Unfortunately, the agent forgot the keys to the house, which cost me almost 2 hours of lost time during the work week. I understand — things happen. But I can't recommend this agency to others. I hope they improve their checklists — maybe QR codes for keys with in-app checks, like delivery services use, so nothing gets missed or mixed up.

They were incredibly patient and supportive throughout the whole process, especially as we had quite a few questions and wanted to view the property multiple times.<br><br>Even when things didn’t go as smoothly as we had hoped, they remained extremely helpful, professional and understanding, always doing their best to move things forward. Their communication throughout the process was excellent — clear, responsive and reassuring.<br><br>Buying a property can be a very stressful process, and we genuinely feel that without Adam and the team’s great communication, patience and support, things could have been very different.<br><br>We really appreciate all their help and would highly recommend Adam and the team at Ellis & Co to anyone looking for a professional, helpful and reliable estate agent. 17th Aug 2026 (24 days ago)Highly recommend Stanfords to anyone in the Forest Hill / Dulwich / wider SE London area. We spoke to four different estate agents in the area, and it was clear from our first meeting that Stanfords’ service was knowledgeable, professional and proactive. Throughout the process of selling our flat, both Alex and Grace were an absolute pleasure to deal with and were extremely quick and thorough with all communication. If you’re considering selling a property in the area, we wouldn’t hesitate to recommend them.
24th Sep 2022 (3 years ago)I really wonder how come they have so many 5 stars reviews when they did not prove anything else other than unprofesionalism and unable to schedule viewings. They showed up on a Saturday unannounced and the agents can’t seem to get the times right. No cummunication whatsoever other than the automatic email confirmation. They do not reply to emails and do not care about improving their services. I am running very low on patience because of them and definitely this is not how you should do business.

7th Nov 2022 (3 years ago)Worst experience ever. Please avoid Dexter if you can. 2 days at 15 degrees. 6 weeks back and forward with maitenance team. Gas leak in between. Boiler still not working. Bad management and worst professionalism and rude communication. Manager office said in writting: “if you don’t like you are welcomed to leave the property” in reference to not have warm water or heater. They only provided electric heater the first time at 15 degrees because we requested. Second time, second day at 15 degrees and still non-responsive.

He was incredibly responsive, supportive and always went the extra mile to do whatever he could to help move things along. Nothing was ever too much trouble, and his communication made the whole experience so much easier. I’d highly recommend Stuart to anyone looking to buy or sell a property.
5th Sep 2026 (5 days ago)Very disappointing experience. I had a viewing booked for 3:25 pm and had travelled around 1.5 hours to get there. Before 3:00 pm, I called to let the agent know that due to Underground delays, I would be around 15 minutes late.<br>I was simply told that the viewing could no longer go ahead and that I should rebook for Monday or Tuesday, with no attempt to accommodate a slightly later arrival that day.<br>I understand that being late can affect their schedule, but I gave more than 25 minutes’ notice because the delay was outside my control. After travelling such a long way, I found the way this was handled extremely inflexible and disappointing.

From the very first viewing, they were extremely helpful, professional and understanding.<br><br>The entire process was incredibly quick and smooth. They kept us informed at every stage, responded promptly to our questions, and guided us through everything clearly. Everything was handled efficiently and accurately, which made what can usually be a stressful process feel so much easier.<br><br>We really appreciate all the help and support we received and would definitely recommend them to anyone looking for a professional, responsive and reliable property agent. It took us maybe less than half a week to go through all the checks needed, reserve the property and have the contract signed. It has been such a pleasure to work with Oliwia. She has been extremely helpful and went out of her way to help us with all the questions we had and made a process that is normally very stressful extremely easy. We are very excited to move and just want to say thanks!! X

They were honest and realistic about the price and expectations, which gave me confidence from the start and made the whole process straightforward.<br><br>A special mention has to go to Nathan Robinson, who was absolutely superb throughout. He was courteous, friendly and professional, and genuinely went above and beyond to help us. Nothing ever felt like too much trouble, and he was a pleasure to deal with from start to finish.<br><br>We would happily recommend the team, and particularly Nathan, to anyone looking to sell their property.

They are a lovely bunch of people who provided an excellent service from start to finish.<br><br>From our original meeting, where we discussed the property, our expectations on price and how the market was performing at the time, we immediately felt at ease with Tom and his team.<br><br>The photos and videos really showed off the house, and as we have what can only be described as a “hobby room” — complete with a slot car track, lots of cars and paraphernalia, plus a painting station — Tom did a great job of explaining to potential viewers that it was actually a large double bedroom and not just a man cave!<br><br>My main gripe with estate agents is communication, or in some cases, the lack of it. When you have found your perfect house and are waiting for your own property to sell, being kept up to date with viewings and feedback is crucial — not only to the sales process but also for your own peace of mind. Again, the team were fantastic on this point.<br><br>I particularly liked the fact that they had a dedicated team member, Clare, who conducted all the viewings. Clare visited the property herself and asked lots of questions so that she could answer anything potential buyers might ask. Some agents will send several different team members to viewings, sometimes without them having even visited the property themselves.<br><br>When it came to negotiations, Tom secured us a fair price considering the current market and kept us fully informed throughout all the conversations, allowing us to make informed decisions.<br><br>Finally, Thomas James have a dedicated “finisher”, Elliott, who took over once the offer had been accepted. Elliott had a pretty hard time dealing with the agent for the people we were buying from, but he handled it with ease, kept us informed throughout and ultimately got us over the line.<br><br>All in all, Thomas James may be that bit more expensive, but we genuinely feel the service they offer is worth the extra ¼%. We have already recommended them to a neighbour, and wouldn’t hesitate to recommend them to anyone else looking to sell their home.
