4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Was lovely to meet the team, was lovely to turn up yo sandwichws and beverages and lovely venue. Thank you Concentric Team

As first time buyers we were a bit lost but the whole team were helpful, professional, and made the whole process as easy and stress-free as possible. Communication was clear throughout, and nothing ever felt like too much trouble. Sian was a huge help and made the mortgage application feel so less daunting! She was amazing. What can I say he was very knowledgeable he explained everything to me from start to finish. Sukie sorted my company mortgage out just like saying not to worry all will be done which he did not disappoint very impressed. If anyone is looking for new/ remortgage I will suggest go to Sukie he will sort it out. Sukie thank you so much and will see you soon with my other project's. Top man

I can call at anytime and they will resolve any queries or issues I have immediately. They know the background of all my properties which helps with any dealings. I cannot recommend them highly enough. The team there is amazing, which is a testament to Meg, the Lettings manager. Thank you, Meg, Holly and Freya.

4th Mar 2026 (12 days ago)Used to be a 5 star review and they at least pretended to care at one point. From 2021 to about 2023 any issues I had were taken seriously and resolved as soon as possible. However since late 2023 they've really fallen off. -Emails go unanswered for weeks if answered at all -It can take ages to get through to anyone on the phones. -More and more tenants of the building were low life druggies which made the once pretty pleasant place more undesirable to live in. I would stay far clear of renting any properties that these lot manage and I'm glad I've now left

She helped through the whole process from viewing where she told us everything that had to be done at the property which was geniune till completion date. She was a very good person and she went above and beyond to help us buy this home. She was always there when we needed her and answered all the calls and questions we had. She was really patient and polite understanding our needs through the whole process and helped out whenever she could. She tried as much as possible to get the whole process done as soon as possible by giving us updates from the sellers solicitors. 18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
