Very disappointing experience with TLC Estate Agents and their recommendation

We are leaving this review specifically because Wiszenko Builders Ltd was recommended to us by Toby Brown from TLC Estate Agents. Unfortunately, relying on this recommendation has resulted in an extremely stressful, costly and upsetting experience, including medical treatment following an accident at the property.

My girlfriend hired Wiszenko Builders Ltd to renovate a flat in Chelsea. The project was delayed by several months, and only a few days before she was due to move into the property, she was told that the works would not be finished. As a result, she had to stay in a hotel for an extended period, causing significant additional costs.

There were numerous other problems with the work. The neighbouring property’s granite stairs were damaged during the works, and we were left having to arrange and pay for cleaning. The tiling was poorly executed, cabinets were installed that had not been requested, despite my girlfriend providing photographs showing exactly what she wanted, and a kitchen door was installed that did not match the agreed specification.

The kitchen cabinets were also not installed according to the agreed layout and now obstruct access to the vault through the middle entrance. Stones were also placed against the rear wall, which we believe contributed to mould appearing in her office during the summer.

Most seriously, my girlfriend suffered an accident at the property because a hole containing a dirty-water pump had not been properly protected. She suffered a significant hematoma to her leg and is now receiving medical treatment. We are extremely concerned about the standard of safety precautions on the site.

There were also serious concerns about the conduct of some of the workers. On one occasion, one of the builders brought his 5 year old child onto the property, (whilst doing his works), who was running around the house, despite my girlfriend working from home. We found this completely inappropriate and unprofessional.

We have also discovered a serious issue concerning the dirty-water pump. The documentation and evidence we have indicate that a pump costing approximately £50 from Screwfix was installed, despite an agreement for a pump costing approximately £3,000 to be supplied and installed. This matter, together with the other issues arising from the renovation, is currently being reviewed with solicitors.

We are also extremely concerned that, to date, Peter Wiszenko has not provided a formal contract or a single invoice for the works. We have messages in which my girlfriend was repeatedly asked to make payments in cash. On another occasion, an electrician, Robert, requested £4,000 for work despite there being a different amount agreed and confirmed in writing. No invoice or written confirmation was provided for this additional demand.

Our disappointment with TLC Estate Agents and Toby Brown is particularly significant because we relied on their recommendation when choosing the builders. We expected that a professional estate agency recommending a contractor would have carried out appropriate checks on the company before recommending them to a client.

We are currently preserving photographs, correspondence, messages, payment records and other documentation and are discussing the matter with solicitors.

We would strongly recommend that anyone receiving a contractor recommendation through Toby Brown or TLC Estate Agents carries out their own independent checks and insists on a detailed written contract, invoices and written specifications before allowing any work to begin.

We are posting this review to share our experience and to warn other property owners in Kensington and Chelsea to carry out their own due diligence. The matter is currently being reviewed with our solicitors and may ultimately be determined through legal proceedings.

This review reflects our experience and the evidence currently available to us....
