Tenants, avoid these cowboys at all costs. We had an absolutely dreadful experience:
- Never bothering to complete repairs raised the day we moved in over a nearly 2.5yr tenancy. They did manage to repaint a water-damaged wall after 1.5yrs though, credit where it's due!
- Failing to address fire safety issues for months (with total radio silence -- not so much as an acknowledgement).
- Repeatedly demanding access to the flat with well under 24h notice for "inspections", once going so far as to let themselves in unannounced.
- Hounding us out with multiple no-fault eviction notices just weeks after committing to a minimum term of 3 months (at a considerably inflated price!) on a periodic tenancy while we bought a place. Apparently the owner wanted to sell, so it's a little confusing that it was back on the rental market not long after we left. I'm sure they're not abusing no-fault evictions to drive up their profits, though, right?
- Stonewalling us over the release of our deposit because they thought they were liable for a gas bill after a fight with the supplier over inaccurate bills.
I had the same experience with contact over the locations of meters as some others here, around 3 months after vacating the property. They even managed to read the wrong meter despite me providing photos containing the full serial number.
Interesting that the positive reviews aren't from tenants. I love the [Your Name] placeholder on the review templates you send to landlords; it makes it a lot easier to identify the review farming ???????
Edit: “pristine” properties don’t generally have liquid damage and damaged fixtures. The “sour” relations were nonexistent, by choice: as the agent you are paid by the landlord (out of our rent) to serve as an intermediary. It sounds like you’d benefit from some training.

2 years renting in Wood Green a lovely modern property of 4 bedrooms.If you go on their website I would say all the properties are very well maintained. Had some issues with the house at the beginning of our tenancy but everything was taken care of and the issues did not return. Steven in particular is professional and tries to meet your needs. Would definitely have stayed much longer but unfortunately had to move due to work.

He did an absolutely fantastic job of helping me to move into my flat in Enfield.
To say that my situation was unusual would be an understatement. I had recently returned from living outside the UK for 16 years. I had no credit record or references and had had several really bad experiences with various typical “Estate Agents”
Steven turned up on time, explained everything perfectly and helped me negotiate the minefield of the rental agreement and everything else, always being at the end of the phone and answering all of my questions and removing any doubts.
All in all a great experience, that was enjoyable each time we met. I am now settled in, thanks to Steven’s professionalism and honest, hard work, coupled with a real wish to help me get me into the property with as little fuss as possible.

The management during the tenancy has been a bit of a mixed bag, they were a bit unresponsive for a while but this has gotten a lot better again recently so let's assume there was a temporary issue of some sort. Very helpful until you’ve actually moved in, then they couldn’t care less. Maintenance issues took forever to be sorted or never were. It took them 2 years to replace a sofa that was broken when we moved in - and then they replaced it with a smaller 2 seater (instead of 3) that was way worse quality.
When we moved out, they tried to charge us for things that were either pre-existing or their own maintenance crew had done (they tried to charge us for a fire alarm they’d replaced that apparently didn’t meet fire regulations).
Took months to get our deposit back after agreeing all the deductions - which they tried to get us to pay upfront rather than taking from our deposit. They withheld our deposit on the grounds of needing to prove we’d settled the household bills (which were in my name, not the landlords so wasn’t relevant or legal to do). They also ignored my emails for a month until I was able to provide the bills (which I shouldn’t have needed to do).
I’d give them no stars if I could.
Edit: adding a reply in response to Paul Simon below. We never installed any bike racks at the property or caused any property damage. The property was professionally cleaned before we moved out but we were still charged a cleaning fee.

We have used Paul Simon Lettings to find our current flat, they were extremely professional (Lee, Sarah and Malcolm) and showed excellent customer service throughout the process. They were informative and helpful when dealing with viewings, documents and always responded in a timely manner. I would highly recommend them to anyone who would want to rent or purchase a property.

Avoid Paul Simon estate agency! Extremely rude in replying the email, also they don’t give you right information about the property. They tried to rent us a flat registered as betting shop, we were supposed to pay council tax and bills of a shop instead of an apartment.
It was wasting of time! Avoid them.

