When I moved in the previous tenants hadn't cleaned properly and I called this out upon check in, eventually cleaning the place myself which was fine at the time. However, upon vacating the property 6 months later Langford Estates initially tried deducting £225 from my deposit for a professional clean of limescale removal and cleaning, which was a farce as the place was much cleaner than when I moved in. They then let me go back to the property to clean again which I did, spent another 3 hours cleaning only to then have them ask for £75 for window cleaning and to clean door handles. I was desperate for my money back by this point so accepted it, having already waited a month. I would never use this company again, their customer service was shocking after I moved out and communication was poor. I feel completely ripped off having to pay £75 when the property has had years of neglect. Do not use this company. ***EDIT*** As you can see I've now had a response to the review a whole four months later (great to see them regularly checking their reviews) The landlord's parents did not come and clean the property at all. They came to do some gardening and were supposed to redecorate (they didn't do the latter and were elderly so the landlord should have sorted someone fully capable as I don't feel this was fair on them) I will reiterate that the house was 10x cleaner when I vacated compared to when I moved in and I don't understand why the previous tenants were not offered to come and clean the house as you offered to myself. To me it sounds like just because the landlord came back from Canada and wasn't happy I was penalised, well maybe she should have seen photos from when I moved in and she would have been even more displeased. You say that I could have challenged the £75 further if I wanted. As I have previously explained, I had already been waiting a month by this point and had barely any communication from yourselves and was desperate for the money having spent over £1000 on rent and deposit for new place. That house had years of neglect, was damp, freezing cold, mould from damp in the kitchen cupboards, the list goes on. I sincerely hope the landlord gets these issues sorted as the current tenants are going to be rather cold in the winter. Finally, you shift a lot of the blame on to the landlord. You are the ones dealing with this property and not once did the landlord ever contact me, therefore you need to take ownership. I see a few 5* reviews in the last couple of months, no doubt you've asked for these to try and hide my review.... Read more

Having had a terrible experience with one of the big agents in Norwich, I was so pleased to find Simon at Langford estates. Everything was done to make the sale of my house go smoothly! (The house was sold for a price I was very happy with, to the first person to view it with Simon!) I can not recommend this company enough! If I could rate it six stars I would. They let you know what’s going on from beginning to end and you feel like they are working for you, which was not the case with the other agent. Absolutely brilliant!????????????... Read more

Simon Codling and his team at Langford Estates were utterly brilliant in marketing and selling my mother’s house after she passed away. Things were not straightforward, as can be, with a probate sale but Simon was extremely hard working, patient and professional throughout the entire process.
