty Shower (Need only a New Circuit breaker but it took 10 days for them to fix it & during this time they were advising me why can't i take a bath instead of Shower), Front & Back Garden was full of rubbish when i got the keys. Agency promised me that when weather is nice then landlord will come over & clean it for you which never happened. Oven wasn't working when we got the keys plus it was in a filthy Disgusting state. Agency Staff clearly not trained & willing to help. They will answer the call because they have to but they wont do anything about your complain. Even after leaving this property last month, i'm still having issues with my deposit return. As the lady who deal with deposit returns is on holidays & NO ONE in her absence look after deposit returns !!... Read more