If it were possible to give no stars it would still be too high.
Possibly one of the most unpleasurable experiences I have ever had to deal with. If you'd like to see your deposit again or within an acceptable amount of time after you've left the property DO NOT use this agency. I had to chase them for it months after I'd moved out and they were incredibly unhelpful and rude both over the phone and in person. After months of them saying they couldn't get hold of the landlord they miraculously managed to get hold of him the day I called and threatened with possible legal action.
Beware of the clauses in the contract. We had a mice infestation and house fly infestation which we had to sort out ourselves. Once your money has been taken you're basically on your own. It seems as they will go to any length not to help you with anything at all. They refused to give us a landlord reference until the contract had finished.
To be honest I don't know how this company is still in business and when they advertise for staff the criteria must be to be rude, arrogant and unhelpful.
When we moved in the property it wasn't up to standards. The walls needed painting which they were meant to sort. The walls had yet to be painted and our contract is up and we have left. Ridiculous!
On the day we had scheduled with them to return the keys to their offices they failed to mention they would be closed even though they agreed to that day.
Very unprofessional. Extremely rude. The best decision you could make is to go with ANY OTHER AGENCY.

I went to Paul Simon with the hope of an agent to listen to what I needed and just push. Lee is professional and made sure he listened to what I needed. I would recommended Lee for renting out properties. They actually ticked all the boxes and more.
Many agents promise but dont deliver. But Paul Simon do deliver no sales talk that is not realistic. They took pride in renting out our property and will be honest in what they think.

Me and my partner were looking for a new flat to rent and when we find a nice one with this agency we decided to rent it.
We collaborated with Lee and he was really nice and helpful and he answered very quick whenever we had any questions about the flat.
These days it’s really hard to find a professional agency which treats its customers with respect, but Paul Simon Lettings proved that they are one of the good ones, so I totally recommend renting with them.

Absolutely would not recommend letting with them. No idea what the landlord experience is like (probably great as my landlord seemed to only have to do the bare minimum), but as a tenant, as soon as you pay the deposit it's as if they completely stop caring about you. It was like pulling teeth to get anyone to respond to my emails, even when I had serious issues with the flat. On the flip side, they expect you to reply ASAP to any little thing they send you.
In the end, it took ages for me to get my deposit back (because they repeatedly ignored my emails) despite the fact that I'd left the property in incredible condition in comparison to the way it was when I moved in.
Also, I found it bizarre that after I moved out and into my new flat (let with a completely different agency), I received multiple calls from their agents asking ME where the electricity meter for the property was located. (???)

There are very unprofessional staff, they were never able to resolve any problems, you have to send same email them many many times to understand you. I will never ever go to this agent again. This has definitely been my worst experience with a London agent. Some of the houses Paul Simon advertise are excellent, but I honestly don't think they're worth the trouble of having to deal with them. We placed a deposit for a flat we wanted to rent, after having been repeatedly assured that we met all the landlord's and agency's criteria (including things such as being able to prove my income as a self-employed individual) and having seen the property twice and having discussed with the agent thoroughly. Then they started employing all their cheap tactics, such as suddenly telling us we needed to deposit the money within an hour, because then the finance people would be away for 2 days - needless to say the person in question kept replying all through that day and the next one. They were cold verging on rude during our exchange of paperwork, making us worry that it would all fall through. Finally, they decided that even though our income was sufficient to rent the property, we would need a guarantor, as one of us had been working in the UK for less than 3 years, even though there was a contract with a respectable business and probation had been passed (literally every other agent we discussed this with later on said it shouldn't have been a problem at all). We complained and eventually decided to ask for our money back, something that demanded a lot of back and forth and several emails before it was done about a week later, during which time we of course lost the chance of going after other properties. Very, very poor service and as far as I'm concerned lack of honesty and professionalism. Would never recommend to anyone.

Scroll down for real reviews from tenants and landlords. Do not rent with this company. They charge INSANE fees for checks and exit fees. They made us pay an additional entire deposit just to change one tennant. Very poor practice. I'd NEVER rent with them again. Be dubious about 5* reviews- every tennant I've spoken to has felt ripped off by the agent.

I have found Paul Simons to be incredibly responsive and efficient, and very easy to deal with. The team have been accommodating when it came to my many questions. When I originally moved in, I was under a lot of time pressure, and Paul Simons managed to turn everything around quickly. They put an extra lock on my door when requested and have been inobtrusive as lettings agents. I'm now going through the process of leaving the flat, and again they have been responsive and fair. The only negative is the added fees - check-in, check-out etc, but I've dealt with far worse during my last 7 years in London!

Having moved in to our shared house in summer 2015, we extended in summer 2016 for another year. As a group of 5 students studying in London our parents all provided guarantees and Paul Simon dealt with the extra paperwork quickly and helpfully.
All our maintenance issues were dealt with promptly and professionally by Sarah, and also by Lee who was great in making all the paperwork clear for those of us who didn't understand things.

Let me start off by saying Lettings Co-ordinator Sarah Airey is an absolute star.
We have been renting with Paul Simon for two years and have just extended for a third.
Sarah is incredible, if ever we've had any trouble with anything, she is absolutely fantastic.
Any normal issues you would find when renting, Sarah is quick to resolve, and looks for solutions to problems, without any time wasting.
I feel comfortable in the knowledge that I'm able to call up and have any issues resolved.
In regards to the property as a whole: we love our house and any issues we have had, as previously mentioned were resolved quickly.

Paul Simon are good at sales, but I'm afraid that's where the customer service ends. Once a contract is signed, the service is embarrassingly unhelpful. Whoever answers the phone, really shouldn't. The employees dealing with contract renewals, really shouldn't and the person that was in the office for our initial contract signing is everything that is wrong with lettings agencies in London. On a good note, luckily we had a lovely landlord so did not have to speak to Paul Simon too often. Hopefully, today's news of banning renewals fees will be the first step in controlling unfair renting in UK.

The lettings manager, Lee, rejected to rent to a couple that in total earns 41K because only one has an income. We decided that one of us will stay home childminding until our baby is at least 2yo and because we have enough income (5 years contract with UCL) to make this decision.

I have let 4 properties through Paul Simon for 4 years. They inspect the properties every 6 months and send over photo's and a report. They get quotes on all repairs and all seem fair. The properties were given to Paul Simon in very good condition and they have maintained these conditions, Previously we used F******s who were an absolute disaster from all sides.
Any problems from the tenants are dealt with promptly and likewise by ourselves.

I am writing to thank Paul Simon lettings for the excellent service that they provided in my first year as a landlord.
I entered the letting business as a total newcomer (albeit having taken a London Landlord course), and they were extremely generous and unstinting in the time and advice that they offered in helping prepare my property for my first let.
They found me ideal tenants, and responded positively to requests that promoted good neighbourly relations (eg in removing the Paul Simon letting board from the side of the property).
My payments have been regular, and they always contacted me before committing me to (albeit necessary) expenses. Thankfully, not much has gone wrong with the house after the initial improvements!
Whenever I wanted to meet them, they made themselves available on site, and throughout the year I have received enormous support when I needed advice, eg about building my extension or dealing informally with the tenants.
It sounds negative to say that I cannot fault the service that they offered. So, instead, I’ll say a thank you to them for making this venture so easy.

My expectation of service with estate agents is pretty low but PS agents are another level of low.
They give out the addresses and times and then tell you it's your fault.
I had someone called Katie who when she sent me to an address half an hour in the wrong direction just disregarded it as nothing and told me the properties had gone!. As if we all have endless supplies of money and time to be travelling to the middle of nowhere in our precious free time.
If I had a choice I would never use agents. DEFINITELY NOT PAUL SIMON. The worst I've ever come across...so far

If I could give no stars, I would. I won't go into detail about the awful service as I do not want to waste any more of my time talking about them. However, right from the word go, the staff were rude, condescending and ignorant and were not prepared to help any of the proceedings go smoothly. Throughout the tenancy when trying to get hold of them, they would regularly transfer me to other members of staff/hang up on me without warning. WORST OF ALL, they sent us an official letter telling us we had breached contract and that they would be taking possession of the property, when in fact this was untrue and the letters were sent 'by mistake', something that would not have been explained to us had I not phoned them up and questioned them. I moved out of their property over a month ago and have only just started proceedings in getting our deposit returned to us. Having now rented through a different agent I can confirm that most of their procedures were over the top and unnecessary, even if they did believe what they were doing was 'common practise'.
If you are looking for a smooth and stress free rent in London, Paul Simon is not the estate agent for you. I look forward to never dealing with them in the future.

Failed to properly repair a faulty boiler for 5 months. Had no warm water / substantial heating throughout the entirety of the winter period.
Never replaced my house key which they took on the second day to get repaired, has been mentioned on multiple issues.
Distances themselves from any liability, but more than eager to pursue you for yours.
Any form of paperwork in any measure on their part incurs a charge, first time in 8 years of tenancy I have been charged for "checking out" of a property.

Their homes are nice but in all fairness this is down to the landlord and not the agent that he chooses to represent him.
